A home is the largest purchase a person makes. If the paperwork says snow shoveling is covered by the HOA and it turns out not to be true, you have to make it right. It is not the buyer's fault.

Horrible brokerage. They may seem very nice and sweet at first, but they are very dishonest and sly in real. I dealt with Jessica Smith, She's a disaster to say the least. I learnt the hard way later in the game when we were towards closing. Horrible with the due diligence, negotiating and in cooperating with the other side. She engaged in complete illegal actions and was about to kill the deal, thankfully the agent on the other side saved the day. Its shocking to me how an agent desperate to get her commission could screw the world and break the laws, to earn a few dollars.
