I currently reside at Bracera and love it! The staff is always so friendly and helpful. I also love how engaging the office is with residents. The grounds are kept so nice, it’s within walking distance of everything we need and the noise hasn’t been an issue yet! Needless to say I am a happy resident :)

My family and I had a wonderful experience at Bracera. The management is very pleasant and doesn't harass you. Neighbors are very nice and friendly. As for the motorcycles, I never heard any And lived right next to them, I was never wakened by it. Lots of children in these apartments and yes they are noisy...but they are children that are just playing and enjoys the outdoors. Lots of complaints coming from
People about the construction noise and so forth, but know that upon moving in, yet still complain. Great place to live! And they do honor their military:)

We moved to Bracera in February and are delighted to be here. The complex is beautifully maintained. The office staff and maintenance team are outstanding. Everyone we have met is so friendly and pleasant. Thank you for making us feel like we are truly "home".❤👏❤👏

I lived at Bracera for a year, the grounds were kept very well! The landscape folks come around every Wednesday and cut the grass, so keep that in mind when working from home. The windows do a great job at keeping the noise out (almost all noise).

The building was built in like 2015-ish. For being in the area and somewhat close to Seattle, the apartments are HUGE. They are definitely worth the monthly rent for what you get versus a 600 sq foot apartment in the city and living like sardines. We loved that each floor had only two apartments and we were lucky to have great neighbors the entire time. You can make the place your own, just be sure to do a great job on returning it to normal in the end.

Parking is ample. I work from home, I only ventured out on weekends and still had spots open when we got back late. The only traffic you will see are the cars pulling in and out the complex.

The area is ridiculously safe and really close to all shopping centers and access to the highway. We felt comfortable going out at night and walking around the neighborhood after sunset. The community is gated and close at 6-ish on weekdays and closed on weekends.

I’m not sure why the negative reviews. We kept our place really clean (we are clean freaks lol) and annotated everything on the move in form and went through their checklist very carefully for the move out. We even hired in a cleaner to make sure the apartment was spotless and filled in holes where we had TVs hanging. We got our deposit minus some from the time they spent painting.

Tip: go through the move in form carefully, take pictures of videos on your first day. On the move out, they are sticklers on cleanliness, follow the checklist carefully. Ask when the last time the carpet was changed out, they swap them out every 5 years, so you don’t get hit with a unexpected carpet fee. Ours was oldish so it was at its end of life or nearing it. Let management know everything via email, helps you keep records. In the summer take a swim at the pool. It’s never full, relax and enjoy the area.

We were sad to leave but hope to visit our friends soon

Also the staff were super friendly! Austin, Shannon, Lindsey and the new person there.

I've spent 1 year at Bracera Apartments and although overall the community is great, the noise levels are really what kills the deal. It seemed quiet at first but as summer rolled around and construction became a daily thing, the noise got out of control.

The houses around the A apartment are being built now and they've been making a lot of noise, even starting before 8am! It's very hard not to notice saws and nail guns going off. Yesterday it was nothing but blasting music...

In the complex itself, they seemed to have cut corners on sound dampening as you can hear people talk through walls. Now my next two apartments this is also an issue but even there at older buildings, the noise levels seem much lower compared to Bracera. One last thing, the doors are the worst! They are solid and spring loaded so if you don't hold them, (and almost nobody does so it seems...) they slam, and shake the whole building!

Management and repairs were very professional, no complaints about any of that. The things I did report to be worked on were fixed within 24 hours in most cases. The apartments themselves are very nice in terms of design. You'll get some good appliances, included microwave, and good quality ceiling mounted lighting.

If you can deal with the noise, Bracera is great...I just wish noise levels were lower and that management stepped in to control the people after office hours more.

I had a family member move from Bracera. We had read online reviews and were concerned. However the move out process was smooth, the management and maintenance staff were excellent. We did a complete walkthrough with maintenance and he completed all paperwork in front of us. We did clean the apartment thoroughly and my family member received her full deposit back.

They kept our entire $500 security deposit after just a 6-month lease, and then charged us an additional $62 on top of that.

Even after paying the extra $62, they STILL sent us to collections for the $562 we’d already paid. The collection agency has been trying to call them for weeks to verify that we’ve already paid (we have bank statements, copies of checks, etc), but they say the manager there won’t answer their calls.

If you’re thinking about living here, I would reconsider.

Staff was really nice and the apartment grounds are kept well. My only complaint is the way moving out goes. I would suggest you do a walk through when you are ready to to vacate and ask to sign a form with all the charges itemized. They said I left urine in the toilet and hair in the bath tub, and I would not ever do that. Also they said they did three hours of painting and I lived by myself and didn't have any scrapes or dings in the wall. I did run out of time and didn't clean the kitchen as well as I would have liked and left a drawer of utensils and they were kind enough to call me and save the utensils for me. I just didn't have time to argue the charges, so paid for the cleaning and painting charges. All in all staff was great, I just didn't see any way to prove that I didn't leave the place in disrepair/dirty. I even washed all the baseboards and ledges around the doors every couple of weeks and kept the place very clean. It is embarrassing that now they think I would leave urine in the toilet and hair in the tub since I wouldn't do that even if I wasn't moving out. SO... again, take the time to do a walk through right before you leave and get it signed off. If it wasn't for the move out experience I would have given it 4 or 5 stars.

There is a resident who chooses to ride his loud motorcycle in the early hours of the morning and warms it up for 15 minutes before he rides it. Nobody has a good day when your young kids are awake at 5 AM in the morning. If it's not raining, you can count on being woken up between 5 and 5:30 AM if you live in one of the three buildings near this character.

This community was built in 2014 and we were one of the first residents to live here. The staff is very nice and the apartments are equipped with a full size washer and dryer. The location is very convenient. We are close to the highway and shopping. There is a small swimming pool and workout area available for use.

The noise from upstairs is hard to take. We are use to a house and you can hear noises from upstairs very plain. We just got here and hopes it will be better.

Currently living in Bracera and it’s very disappointing that the property management is ignoring serious issues in apartments. Currently we cannot using a computer or a vacuum in one side of our apartment due to poor wiring. When we presented the issue the staff were initially helpful, but all attempts to solve the issue were shut down by management. I’ve been told to do my work in the dark to conserve the power. Unfortunately cannot recommend this apartment complex due to the lack of accountability.

This apartment complex staff treats people as though they are non existent. The only employee that was helpful was Adam when we moved in. We only had a three and a half month lease and we paid $2,000 a month for this place. The place was gross. Moving in the carpets were cleaned but should have been replaced, discusting. The walls were patched from the previous tenants wall hangings, we never hung anything and they all need to be redone. The floors were discusting. The dishwasher never worked and they never showed up to fix it blaming it on Covid after calling during the holidays at least 10 times. What kind of management exists in this corporation? What a disaster.

Ryan Mullen- wish I had read your review before I closed out my lease and had my inspection (a day earlier than it was supposed to be, so they came BEFORE I had a friend coming by to clean it). Just received my final notes from them and I too am paying $900 for carpet replacement when I was the only person in a 3
Bedroom apartment for 3 years and barely used all the rooms...I also had area rugs. They say my dogs left an overwhelming smell of urine, but they never even tried to do shampoo first...FYI out of 36 months I lived there, my dogs were only with me for the very last 2 months- hardly an opportunity to "ruin" the carpet to the point of replacement. I also saw dirty written in every line even though 2 weeks prior to final checkout I was told my apartment was pretty clean I shouldn't worry about anything as they have seen way worse. Oh- and when I first moved in he guy commented on how the painters did an awful job and it would be redone after I moved out...then I saw I was getting charged $200 for painting! I am pretty sure that was not from me. My mistake in not taking pics and getting everything in writing. Lesson learned.

I also had trouble with noise from neighbors that was louder than other apartments- super cheap construction. Upstairs neighbor was constantly playing bass too loud and multiple complaints never solved the problem even though the lease itself clearly outlines the progression of measures.

Additionally, the sprinklers left hard water stains on my car that took expensive detailing to remove- the problem was simple to fix as apparently sprinklers were set wrong and hitting my car..even though I complained 3 times over a year, no one ever made a note in my file to look into the issue and no one ever followed up with me.

Last, do not expect anyone in the office to actually follow through with what they promise and actually communicate with one another. On several occasions I had to talk to the ever rotating groups of new staff (that should be a red flag , right?) to get anything done.

I will say some of the staff are nice, but I am now totally disenfranchised with the whole operation after the ridiculous charges on move out. I am a professional (I was actually an administrator with the school district during my time living here), always paid my rent on time, and never had a complaint against me in my entire 36 months. So disappointing that the integrity of the workers is so non-existent. Not a way to keep in business nor, at the very least, a way to attract more young professionals and families who actually are wonderful residents who do not party and cause trouble. So very sad when the bad guy wins on technicalities. I may not be able to get any of charges overturned, but you can bet I will try...if I am stuck paying I will be sure to inform every social media site that their practices are not professional, moral, nor effective. Not to mention informing military posts/bases in the area through their liaison office that they may want to rethink recommending the apartments to their people...and of course informing the BBB. Could be a huge problem for them when so many other new apartments with better practices are being built in the area.

So utterly flabbergasted and disgusted with subpar management. Please rethink signing with Bracera. If this can happen to me, a pretty much almost perfect tenant, it can happen to anyone. I lived in many different apartment complexes and this one by far has the worst most appalling practices and lack of honesty. I have never in my 20 years of renting experienced something as awful as what I got in the mail yesterday. Watch out for yourself!
