Over the nine years I lived in Florida and Sam Carrozza managed my house in West Dundee IL with utmost care. The biggest plus point I have seen with Sam is that he is well connected with the local contractors for any sorts of repairs.

We've rented from Carriage Real Estate for over 2 years. We've enjoyed dealing with Sam. He's honest and sincere. Even when something comes up, he works with us to find a solution. When our stove went bad, he worked with us to get a new one in as soon as it could be ordered. Once, I even forgot to process the rent payment on time (which isn't like me), and Sam understood. Many property managers are just about getting what they want, but when you deal with Sam, you feel like you're dealing with a real human being. I would gladly refer him to anyone I know looking for a place to rent. I'm sure he handles his sales in the same conscientious manner.

I rented a home through Carriage and with Sam for 4 years and had a great experience. It was actually the best rental experience I have ever had from application to deposit refund after moving out. The property and home were fairly large with the expect opportunities for issues, but each time there was an issue my call or text was responded to quickly and the fixes were made in a very reasonable amount of time. The owners of the home were also very responsive to any of the issues. If I ever move back to the Chicagoland area and need to rent or buy I will be working with Carriage Sam again!

Sam at Carriage Property Management has been overseeing my rental properties since 2010. In that time, I’ve had to fix or replace some combination of furnace, washer, dryer, oven, dishwasher, and garage door openers in several different units. It’s a stressful situation when one of my tenants is without an appliance or even heating, however I know that once Sam jumps in to handle the problem, it will get resolved very quickly. He takes immediate action, and I appreciate his quick-thinking and problem solving skills to ensure that we begin taking care of my tenant’s issues right away. He’s very prompt and communicates thoroughly to all parties involved so we’re all apprised as to the stage of completion for the issue. He sees everything through to the very end to ensure everyone’s happy. My tenants and I have developed a great peace of mind knowing that Sam will get any household problem fixed right away. He provides really great service and I’d definitely recommend him to anyone looking for property management services.

This is a passionate review from a lifelong 'renter'. I've chased my tail with other owners and management companies, and I've never felt passionate enough to write a review for any of them, good OR bad. Today that changes.

We rent half of a duplex property in Carpentersville. We started with a different management company, until Carriage took over about 2 years ago. We have been nothing but surprised, in a good way.

This unit was in a livable state when we moved in. It was clear to us that the place hadn't been updated in some time. There appeared to be a lot of DIY projects by the previous management company that were already showing, or eventually started to show, their lack of finesse as they were clearly not done by an industry professional.

I am sure anyone who has rented apartments, town homes, or condos, knows how the scenario around renting can often times be strenuous, with tensions between neighbors, noise complaints, arguments over parking, or repair and grounds services.

When Carriage took over, they walked through our place and listened to the same issues we'd provided to the previous management company. Where we were told previously that nothing could be done, Sam instead said, "Let me discuss with the owners."

And just like that, our services have been scheduled regularly and much needed, probably decades past due updates were performed, i.e. lawn service, heating and air checks/replacements, plumbing, minor dryer repair, basement foundation repairs, window replacement, and a few more.

Carriage looks at the whole picture. When we have service scheduled in our unit, our neighbors also benefit by being scheduled for checkups on the same days.

Keep in mind, this is a management company, who usually manages property on behalf of an owner. They had to convince the owner that it was in their best interest to provide these services/updates to the renters. If the owner had said no, well, that's of no fault to the manager, but in this case, Carriage clearly exercised their years of industry knowledge to advise and convince the owner that is was in their best interest to have these things done.

The sweet, sweet icing on the cake is that they host a wonderful web portal. After paying rent by check, or money order, for years, we were presented with Carriage's portal. From the portal, we can request service, pay our rent, and even setup auto-pay. When we paid our pet deposit, it came up as an official item to pay on their portal. How convenient! I can see my payment history, and there are confirmation numbers. It feels VERY professional and I feel confident they are running legitimate a business that cares about the people they work with.

I feel like there aren't many management companies around like this. This isn't a 'dime a dozen' company; it's the diamond in the rough. If anyone I know ever buys property for the sake of renting it, I would definitely recommend they connect with Carriage to manage it; and I do know people who are making these kinds of business decisions so I really hope that I can help increase Carriage's portfolio someday.

I have known and worked with Sam for many years and have always found him to be a pleasure to work with. He works hard for his clients both his real estate clients and for the clients whose property he manages. He is very sincere and always easy to reach.

Carriage Real Estate and Porperty Management has been managing rental property for me for about 8 years. My only complaint has ever been that Sam bends over backwards too much at times to take care of things that are not his responsibility. He is a caring professional who jumps at every concern immediately. Not once in the time I have worked with him has there ever even been a day between the time he was notified of a concern to the time he and I had it addressed. That's not to say that a part did not have to be ordered to complete a repair, however, ALL concerns have been addressed immediately. Inconveniences happen at times to houses. It is how efficiently they are addressed that counts and Carriage Real Estate (Sam Carrozza) is the best.

When buying a home you have so many things to worry about. The one thing you can do for yourself is get a great realtor. Sam was fantastic, responsive, informative and educated in his field. He gave great perspective and insight and I will definitely use him again.

Very Good company, Sam is very nice guy and very helpful.

Called for a rental they had. As soon as the male answered the phone I got hit with attitude I didn’t even catch his name because of this. As I mentioned the rental address he interrupted and basically yelled at me to hold. There’s no reason to be this rude I wish I would’ve hung up in that moment but I decided to give it a chance. I understand that some places prefer not to have noise but when I mentioned there would be an infant living with me he said “I don’t know about that”with such an attitude. This person will probably deny it because of their high rating, it doesn’t cost anything to be nice since the very beginning I was respectful the whole time until I hung up.

Worst property I ever rented. We have had nothing but issues and have been left without appliances working over periods of a few days or more. No compensation whatsoever for having to make other arrangements. If they manage property like this I could only imagine how one would be treated as using them to buy or sell a house. Never again will I use this company and I would recommend everyone to run far away from any of their properties. Poor service, but love to collect the rent with no issues!
