My husband and I have been renting in Middletown through DPM since last august. I’ve gotta say despite all of the negative reviews people have left through google, we have experienced the opposite! Nikki has been nothing but professional, helpful and responsive. We love where we are renting (although we can’t wait to own our own home) we did extend our lease through august 2021. There were a few things that needed to be addressed in our condo when we moved in and an issue with our fridge (which was replaced promptly the next day it burnt out with a beautiful stainless steel fridge). We couldn’t be happier with the service she has provided us and our experience 14 months later.

After having a shower leak, that we were unaware was happening-effecting the neighbor below- again was fixed without hesitation in an extremely timely manor. The contractors they use for maintenance are so professional and efficient as well. It always makes me nervous having strangers in my home while I’m alone, but I have felt very safe as well.

DPM have been my property managers for over 10 years and I’ve had no major issues. I live several states away and I don’t worry at all about my house in Delaware. Nikki is always on the ball.

Red flag... while viewing the property I mention to Beatrice that the water heater appears to be "newer", and she replies, "I don't know how well any of the appliances work, actually." Me: *blank stare*... strange for a property manager to admit this about her listing. Advertising a home for rent and not knowing the condition of the appliances is crazy.

As if this wasn't enough... the overall condition of the house was filthy. It's unfortunate a property owner would deliver a home this way, and even more suprising that the property management company he/she hired would be ok with It's condition as well.

Considering the homes condition and the neighborhood's condition, I decided to pass quickly on the property.

I contacted them about a property, which happened to have a 30 minute open house the day I contacted them (this was not posted anywhere on their listing on Zillow). I called at 1:46, and the open house was from 1-1:30. When I finally received a call back, the next day, I was told they already had 3 applications and weren’t accepting any others. I asked if being able to pay 6 months up front, possibly the entire lease term would allow me to apply still, and was told I’d receive a call back. Four business days later, still no call, and the listing was removed.

DO NOT USE this company. They are very rude and will lie to you. The beginning of May I found out my tenant had moved out, when I called Nikki about this she said she had emailed me that my tenant had moved out, she did not. Since May she's been telling me that she has someone looking at the house, it's always on a Thurs., then when I haven't heard from her, I email her and it's either they didn't turned in the application or they didn't qualify. After learning from another realtor, they told me my house had not been listed for rent since 2016. Sure enough after checking their website, my house was not listed for rent on their site or anywhere else. I give them thumbs down, DO NOT USE THEM.

I think that they pick and choose what they wanna do because I moved into a place 3 weeks ago through them and it was absolutely terrible they claim it was painted but being a painter of 25 years it definitely was not painted. But the other issues they have taken 3 weeks to take care of and these are safety issues like my handrail out front come straight out of the ground and fall over, the front door Threshold is completely rotted out and is falling apart to the point my children trip on it and fall out the front door the deck that in the back about 15 feet in the air has rotted boards, spindles and handrail scared that my kids will fall through water heater pipes are all rusted about to burst. I also have a bathroom I can not use due to a broken flapper and bad shut off valve I mean this is ridiculous considering I pay 1400 a month

I just recently started working with them. I was looking at a property. My old landlord said that I owed money,but i went to court with him and won. I gave my fee for the place and I was told by Nikki that all I needed was September payment, this was back in October of this year. And then I would be approved, Long story short I never got approved and or the house. And she has no proof from my landlord except this email,when asked if she wanted my proof she told me no. Smh. So I basically feel like I just got played out of my money and she was never going to let me move in.

Nikki is ghetto and vindictive. I have NEVER met someone who was as miserable and petty as this almost 50 year old hood rat. She will DEFINATELY lie to your face and take your money! And will have it out for you like its personal and not business, has that miserable look on her face and will look you up and down like shes 17 years old, and all the while shes not handling any business, home not inspected, her credentials expired and the list just grows. Lastly all I can advise people that encounter her and her wickedness.. Do not let a thing slide, file complaints with the necessary avenues and while your at it inquire as to why her public information comes back with at least 5-6 different aliases shes used in a lifetime. So yes check her out and file complaints with the necessary parties, I sure would like to know how Patterson has her in a position to pull peoples cbr's and she looks a hot con artist mess with these aliases online herself. I can't wait to get feedback because that is a mess. BEWARE RENTERS!

Bunch of crooks and liars! The communication is terrible and will take to court in a blink of an eye. They make it clear that they don't have time or desire to work with you. The secretary, Alicia or Alysha, sounds nice and sweet on the phone but she's sneaky and untrustworthy. She eighter doesn't give your messages to her boss, Nikki, or they are both playing nasty games with tenants. Stay away if you can!!!

I wish I could give them ZERO star. Horrible management. Nikki is a liar, manipulative and absolutely evil sorry excuse of a person. She will lie on you in court and give them false documents with false infos. She has no problem throwing you and your little ones out on the street. I DO NOT RECOMMEND, PLEASE SAVE YOURSELVES THE STRESS AND MENTAL BREAK DOWN. Disgusting!

Do not use them as your management company. They seldom communicate with you or other property owners and when they do, they have poor unprofessional attitudes. You call them to ask a question and they act like you are annoying them as in "how dare you call us?". You have to call them several times before you get a return call. They take your fees but do very little in return if anything. Also, when you send them your check, they usually will not cash it for upwards to a month or longer. I've had to wait 2 months before - floating a check because they had not gotten around to cashing it yet. Their staff unprofessional and not one of them knows the first thing about running a successful business.

Do not leave the apartment until you are sure that the representative of this company has accepted this apartment with you Otherwise, they will give you an invoice with full of lie.

1. November 2019 Rent Late Fee​$52.50
2. Charge for removing Tenant’s items left in unit​$200.00 ( I left only the mattress)
3. Charge for removal of furniture left in dumpster​$200.00 (I left only the mattress)
4. Charge for cleaning, unit left in very dirty condition​$200.00 (The mat was originally dirty; several times I demanded that they replace the mat, but the owner flatly refused.)
5. Charge for replacing damage stove​$600.00 (I did not replace only the stove heads because they wrote in the letter that if we ourselves do not replace it will cost $ 40)

Horrible customer service. Called to set an appointment to view a property cause they show by appointment only. Called 2x last week to set appointment my name # was taken and told I would get a call back to set time. Never did so I called today was told they are no longer taking appointments but will add me to waiting list. I asked why I was never called back lady who answered phone got smart and said you dont wanna leave your name and #? I just hung up I gave it twice already to HER and never got a call to set an appointment now they only taking back ups?

If you want to live in an overpriced house infested with mold that hasn’t been cleaned since the civil war then Delaware property management is the place to go.

Very rude & unprofessional personal etiquette in regards to showing available properties!! Very inconsiderate
