I met with my agent James Packard and he went over everything I needed to know and answered my questions before signing any paperwork and starting my home buying experience.
When we got started he got me signed up with a home search app and I found it very helpful. He could know what I was looking at and interested in. He reached out to me within a couple days and had a list of houses that I may be interested in based on what I told him during our first meeting, what I told him I was interested in and my searches on the app.
He was willing to look at as many houses as I was willing to look at in a day. I think we we looked at eight houses one day and the next day we looked at another eight. He was patient and allowed us to look and answered questions we had.
He seemed to work well with other agents and companies to make the search smooth and convenient. He had printouts of the listings for to keep and write notes on while we looked at a property. I found that very useful at the end of the day when we had him showing us so many properties in a day.
After three days of searching we found the house we wanted. He started the process of getting us into the home. Again he seemed to have a great working relationship with the other agent. He kept me updated all the way through the process of making the purchase. When we got close to closing he arranged for us to meet with the other agent and do a walk through and discuss any issues that needed attention before closing so the seller had time to take care of them before the final walkthrough.
The day of the closing he was there with us for the walkthrough and then went with to the closing.
He contacted me after I moved in to see how things were going and how we liked the house.
Overall, I really felt James cared that my home buying experience was positive. In my opinion he worked hard for me and with me. I always felt he was trying to help and guide me, not tell me. I really like that he seemed to have a good working relationship with all the professionals that were involved in the process; agents, loan and closing professionals. I would use him again and have recommend him to others.

James Packard went over and above the call of duty. We had several issues making our home search a challenge. First, we lived in Nebraska and wanted to move back to Minnesota, so we had to deal with a long-distance move. My wife is disabled so that put an added dimension in our choices of homes. And, oh yes, there was a pandemic going on. We were driving up to Minnesota every weekend until we found a house. James helped narrow down our selections so we could find the best options of price, location, and accessibility. He quickly got to know us and see what features would be important for accessibility issues and was able to add suggestions and stating that looking at features what houses would not be a good fit for us. His background help to understand my wife’s needs and helped line up house showings keeping health and exhaustion in mind. His concern with her health and safety was genuine. We had to drive up to Minnesota 3 different weekends to look at houses before success. He kept in constant contact during the week to help with the plan for the upcoming weekend. James was always quick to return messages when he did not answer the phone. With his contacts, he also helped us find a long-distance mover that ended up saving us a couple thousand dollars. His knowledge of the market and city was valuable. We will highly recommend working with James if you need an agent.

James Packard was very professional, knowledgeable, and responsive as my listing agent! He walked me through the selling process step-by-step, made sure I knew what to expect, and offered expert advice, which made the process go very smoothly. He also had my townhouse under contract in less than 48 hours! I highly recommend James without hesitation!

Jim “Bromo”, hired me to inspect a property for him and his client. After I walked them through the house and explained what issues the home may in-cure in the future, I was thanked for the hard work. However, unknown to me, Jim did not enter into a contract to purchase the house. After I spent the time inspecting the house and physically walking them through it, they no longer needed my report to determine if the property was right for them and decided not to pay me for the work. This is just shady and shameful of Jim. I contacted James, Realtor and Office Manager, and he comes across an more ethical but even acting as the Office Manager, can not reel in the unethical practices of the rest of the realtors in this office.
