We first hired a realtor who was working at one of those huge, national chain real estate companies. He was the friend of a friend, and a really super nice guy. He showed us comps and got us started showing the house before we moved. But we didn’t get any offers, and he didn’t stage the house after we moved out a couple of months later. Turns out, being super nice is not the most important quality in a realtor. After six months of waiting, we hired Debby, and it was a game-changer. Debby worked with us to set a price that was more reasonable. Then she really went to work. She suggested a pre-inspection since it was an old house—a terrific idea that helped us know exactly what we needed to fix or upgrade. Debby has the in-town connections and got work done right away. We had full confidence that the work was being done right. She staged the house simply and beautifully just by adding a few key elements. When we finally got offers, she was a tough negotiator; you want someone with her decades of experience working for you! Her guidance was spot-on, always. We have known Debby Auble since 1986 - she was our realtor that helped us find and buy a house near the UIUC campus, in Urbana. Five years later, now with a 2 yr old daughter, we wanted to sell that house and buy a bigger house away from campus, Debby again helped us - sell our Urbana house - within a few months - and find, then buy a dream house in Cherry Hills. Debby was very professional, incredibly knowledgable and extremely helpful in all of these processes.

We lived very happily in our Cherry Hills house for almost 30 years. When both my wife and I retired, we wanted to move to Washington state to be closer to our daughter and her family. When we first moved to Urbana from New Jersey, where real estate prices are much higher, we saw a house that we liked and seemed very affordable compared to what we were used to. Many realtors might have been happy to get a quick commission, but Debby warned us that even if it seemed reasonable, the house was really substantially overpriced for Urbana. Then, she had gotten to know us well enough that when the right house at a great price came onto the market, she knew that it would not last long and helped us act quickly to get it.

Her work has also been amazing on the selling side. With Debby, we were able to sell both houses very quickly and at our asking price. She has a great ability to “stage” a house by making small and efficient adjustments that make the house appealing to buyers. Even more important, she helps handle the numerous maintenance and other crises that can arise when selling a house, especially an older house. For example, when we sold our farm house with her this summer, we learned from an inspection that we had a significant problem with our well that was not easily fixed. Debby had to closely oversee the well professionals to make sure that they resolved the problem in time to not jeopardize our sale. This sort of thing happened several times in our sales – whenever a problem arose, Debby unflappably stepped into the breach.

As noted at the beginning, I have dealt with many realtors, and none have been remotely in Debby’s league. Whether you are buying or selling a house, I cannot recommend her more highly.
