To anyone reading this "review", I want to clarify: THIS PERSON IS NOT MY CLIENT, NOR WERE THEY EVER MY CLIENT.

They purchased a property I had listed for a client. Michigan Title Insurance Agency was the title company used for the title work and closing. Title held back money for the final water bill escrow. TITLE told us all bills were free and clear and that we were clear to close. The buyers switched over the bills into their name BEFORE closing and BEFORE occupancy.

After closing, a garbage pickup bill was sent to the home and my clients' portion for this was roughly $250. I sent her the bills, reached out repeatedly; and did my due diligence. I can't force someone to pay their bill. I can only make sure they are aware of it and what possible ramifications can arise if it isn't paid.

The reality is, my client PAID the bill IN FULL. The buyers (who left the above review) were never out a single penny for anything from the sale of the home. In fact, my client provided them with over $3,000 in seller concessions to cover the cost of a repair.

"What precedent Joseph?"

The precedent of not paying other people's bills and bills that are not mine. I pay my bills, all of them. I have a family with mouths to feed. I'm not putting a mark on my head that says "don't pay your bills and Joe will do it for you". And I advise all other agents to do the same.

These clients are leaving an unfair review for me over something that has nothing to do with me. The TITLE company (which is hired to provide several services, including making sure that all final bills are paid in full at closing) is handled. When the TITLE company says we are clear, then we move forward. If anything, the buyer's agent and/or the buyers themselves could have easily checked the balances (since they changed the utility account information over to their name a week BEFORE closing), checked to confirm that the balances were in fact, ZERO, and if there was an outstanding balance, provide that information to the title company to make sure it was paid in full before closing was complete. But neither the buyers nor their agent did their due diligence. Instead, they are just coming on here to harass a businessman and family man over literally $250 that wasn't my responsibility to begin with.
