I'd like to write this review of Stephanie Hays and Jeff Hornig. Stephanie represented the buyer for the sale of our house. We made a counter to the buyer's offer and Stephanie accepted it in an email. When the purchase agreement was drawn up, she claimed a 'misunderstanding' even though her email indicated clarity about what was accepted. We decided to go through with the sale in order to avoid protracted issues. However, I wrote the manager of her Office--Jeff Hornig about this. He ignored my emails. This errors and omissions indicate to me extremely poor performance on the part of these 2 individuals. Buyer (or seller) beware!

I contacted the Managing Broker of the Edina office, Jacob Smith, about a conflict of interest issue with a real estate agent. I discussed it in detail over the phone with him as well as in an email (with copies of email exchanges between me and the realtor). I was considering filling a complaint. He asked me to hold off on filling a complaint and said he would call me back in 5 days. Six weeks later and I still hadn't heard from him.

Here is what happened with the agent...
I was a repeat client for several years. Two months ago while I was searching with this agent for a house to buy, she texted me about a property she was listing after the prior closing fell through. I knew this would be a dual representation situation but I trusted her. However, the agent did not represent my interests as a buyer at all. The agent showed me the property and we rushed an offer the same day without an inspection contingency, she said that the property had been already inspected and supposedly everything was fine. However, during our walkthrough, the agent casually pointed out the potential presence of asbestos ceiling tile on the basement as if she had just noticed it. When I later requested for the sellers to let me test for asbestos at my own expense they refused, the closing fell through, and the agent kept my $4000 earnest money for the sellers (whom she was representing as well). I later found out that my agent had represented the sellers when they originally purchased the property so I don't think she noticed the "potential asbestos" for the first time when she walked through the house with me. She should had advised me to include the asbestos testing in the purchase agreement instead of waiving the inspection. As a buyer I should be able to trust that my agent will act in my best interest...
