Our small condo association was referred to Condo Financial Management, Inc. when our previous bookkeeper was retiring. As it turned out, transitioning to CFM was an excellent choice.

In the many years I worked closely with CFM, as both a board member and association member, I was always impressed with their professionalism and extensive knowledge on working with HOAs and COAs. Our CFM team was always quick to reply to communication and helped guide us each step of the way to make sure we were always current on managing our association.

Stacie, Linnea and their team maintained professionalism at all times, including when members of the association were not at their finest. They were patient and kind and always did their best to educate association members.

I wholeheartedly recommend CFM.

I was part of the board that hired CFM and also worked with them when I was not on the board. They are bookkeepers but they are also so knowledgable on all the Laws regarding the running of an HOA. (Davis Sterling)They are thorough in their presentation of the budget. They are patient with the homeowners that do not have experience planning and looking at a budget. They are on time and always have any paperwork we need in order when we need it.
I absolutely recommend this bookkeeping firm!

I worked closely with this company as a member of our condo board of directors for 6 years, 4 of which as president. I found them to be very professional and, in particular, found the owner/accountant, Linnea Juarez, to be very knowledgable and up to date on the California Civil Code laws that apply to condominiums. They were always very responsive and remained objective in their advise. They were fastidious about following rules and laws and were often available for consultation after regular business hours and weekends, if needed.

Our HOA has been a CFM client for five years. For four of those years I was on the Board as President and, for three years as Treasurer.

Our HOA had suffered through several years of dreadful management. Through the inattention of a do-nothing Board and poor management by property managers, our finances were in shambles — tax returns not filed, annual CPA audits not done, monthly accounting records inaccurate and missing, governing documents out of date and out of compliance with Davis-Sterling, reserve funds completely depleted, individual homeowner accounts overdue, there was no budget for the current fiscal year.

A new Board was installed, the incompetent property/financial managers were fired, and CFM was hired. CFM came highly recommended by other Associations and property managers. Within months they exceeded all expectations. Not only were our financial and accounting affairs put in order, but many management issues were set on the right track. Under Linnea’s guidance, a special assessment was unanimously approved by the homeowners to replenish our Reserve Fund, the governing documents were brought into compliance with Davis-Sterling, a long overdue Reserve Study was initiated, a budget was developed and approved by the homeowners. Linnea also assisted us in hiring legal counsel to deal with several management issues, and she guided us in the process of hiring a competent property manager to manage the maintenance and upkeep of the building. Linnea’s staff at CFM do a professional job every day keeping our accounting and financial affairs in order. Linnea herself, is invaluable in the overall management and administration of our Association. Our financial health is excellent — we are in “good hands” with CFM.

Anyone would think you can trust an HOA to manage their online bookeeping platform accuratly is wrong
They do not.
They send requests for extra payments without justification and always assume they are right.
Keep a system of records in place for protection otherwise they will at ease rip you off at the rate of $500 for an extra month

I feel compelled to post this feedback in the hope of saving those whom may be considering hiring this company your time and energy evaluating. I did not choose this company and wanted to share why. The primary strength and selling point is their knowledge of Davis-Striling HOA regulations for California and general HOA operational policy and procedures, as evidenced by the one and only reference of six which returned my call. When I asked the reference what the company does well and what can be approved the reply was that “they really know the Davis-Stirling stuff”. During the short referral call I received no feedback on the company’s accounting and finance services and abilities. While compliance, procedure and code working knowledge is good it is not the business they advertise; they advertise as HOA financial management/accounting. Further, showing off their knowledge on Davis-Stirling camouflages any shortcomings in their primary service offering of financial accounting/management. Another reason I found this company unacceptable is the owner, Linnea Juarez, as she is very aggressive as well as arrogant feeling her knowledge on Davis-Stirling trumps the need to be customer first and satisfaction oriented, and to be transparent and forthright about fees, costs, systems, and procedures. I would think a bay area Silicon Valley company would understand and recognize that underlying systems, authentication, data flow, and interconnects including data security and encryption are reasonable information to voluntarily disclose not to mention provide when requested. Last, I kept having the feeling this company positions itself in your operation in order to up sell other services, which I confirm when I reviewed BBB and online reviews. This company looks for every opportunity to add services and thus invoice charges above and beyond the agreed contract which was confirmed by a review which stated “they nickel and dime” you. Because of all of the aforementioned reasons I highly suggest you save yourself time and stress by looking at other companies. Recommend the owner takes this feedback seriously and change. This is the worst company I have dealt with in an HOA for financial management. The proprietor got involved in our HOA politics for a special assessment and bungled a state regulated election. This will potentially cost a lot of legal fees to unwind. Unbelievable arrogance and contributed to internal disputes in the HOA that could have been avoided. The employees who do the day to day stuff are very nice and effective. This is a leadership problem.
