Although we didn't end up purchasing with Ben, he was easily the most knowledgeable, helpful and has the best go-getter personality. I would strongly recommend Ben Hanf as your life long Realtor.

Unfortunately he doesn't know how to configure assumable mortgages within the listing sale of a property. Though he was advised how they work, he never followed up on researching the issue as well as not writing down the information. As listing the property three times due to the association in which ended up in a hostile take over, if he had gained knowledge for assumable mortgages, he would've been able to sell my property at the full appraised value, or more. Be sure you're asking totally related real estate, mortgage questions prior to hiring this individual as your agent. Good luck. Due to his lack of knowledge, my loss was in the neighborhood of $65,000.00. However keep in mind after three times of frustration between this agent and the association, it was ultimately my decision to move on.

I bought a house in Minneapolis and Ben was the agent representing the seller. We originally agreed on their asking price but required some things to be taken care of. The seller signed the agreement, then didn't fulfill his obligations. We had to hook up our own washer (it leaks because of the sellers cheap fix) and dryer. The fridge that came with the house was malfunctioning but they never tested to see if it works. The seller said they would do repairs, didn't do them, and just expected us to eat it because its a sellers market. Ben didn't hold his client accountable and he wasn't responsive to questions about problems with the house. No front door key and no answer about where it is. No working cable outlets. He and the seller did as little as possible to get the deal done. I'd stay away if you're thinking about buying a house. Don't expect him or his seller to stick to the purchase agreement.
