I'm the type of person who thoroughly researches before buying a product or selecting a service provider. Before I moved to Omaha from Denver, I Googled recommended Omaha real estate agents and I also reviewed recommendations in Reddit. Ben Smail with Better Homes and Gardens Real Estate was a rising standout amongst the others, so I decided to go with Ben.

As a second-time home buyer, my budget range was narrowed down to $280,000-$310,000, looking in very select areas of West Omaha. Ben was great about providing background information about anything and everything related to each of the houses we looked at. He pointed out places for usual wear and tear, relative ages of HVAC and water heaters, and expected results of water potentially affecting the foundation in the basement.

Beyond that, the ball was entirely in my court. Ben guided me through each house we looked at and he let me come to my own conclusions without interjecting his own thoughts outside of things to be aware of.

Ben was assigned to work with us six years ago when we sold our home and moved away from Omaha. We’ve learned you don’t always get into the hands of the best Realtors when they come as random assignments but we totally lucked out with Ben. So when we knew we were moving back to Omaha we took the decision into our own hands and reached out to Ben immediately. And Ben was there to receive us happily. It felt like no time had passed at all as we returned to working together so comfortably just as before. We had a tight window to find a house and put it under contract so the closing date would line up with the sale of our current home but Ben gave us the guidance to pursue homes that would not only work with our timing but also be homes where the seller would accommodate the closing of our home. Initially we were split on the decision of buying a new home or an older existing home and Ben had a great off-market existing home to show us. Ultimately we determined to find new home with a completion date that aligned with our timing and Ben made quick work of that. Once the home was under contract Ben handled all the details of scheduling and attending the home inspection, meeting window covering vendors several times at the house in our absence, and coordinating the final walkthrough. Even after closing Ben has been responsive in helping navigate some final items at the house that needed attention from the builder. Ben is reliable and transparent and enjoyable to work with and we know he always served our best interests. We will gladly work with Ben again.

As a first time homebuyer and someone moving across the country, I wanted someone who could help my wife and I navigate the home buying process in a crazy market from a 1000 miles away.
