HORRIBLE! DEPLORABLE! Beware! Mike Runyan, the managing broker, and his agent, Michelle Anguiano, are corrupt! They provided the worst home buying process, where we experienced: breach of contract, breach of duty and fraud. HARD TO BELIEVE BUT TRUE, and I'm only sharing what happened in the end, otherwise this would be too long. Here's what happened: We had final repairs from the purchase agreement that were uncompleted and so they did a last-minute addendum on the day of signing for a credit to go to a contractor to complete the repair. Come to find out; the contractor our real estate agent hired to complete the final repairs was delinquent, working illegally, they compromised our electrical wiring and caused damage. THAT'S RIGHT, OUR AGENT, MICHELLE ANGUIANO, HIRED A FRAUD TO COME INTO OUR HOME TO COMPLETE A FINAL REPAIR. BEWARE!
Per our agent's instruction, Escrow paid a fraudulent and delinquent contractor $5000 upfront from the seller to illegally work on double tap wire repair and replace the breaker panel in our home. And now everything is compromised on top of him causing all our heaters to stop working, except one. The whole time: he's not even certified and licensed to do electrical work, and their business entity is delinquent. I just don't feel safe or secure with a delinquent unlicensed contractor doing our electrical wiring, and now they've messed things up. I reached out to the managing broker, Mike Runyan, at RE/MAX EXCLUSIVE, and I asked him to assist us with getting the purchase agreement repair done legally and safely. And you know what he did? He completely brushed me off and could care less about our client rights, or the violation he and his agent made, or the potential danger he put us in. When I asked him to get a refund from the illegal contractor; because we need it for a real licensed certified electrician, he told me that they don't penalize their contractors at the whim of a client. Which is completely backwards because his fiduciary duty is supposed to be to his clients, not to the contractors; let alone delinquent illegal contractors who've cause damage!! The audacity and irresponsibility of this man is very clear. For him to call this "whim" like I'm just in my feelings, as if this isn't a valid concern that needs to be corrected; is a means to divert/ distract/ throw off. But I will not be shooed away or left compromised. He has a fiduciary duty that I will hold him to! Now, I've been given no choice but to sound the alarm and warn others as well as report them to state and government officials. He had every opportunity to rectify, and he chose to dismiss it instead.

PLEASE BEWARE. I WOULD NOT WANT ANOTHER PERSON TO GO THROUGH THIS.

I found out by L&I, and the secretary of state website, that the contractor our agent hired is delinquent, fraudulent and illegally working on electrical. YES, YOU READ THAT RIGHT. I am not wrong to want this done correctly, and for a refund credit to go to someone who's certified and licensed to do electrical work, for safety & efficiency reasons. As buyers, we want to be in a safe & comfortable home with our family, but the Managing Broker, Mike Runyan, doesn't want to take responsibility for his agent's error that caused us not to be. So, with all that being the case, I would definitely say that you should run from Mike Runyan and his agent Michelle Anguiano. They are corrupt, have bad business ethics, are inhumane. They arrange low-end deals with illegal and delinquent contractors who aren't even supposed to be working on electrical. And in the end will negatively impact you, even put your family in danger and tell you: We're sorry you're not happy.

Mike Runyan appears to be okay with breach of contract, breach of duty and fraud, and being HUBRIS, CRUEL, UNETHICAL, GREEDY, WITH NO COUTH IN BUSINESS, AND ALLOWS HIS AGENTS TO DO HARM TO CLIENTS. BEWARE. STAY AWAY FROM REMAX EXCLUSIVE IN TACOMA ON PEARL STREET & GIG HARBOR.
