"Lived here for 20+ years. The current management does a great job! They answer questions and have good communication. The maintenance crew is responsive and quickly resolves issues. They meet needs and requests and currently helping with apartment accommodations for better accessibility. I feel safe and happy here!

This has been an amazing place to rent! The staff are kind and helpful and get back to me timely. I had a question about availability before renting and they took care of it right away. I have no complaints about this complex, they are great to work with!

We love living here! My son and I have lived here 5 years! Don the maintenance supervisor always makes sure things are done right away and done correctly the first time. He and all the maintenance staff are very friendly and always take the time to say hi when I'm out and about! The office staff as well is always very helpful and friendly!! I've lived in several complexes and this by far is the safest and quietest one!!

Our maintenance guys Don and Dennis are terrific! Besides being able to trust them (I allow both to enter my home when I'm gone) I get work orders done quickly and it's cleaned up when I get home. And they are doing the work of 5 people right now!
Dennis, you did an awesome job putting up new blinds today.
You are appreciated! And people they are hiring if you want to work for a good company.

We absolutely love living here. Rent is fair, maintenance is as attentive as possible, and there's lots of nice amenities! My only small issue would be that it's a bit difficult to contact the office unless you visit in person most of the time, but that's really the only issue we've had, and it's quite forgiveable. Thank you for providing us with a good, safe home.

I lived here for 9 months while I was a student at UNI and absolutely loved my experience here. I had been looking for a one bedroom apartment just for myself close to campus, and this was perfect. I would have stayed longer, but the price was just a little too high for me to pay by myself while in school. Every work order I ever placed was fulfilled right away - sometimes even on the same day! If a couple days had passed without maintenance coming, they would give me a call letting me know they had received my request and that they would be in touch as soon as possible. Living alone, I always felt safe, and there was rarely any noise.

The only bad experience I had while living here was bugs - there were some big ones, but an exterminator did come, which helped a little bit. My fridge sometimes made loud sounds, but it worked just fine, and that's something I just got used to.

The ladies in the clubhouse were always so sweet and handled all my bug complaints so nicely as well as all my other questions I had. I mainly worked with Stacy, and she was always so sweet! :)

I can't explain how much I loved living here and wish I could have stayed longer.

I have lived here for almost two years and I have nothing but amazing things to say about this complex, the office staff, and the maintenance staff. Everyone that works here is extremely friendly. This summer our air conditioner unit went out it took a few days for them to get parts and figure out what was wrong with the unit. Every step of the way, Don kept us updated on what they had found and what they where doing to fix it. They even gave us a portable window unit to help us get through the few days they were working on it. Out of the places I have lived before moving here no one has come close to how good this place is in timely responses for issues, snow removal, and answering questions. If you are looking for a place to live in the cedar falls area, I don't think there is a better option than Park at nine23.

Quiet, convenient location. My apartment had new carpet and vinyl upon leasing. Awesome fitness center. Submitted 2 service requests and they were resolved the next day. Nothing but good so far for me. Property mgr Amanda has been awesome, very helpful. Keep it up.

So far so good. Veronica Mulovhedzi gave us a great time. We applied and in less than 24 hrs later we were signed up and had the keys. She made the signing experience super easy to understand. Looking forward to our time living here

I put In a maintenance request for several items needing repair. Dennis came promptly and completed each task and let me know as they were completed. I specially like the updated blinds that lift instead of a draw string to pull up. Much easier and more efficient. Dennis was professional and concerned if I was happy with the results.

I've lived here for over a year now and the staff in both the front office and the maintenance staff are very pleasant to deal with. Especially the maintenance lead Don, the place feels well managed and work orders are completed pretty quickly, especially if emergencies pop up.

maintenance staff is amazing they get to jobs very quickly Don, James, and Dennis all do quality work and get the job done. When a job does take longer then they expected they let you know and up to date on the progress of the job.

Leasing agent Veronica Mackenzie was very helpful, very patient and very friendly. She was of great help with solving some administrative issues very quickly and professionally. I’m very happy with my accommodations and very happy with the great customer service.

I was not happy with some issues of my carpet flooring and when I approached the staff regarding this concern I am pleased to say that Don, one of our maintenance staff worked so hard for me to come to a very satisfactory and mutually agreeable resolution! The flooring looks so great now and I am very happy with the results! Thank you Don and Park@ NINE 23! I really enjoy living here and the staff here is one of the important reasons why!

I was very pleased upon moving into my 1 bedroom in Janurary, and the staff were very friendly thru the leasing process in it's entirety. Recently had a maintenance issue with my refrigerator- called to put in a request, and had someone from maintenance at my door within 20 minutes. I really appreciated the speedy response and fix, and have no complaints thus far leasing with College Square.

Maintenance is great! They go above and beyond what you ask for when you put in a maintenance request. They have never taken longer than 24 hours to fill my requests. Park @ Nine23 is also very dog friendly. The dog park and doggie wash is always well taken care of. I’ve noticed they also go through the common areas to help keep the grass clear of dog waste (although most residents are good with cleaning up their own dogs waste).

There was a plumbing problem the first day I moved in. I called the number and got a recording so I left a message. Dennis called me within 15 mins and within the hour I had a new garbage disposal and a working sink! I was very impressed since it was a Sat evening!

First and foremost, the maintenance supervisor, Don Dales, gets it done right the first time. Most people have time to go back and do it right the second time, but not Don Dales! Fixed the AC when it was hot and was helpful in many other areas. Great place to live thanks to Don Dales. He is the man.

I used to live at Park @Nine 23 before when it was called College Square. I always enjoyed my stay and feel the staff were always on top of things. I will say I am planning on moving back in the next year or so, because I can't imagine living anywhere else that had the service Park@Nine 23 offers. There was a member there that I remember and talked to about potentially moving back Stacey and I would recommend anyone talking to her. Thank you Park @ Nine 23 for everything you've done!

Where do I begin? I would first, challenge the disparate remarks about the staff. Management and maintenance staff, alike, are professional and go out of their way to see that our needs are met.
Our family moved onto the property over 4 years ago. We initially lived in a ground floor, 2 bedroom apartment with a terraced garden, outside our back door. We thoroughly enjoyed having the freedom to enjoy the outdoor luxury.
We have since, moved to a town house apartment on the property. As with ANY property that has over 400 units, maintenance response can be delayed, but it has NEVER gone beyond a day's wait. And repair emergencies were addressed IMMEDIATELY.
I am physically disabled and my needs became paramount within my family...but also, with the staff here. The management staff inquired as to whether or not I required a handicapped parking space, replete with a sign. At first I declined, but found later, it was a necessity. They even moved the sign for me, when we moved our location on the property!
Pets are allowed and that was a deal breaker. We have an ancient lovely kitty and she's as much a family member as anyone else. There are canines of every size, and their owners take responsibility for their byproducts! I've never been awakened by any barking.
The variance of ethnicity is apparent, as virtually every imaginable race resides here...PEACEFULLY. I am a former resident apartment manager, from California, and believe me when I say, that this community is blissful.
We are in close proximity to award winning elementary and middle schools. Grocery shopping and movie theaters are literally across the street.
My husband, having grown up in Cedar Falls, wanted to return to his home town. We looked all over for a suitable community for raising our young son.
WELL THIS IS IT. We have a saying to describe what College Square is...
"THE GOLDILOCKS ZONE"...it's JUST RIGHT!
