Guardian Inspections is the best home inspection I have ever worked with. Over the years I have had numerous home inspections and from start to finish Guardian Inspections beat all of my expectations and more.

I was recommended to Guardian by a friend of mine who provided me contact information for Eric. I called and left a voicemail with Guardian Inspections. Immediately after the call I received a text message that let me know I would receive a call back, which I did within 30 minutes. The call was from Eric who answered all of my questions, provided some excellent options, provided me with availability and explained all potential costs. Once I had all of the details I let Eric know what options I wanted, which included a Standard Home Inspection, Radon Testing, Termite Inspection and Detached Garage Inspection. Eric let me know he would get back with me in the next 24 hours to confirm everything after he spoke to both my real estate agent and the sellers real estate agent. Around 9PM on the same day I received a text message letting me know that the inspection was confirmed for the date/time we had set and provided a link to review the details of the inspection and pre-pay if I chose to do so.

I was on-site for the inspection with Christian who was happy to discuss any questions I had and provided details regarding items he came across during the process. Christian was very thorough, smart and really friendly but not in a way that slowed him down from the inspection at hand. Once the inspection was completed Christian let me know I could pay online when I got home and the report would be available in a couple hours or once payment was completed.

Sure enough I made payment and my report was available almost immediately. I was thoroughly impressed with the report and the amount of details provided. Not only was it clear what the actual issues were, but they provided recommended solutions either by links to fixit articles or by stating the issue would likely require a certified professional. The report was also grouped by sections such as Exterior, Roofing, Foundation, Appliances, etc. and each noted item was classified as concern level including Significant, Moderate or Minor. Again from previous inspections this report was top notch. Christian also followed up with me on the following couple of days to make sure there wasn't anything I had questions about in the report. Later that night I received the Recall Report where they lookup serial numbers for all appliances including Furnace, AC's, Refrigerator, Water Heater, etc.

Last but not least two days later I received the Radon report and Christian again followed up to make sure I did not have any questions after I had time to review the report.

Guardian Inspections is amazing and well worth the cost of a home inspection. I highly recommend this company for home inspections in Louisville.

Fast and friendly service. I was able to get an appointment for my inspection the next day even after calling later than their normal business hours. Ian was very knowledgeable and thorough. I appreciated his honesty and the integrity of his work during the inspection. Hope to never move again, but if I do I will definitely use Guardian Inspections again!

He also spent an hour after the inspection going through each line item and taught us a lot about the home.

Home inspection went very well. Ian made sure to include pictures and videos with a helpful analysis. This is my first time buying a house and I felt like this inspection was so fast and thorough. We met John from Guardian Inspections at our new home in Louisville to do a pre-purchase inspection. We included a radon inspection and a sewer main inspection. He did a FANTASTIC job. Much better than other inspectors we have used in the past. The sewer line was not accessible from inside the home (the previous owners had covered it with drywall) but John came back the next day, cut the drywall, installed an access panel, and inspected the line for us! Also, the inspection included a RECALL check on all the home’s appliances. This turned out to be great for us because one of the furnaces had a recall in effect!
I would use Guardian Inspections again in a heart beat!

I had an amazing experience with Guardians Inspection. They were timely, responsive, even took my phone call last minute at 11PM to get me schedule 48 hours late. Then they provided my inspection same day, and walked and talked me through their findings. I can’t wait to use them again on another project of mine! We had Eric come out and do an inspection of a new home we are purchasing. He was very thorough, nice, and answered any questions we had. He also had a scope for a sewer inspection and we were able to add that on for same day despite not previously requesting. Had a great experience all around!

Eric did a very thorough and professional inspection of a home we contracted to buy. He found things I would not have noticed and looked places I would have missed. His report rated defects by degree and distinguished between recommended repairs for professionals and do it yourself projects. We are moving from out of state and his report contained helpful suggestions for regular maintenance which I will keep for future reference. I will use Eric again and highly recommend him to anyone else purchasing property.

The best inspection report I have seen in regards to readability and categorization! It was categorized and thorough and easy to understand for a first time home buyer. I also appreciate John explaining things to me and answering all of my questions throughout the inspection process and explaining terms that I didn’t understand. He was professional, timely, personable, courteous, patient, and thorough as well as being able to break down terms into definitions that I could understand as some terminology was new to me as a first time home buyer. I would highly recommend because his report was amazing and it was easy to understand the scope of work on the home based on the report and the inspection process. I would highly recommend Guardian Inspection for their impeccable work especially to first time buyers who may not understand all the ins and outs of home repair or terminology that is associated with those repairs.
