James W is a wonderful realtor and we are glad we used him for our home search. He made the process easy for us.After we identified the home we wanted,he acted with speed to talk to the seller and I can say that his communication skills played a huge part on our offer being accepted almost immediately despite the competitive market.we didn't even pay beyond asking price. Before April 10th my landlord Yusef Ghamarian sent a contractor to replace a water heater in my unit. During that time I was at home and observed the contractor for the entire job. My dog at the time had very bad separation anxiety which is why I had to be present because he had chewed some of the door from where he was put away during the time of repair. My dog has since been rehomed at my own accord and I replaced the door out of my own pocket and have proof of purchase saved. About a month later on April 10th I requested pest control due to seeing some roaches which I had fumigated (over the counter RAID) myself upon moving in (with landlord aware and approved). He responded saying that his contractor (the one that replaced the water heater) reported back that my apartment was in disarray and unkept. And that my trash wasn't taken out. I have since requested proof from him and his contractor regarding their accusations. I witnessed the contractor and during that time he did not document anything with photos or videos. For as long as I have been renting, I have never had accusations of causing vermin and living in filth. I even sent Yusef a video via text showing the condition of my unit which is half empty because I don't even have furniture except a bed and a wicker chair. These are judgements that are hearsay. These accusations were never followed up by Yusef. I never received a call, text, or email regarding their accusations which tells me that they never inspected my apartment or even asked about the door (prior to my request for pest control.) He is more less saying that I am the cause of vermin and that for as long has he has owned the unit, claims that they have never had pests/bugs in the unit which is highly unlikely. He has ignored other requests as well in the past for instance, I was concerned with a possible mold issue to which he never followed up with. I have all email documents saved as well as text messages. I should not have been refused pest control based on hearsay. Unfortunately I am still on a lease and I am still being ignored after send email after email requesting proof of their accusations.

SDTAY AWAY FROM RUBIOLA FOR RELATY OR MORTGAGE NEEDS!! Realtor Maydel contracted one of my listings- complete lie, she BS'ed the entire deal just to get the offer accepted since my listing was in multiple offers. My seller chose her offer specifically because it did not have option period and they added in special provisions that appraisal would be ordered within 72 hrs, confirming their lender had approved and was ready to go. Their "approved lender" was Rubiola, JC Rubiola to be specific and that was all BS. Two weeks into the contract still no appraisal had been ordered. I called JC to confirm lender, he avoided my call by saying he would call back. He NEVER did, I texted him twice, completely avoided my text messages as well. They are LIARS and SCAM ARTISTS. THEY DO NOT KNOW WHAT THEY ARE DOING, AND THEY ARE NOT AN HONEST ORGANIZATION. NO SENSE OF PROFESSIONALISM AND ABSOLUTELY NO COMMUNICATION. I will definitely be reporting this to TREC.

Ps. When the offer was submitted, it was submitted with lender approval letter. Now I know that was a fake document, buyer was never approved.

STAY AWAY, STAY FAR FAR AWAY. One brother is the realtor and the other is the mortgage broker. Actually it's a good cop bad cop perfect scenario to take advantage of someone. There was so much bait and switch and misinformation with the paperwork that when I showed up for closing there was $4,000 upfront PMI charges that were complete shock. I was told there was $0 upfront PMI. Then I was told it was $81 a month PMI for 10 years. Not only did I find out at closing that PMI was $151 a month, instead of the 81 they told me, but they told me it was for 10 years and I just found out this week it is for the life of the loan 30 years. Had I been been given correct information I could have made many other choices about the loan and buying this home. By the time we got to closing, there had been so many delays that the owners had me put down an additional down payment so there was no walking away. And to think one of the brothers was a friend. But, WAS is the key word here.

I dealt with one of their leasing agents and had a terrible experience. Let's just say that transparency is not a value or habit for Rubiola. They lie by omission. Stay away from these tricksters.
