To any prospective buyers out there, make sure you have your proof of finances ready with your realtor. The market is very volatile and the best homes are only listed for 3 days! You have to be quick on the trigger and have your offer ready any time day or night to be successful.
We found out many homes here are going for above asking price, you won't like it, but that is the way it is. Be ready to buy as is because the competition is doing that. And if you can swing it, cash is king in purchasing a house.

As a Veteran who just closed on a VA New Build ( CONDO ) home loan yesterday. I must say that Rachel Blue has exceeded my demanding expectations. She had every single person in direct communication. The transaction coridinator, title company, the builder, loan officer, and the appraisal process.. She made sure I was in my home before Memorial Holiday Weekend. Here it is Memorial Day Weekend and I'm in my VA home.This woman never missed a step. Truth be told, I was tired for a moment in the building process.. Working with Trisha has been a life-changing experience for both my wife and I, as we ventured out to purchase our first home.
When we first entered the market, we did not have the best experience with our former real estate agent. The entire home buying process was a giant mystery box for us, and we did not know what to expect. The market is very difficult at this time, and my wife and I were left in the dark when it came to submitting, losing, and winning offers. We wanted to include personal letters for our offers, but received feedback that this would not help us stand out. The homes would sell immediately, and we were not told that we lost the home till days after. We gave up on purchasing a home and decided to continue renting. This is where our new agent, Trisha Dork, came into the rescue.

Right off the bat, we regained confidence in buying a home when we first met with Trisha and were given a 1-hour training/introduction session on the entire home buying process. She also went into great detail about what’s going on in the market and how we can strategize our offers. Things finally made sense to us. She was extremely motivated, which in turn pushed us to dive into the market again with full confidence.

Shortly that same day, we found two homes we were interested in, and she was able to get us viewings the very next day. We found the one home that we knew we wanted, and she was extremely quick to get a competitive offer together. To our surprise, she also agreed that a personalized letter was especially important in the offer (our previous agent told us that this was not needed and did not include letters we sent). The entire process was smooth; we were shocked at how easy she made this for us. She kept us up to date through the entire process and was able to win us the home by the end of the weekend! We were in total shock. Less than 48 hours after meeting Trisha, we had a new home.

Throughout the entire loan/closing process, she continued supporting us and answering any questions we had. Closing was a breeze, and we had the chance to physically meet everyone, including the sellers. What became very intimidating to us, buying a home in a crazy market, was one of the best experiences we have ever had. Meeting Trisha was life changing, and we now have our dream home that will be a part of our lives for many years to come.

As experienced home buyers, Jill Bugeja is hands down the absolute best agent we have ever worked with. Jill made every part of the process easier, starting from moment one when she took my call on the first rings. I wanted to see if a property she had listed was still available. Unfortunately, that property was already under contract but Jill expressed a desire to listen to what we were looking for and offered to help in our search. The other realtors I had been speaking to had sent me a generalized email subscription search that included absolutely zero of the items we hoped to find in a home. Jill to the rescue! She listened to what we were hoping to find from that very first phone call and began personally sifting through listings to send us her finds. Jill was also super flexible with our schedules as we were out of state buyers, communicating quickly on nights, weekends, and over the 4th of July. It takes a lot for me to be impressed after having some less than stellar past experiences, but Jill was truly a professional and enjoyable to work with and get to know. Always upbeat and pleasant, very transparent and understanding, she knows her job inside and out and will work for you and not any other interest. You can't ask for more in a realtor. With her guidance, I put an offer in that the sellers loved enough to stop all future showings. Ryan was very helpful to have at my inspection.
