This place has it all!💕 Quaint, friendly, warm, cozy and inviting. Tiffany has thought of it all with small details that make this B&B shine bright

The staff was super friendly and I can't tell you how many times we were asked, "Can I get you anything." The service was top notch and I am so glad we found The Katy House Bed and Breakfast.

The icing on the cake was the breakfast. It was out of this world delicious!! 😋

Stunning property with lots of history dating back to the late 1800’s to early 1900’s.

This place is extremely well taken care of with every single aspect of having a wonderful stay carefully attended to. Drinks in the mini fridge, nice toiletries, chocolates on the bed, etc.

The breakfast was absolutely amazing- delicious hash, beautiful eggs, biscuits with unique and wonderful jelly and more. They even accommodated to my wife’s gluten allergy with ease and grace. Gluten free granola for the yogurt bowl!

This place is literally a block from the charming little downtown area which is fantastic. The nearby restaurants are DELICIOUS!

Tiffany is an absolute gem of a person and was so kind, hospitable and just genuinely awesome. She alone makes the place worth staying at in itself.

If I could give Katy House 10 stars on here I would! 10/5 stars!

My husband and I recently stayed at The Katy House during the annual Round Top Antiques (Spring) show. Truthfully, I don't love travelling because I never feel quite comfortable staying away from home. The Katy House changed that for me. Our suite was super clean, aesthetically soothing, and had such sweet, special touches here and there (the complimentary Texas pecan coffee is a must try)! But what takes the cake are the owners themselves. I could not speak more highly of Tiffany and Joe. Some people are good at hospitality, but it's just WHO Tiffany is. She was so genuine and warm and personable. We had the most elegant breakfast that also tasted fabulous. By far, this is the best place I have ever stayed away from home. It was so wonderful we are already talking about another trip back!

We recently stay there and every ting was perfect. Couldn’t ask adorable better, more comfortable or more beautiful. Thank you Tiffany for a great stay and wonderful breakfast. I don’t normally eat very much nor do I eat pancakes, but I had a delicious blueberry pancake. And I want the recipe for the grits you served, I ate like a pig and it was so good.
If ever I’m in Texas Again I’ll head for your place.

My family felt so welcome by the staff. My family stayed at the the Katy House the weekend of my daughter's wedding at Red Ridge Venue. They went above and beyond to make my daughters wedding weekend extra special. All the little things that they did were so beautiful. I highly recommend them for a get away!!! I can not wait to go back. Thank you again.

We recently stayed for 1 night for our wedding anniversary in the Katy room and we absolutely loved everything.The Katy B&B is close to restaurants, antiques stores & bars. Easy parking. Exceptional breakfast coupled with the nicest owner and staff. Tiffany and husband Joe is such nice people, they even went out of their way to bring ice to our room when they were out and about in town. The house smells fantastic, came to find out from Tiffany it is the maple syrup they cook from the bacon. We will be back and can't wait for our next staycation.

My husband and I stayed at the Katy House for one night over the holidays, and we will definitely be back! The location is ideal and walkable, the house is gorgeous, and our room was immaculate and furnished with everything we could possibly need. Breakfast was a work of art. The real star was Tiffany - She was so welcoming and helpful, and went above and beyond to ensure our stay was wonderful. We can’t recommend Katy House highly enough.

100 out of 10!! Tiffany is an amazingly sweet soul. The house is just beautiful, you feel at home. The breakfast is incredible. She made these Almond pastries and apple pastries with breakfast. They were insanely good.

If you love a stay at a bed and breakfast, the Katy House in Smithville, TX is one not to miss. A beautiful, historic home that is warm, inviting, and spotless with the kindest and friendliest owners that genuinely care about making your stay memorable. The breakfast is delicious and very filling with fresh coffee to accompany the meal. Smithville is a quaint town with great restaurants and cute shops to enhance your stay. Put this place on your have to visit list - you won’t regret it!

My wife and I had a wonderful stay at Katy House in Jan, 2024.
The host Tiffany is charming, personable, and helpful. The Breakfasts were wonderful, the house was beautifully decorated and the bedroom was large and comfortable.

My family and I had such an incredible time at the Kay House. We stayed here for Roundtop week and it was close enough for the drive into Warrenton/Roundtop but far enough away from the hustle and bustle.

Tiffany + Husband, and Shelby were wonderful to meet.

The rooms were adorable and cozy!! My favorite part was enjoying a hot bath after a long day of walking with a selection of bath soaks and homemade bath scrubs made by Shelby. It left my skin so incredibly soft!

Can't forget about the delicious breakfast, everyday was a little different and I loved getting to bond with Tiffany on why hosting and connecting people together matters <3

Will be back next year!

This was our first, and certainly not our last, visit to the Katy House! The home itself was beautifully decorated and the rooms were comfy, well air-conditioned and spacious. Tiffany was so welcoming, friendly and caring! Our breakfasts were prepared with love and tasted so yummy and filling! We logged a lot of miles on that porch—from swinging in the porch swing to rocking in the rocking chairs—just relaxing and unwinding from our normal busy city life. We enjoyed leisurely strolls around downtown and had wonderful meals at the local restaurants Tiffany recommended. We got to eat breakfast and visit with other guests one morning. We also had the living room to ourselves one night for movie night. We didn’t come to be busy—it was the perfect place to get rejuvenated!!

Simply wonderful!
We stayed for our wedding weekend and it was the best. When Tiffany showed us our room it was decorated just for us! It felt so special seeing the Mr and Mrs signs along with some bubbly to celebrate! Each day the breakfast was incredible, the blueberry pancakes were the best I’ve had ! Tiffany and Shelby were also more than happy to make more if needed. The rooms also look exactly like all the photos and the entire home is a real charm. We cannot wait to go back and stay!

We stayed here for an impromptu mother/ daughter weekend. The house is beautiful and welcoming, and the owner Tiffany goes above and beyond to make you feel at home. The breakfast was excellent and the room was comfortable. We were so pleased and hope to make it a tradition to meet up here!

This past weekend my husband and I stayed for one night as we were in town for a family member’s wedding. Tiffany was really sweet and hospitable from the start. The home is clean and full of beautiful charm.
Our room was decorated nicely and the bed was really comfortable! The room was very clean and cool upon arriving which we loved!
We were able to control the temperature for our room so that was a plus!
Breakfast was truly delicious! I wished that we could have stayed longer than one night. We will be back to visit when we are able. The only thing we would do differently is skip out on the local Mexican restaurant and try another restaurant. It’s a small town and we are also from a small town, so we understand however my salad was floating in grease. I was thankful for the fruit basket available at the house as that became my dinner.

What a great place! First the location: coffee, shopping,dinner, art and drinks within walking distance. The rooms are gorgeous and so comfortable. Complimentary drinks, chocolates, chocolate chip cookies and eucalyptus cloth upon arrival. The breakfast is AMAZING. Fluffy, family recipe pancakes, tender scramble/omelet eggs, maple bacon, and the most creamy jalapeƱo grits. And Tiffany can't stop offering coffee refills or anything else you may need. She made our anniversary get away unforgettable.

This is a wonderful B & B. Tiffany and her staff truly outdo themselves to provide thoughtful details. They have even found a way to illuminate the toilets with a lovely blue light that helps to avoid unwanted bumps in the night when nature calls. My husband believes (or at least he would like to think) Tiffany is in touch with her inner Trekkie. The rooms are spotless. The breakfast meals will change your world. The town of Smithville is lovely and this place is one of it’s crowned jewels.

Great Bed & Breakfast in Smithville TX in S Central Texas. The host, Tiffany, was fantastic. Loved the friendly service and hospitality. We stayed in the Conductors Cottage outside the main house. Great value for King Suite. The AC in room for Texas was exceptional. King bed was awesome. Loved the kitchenette and seating area. Porch was very nice. Bathroom and tub was small but workable. Another chair in main room would be nice but not a big deal. Wifi strong and reliable for a small town B&B. Great location near main restaurants in town. One with great chicken fried steak just across the street. The Breakfast provided was 5 star and for small fee delivered to room. Love and recommend the Katy House. Wish it was closer to DFW so we could visit more often. If you visit, say "Hello" to Tiffany from the Parker's.

The rooms, the staff, the breakfast were all so charming. I stayed in the Bluebonnet room which had a beautifully painted claw foot tub and the bathroom area had tons of natural light since it appeared to be a converted porch. The bed was very comfy and the room kept cool. Tiffany and team really went above and beyond providing GF & DF breakfast options. Plus the downtown of Smithville is a block away and the Colorado River a couple of blocks away. The location is great as well as the front porch and petite backyard of Katy House. I've already told family about this BNB and will stay again when I'm in the area.
