Twin Oaks - their owner and their agents are top notch in experience and more importantly in their integrity and willingness to do the right thing by their clients, whether on the buying or selling side. The real estate agent name Ginger was the most rudest and unprofessional person i came across. it sad that people like her that comes from a privileged life be so judgmental about other people. I will pray for her like she will pray for my children.

1st he tried pushing us into writing an offer on a home we were on the fence about, but ultimately did NOT want because it had an HOA. We expressed this to him. He tried to reason with us that the HOA wouldn't be that bad and that it wouldn't be an issue w/ our dogs. He kept stressing how great of a home it was for the value and that we really have a shot at it if we get in 'a strong pre-emptive offer w. no contingencies'. We told him no and that we would keep searching. Ultimately the home sold for 400k (150%) over budget, some shot we had!

Next *we* found a home we liked in Kensington. Christian said it's probably out of budget but who knows in this market, let's go check it out tomorrow and we can put in our best offer. I don't know if Christian chose to lie to us here, hadn't learned how to do comps until the next morning, or what exactly, but when we got there he explained it's way out of budget, that there was no point of even writing offer (He was right this time, sold for DOUBLE our budget)

But in doing this Christian had us drive 2 hours to meet at a house we had no chance at, simply to have a 5 minute talk on Bay Area pricing + Comps. He could of simply offered to meet us at or closer to home, but instead chose to get our hopes up and waste our time.

Next, he picked out 5 or 6 homes for us to review MLS and potentially tour (in Pinole/El Sobrante area). Out of those we chose to see 2, and *we* also found 1 in Hayward, 1 in San Lorenzo (which was our top pick), and 1 in El Sobrante. Christian put together a schedule for us and we went to see the 5 homes, however he botched the scheduling and we missed the showing for the San Lorenzo home by an hour! And we didn't like any of Christian's picks. We put in an offer on the El Sobrante house we found but lost it.

Ultimately we got our dream home but little thanks to Christian/Twin Oaks. They filled out the paperwork and got paid but they didn't really provide any value, just a formality to avoid dual agency. *We* found the home we ended up buying, because we spent hours + hours searching, refreshing every minute, checking nearby cities within budget. We reviewed all the disclosures. We also had to research all these contingencies he encouraged us to waive without thoroughly explaining. Anytime we had any type of question when we were touring houses he had no answers. He wouldn't stop with small talk while we're trying to inspect and assess the property conditions. No help at all viewing houses, actually made it worse by making us miss a showing, having no valuable inputs, and distracting us. This is why we chose to go on our own for the 2nd batch of home showings, and we almost ended up switching realtors.

We had to find and correct clerical errors Christian made in our offers. He basically refused to let us use and Escalation Clause, and didn't seem to understand the concept well when he said oh yeah that's when we'll pay a dollar over the highest bid

He recommended 2 brokers. We went with Team Jones at 1st but when we went under contract she went silent. We went under contract on a Thursday (thought it was Friday at the time due to Christian's lack of organization) and our broker did not call till after 6PM the following Monday. When she called she offered terrible rates. We had an 18 day close and felt trapped. We voiced our concerns to Christian, he had no solutions. On our own, we decided to contact the other broker (we were already pre-approved) at 8PM and her BASE (0pt) rate was cheaper then the 1pt buy down rate w/ Team Jones…
Jenna said she would personally call the Listing Agent and handle it.

We felt pressured into writing an overly aggressive offer with an 18 day close despite giving a free 29 day rentback. Christian provided us the wrong move in date. After we read the SIP form in detail we educated him that COE = Day 0, so everything had to be shifted by 1+ day!

We were told certain things would convey and they didn't. Christian should have done a walkthrough and managed expectations
