Freycinet Waters

My husband and I loved our stay at Freycinet Waters, so much that we wished we could have stayed on for longer. Karen was so welcoming and helpful - she gave us directions to Port Arthur on a map (as the GPS is not as reliable for the route towards that area) and some dinner recommendations a short walk away. The place itself was quiet, comfortable and just lovely to stay in. The rooms were spacious and clean, and came with everything we could need. There's even shelves of DVDs in the hallway to watch something if you'd like. We also enjoyed admiring the night sky from the small balcony area attached to our room. Breakfast was wonderful and portions were so generous - my husband and I struggled to finish our meal and felt bad about it. Everything was delicious - thank you Bob for your cooking! Would really recommend staying here :)

This place and the hosts exceeded our expectations. It's wonderful to see that a traditional B&B still exists! There were so many thoughtful touches it's hard to count them all. They complimentary in-room port (and the bottle being topped up each day) was a "surprise and delight" moment, as was the heated towel rack that was turned on for when we returned from our activities. This is the only place you need to stay in Swansea!

Bob & Karen were amazing hosts on our first night in Tassie. Rooms were clean and comfortable, the view fantastic and breakfast delicious. Thanks for a great start to our holiday. Rob & Mel

Everything was clean, well maintained and comfortable. The location is great, just a few steps away from the coastline. You get the view of the sunrise right from your room! That said, the night sky cannot be beat. The stars were aplenty, not sight you get in the city.

Well done Karen & Bob. Apartment was spacious with first class appointments. Bathroom was enormous. Breakfast ( included in tariff ) was comprehensive - cooked & uncooked (cereal, Fruit , juice, yoghurt). Our hosts were lovely. We were a little early - no problem - & they were happy to chat & pass on advice re the rest of our trip on our departure. It’s 5/5 from us

Really enjoy its location and there is a little wharf cross the street. A lovely place to enjoy sunset.

The breakfast items are in the fridge. So happy we could be creative and cook ourselves a brunch.

We thoroughly enjoyed our 2 night stay here. The breakfasts were excellent as were the hospitality, warm welcome and advice on local things. Location is within very easy walking distance of several local evening dining options and you can see the water across the road. My only word of caution is that for the seriously obese, the bathroom is tight for space.

This was a really beautiful experience! We had a warm welcome and a great chat before a tour of this beautiful B&B. The room was very spacious and was smelling clean and fresh. We had a spa/hot tub in our bathroom and we eventually used it in the evening! In the morning, a homemade breakfast was served and we were introduced to the other guest! Thanks for this lovely experience! We will definitely recommend it to friends and family!

The host is a very nice couple (Although I didn't meet Bob in person, it is said that he is the one doing all the hardwork).
Room itself is like Airbnb style - clean and cozy. The attention to details is everywhere:
Nightlight in the bathroom, separated space for tv/dvd and couch, blanket in wardrobe, wall decorations. There is a shelf of dvds in case you want to spend the night.
Location wise is walking distance to Swansea ramp and restaurants.
Breakfast is great too.

This was a B&B type property with the owners staying at the property who were very nice.
The location of the property is amazing- being central to everything around and just opposite to jetty. We got the waterview room and yes the view was amazing with also a little balcony facing the water.
The room and bathroom were a little small but it dis not feel like it because everything was provided and every corner of space was well utilized.
It was the little details that actually matter a lot which were taken care of.
They offer continental breakfast but we did not have it as we had other plans.
We loved the place and definitely would recommend specially the waterview room.

The room was clean and spacious. The bathroom large. Breakfast was great. Little things like nightlights were in place. Very considerate hosts.

The facility was exceptional with everything you need & more with a great view to ocean.
The hosts were great & provided an amazing breakfast & even a carafe of port.
The rooms were exceptionally clean & this was easily the best accommodation we stayed at in our 10 days in Tasmania.
We have a bnb in Northern NSW & we got quite a few ideas on what we can do with our house.

Spent a relaxing night here after experiencing the beautiful Freycinet region of Tas. Breakfast was excellent & fuelled us for our next leg of the journey

Fantastic place to stay... Room was lovely with a great spa bath in the room. Lovely extra touches including heated towel rack and candles in the bathroom.
Breakfast was lovely with homemade bread and fresh orange juice. Even got to try some black pudding!
The hosts were lovely and gave lots of useful information about the area. Lovely way to spend our first year anniversary :)

Very comfortable bed, clean room. Delicious breakfast. Very friendly service and staff. Good location. High quality WiFi. Highly recommended for holiday accommodation.

Accommodation was very clean & tidy. Queen size bed very comfy, no stiff back in the morning. Bathroom was excellent, recently renovated with heated towel rail. Cleaned daily with fresh towels. Hosts were very friendly, obliging & knowledgeable. Hot cooked breakfast and hot tea & coffee. A+

Wow what an amazing little B&B find! Karen was very helpful with walking trails, times, roads to take etc. Far exceeded our expectations in terms of hospitality.

The decor in the room was definitely that of an seaside cottage with ample entertainment and fully renovated bathroom. Views out to the bay at night was a bonus.

Breakfast was a mix of cereals, yoghurt and fruit with a menu of all the usual breakfast foods - toast, eggs, bacon etc. All cooked to perfection!

Cannot recommend this place enough and will definitely be returning if we are passing through Swansea again.

The accomodation was clean, our room overlooked the bay, Karen made us feel welcome, gave daily information on places to see with the knowledge that only a local has. I always like breakfast included in a stay and her husband Bob didn't disappoint. Freshly squeezed juice, home made bread etc. I didn't try haggis this time but I will stay there again next time I head to Swansea. A great base to travel from. I would highly recommend staying at Freycinet Waters.
