Rick & Brian have been my landlords for the past 6 years. In those 6 years there has been ups and down (like every management company) but I’m honestly thankful I had the opportunity to have them. They may have not put a-lot of love into the buildings but they’ve always looked out for my family and well being. From 18 years old to now I’ve grown so much with and because of them. I appreciate everything you guys have done for us!

Guardian Investment Real Estate Company has been managing my properties for over 15 years and they have done a great job! They are not perfect but they do have my best interests in mind and they are much better than the bigger companies who take months to fill vacant units. They have been managing properties for over 40 years and that means something considering the fly by night companies that have popped up over the years and are now gone. If you want your units filled in a reasonable time with reasonable repair rates then Guardian Investment is your company.

I can’t believe all the negative comments I’m seeing about this company I absolutely love them... anytime I call there always responsive & complies.... they dnt up & evict u wen u can’t pay rent they give u time to get it together they’ve helped me threw this crises out wrld has went there... Richard your a great landlord keep doin your thing... they get all stars ⭐ in my book as long as u let them knw wats goin on they will try to wrk with you 🥰

Things have got a lot better here, of course there are still a few issue but hey Rome was not built in a day. They have gotten rid of a lot of the drug riff raff also. Richard really does try to work with you too, you just have to show the effort and keep him up to date.

Currently renting from these guys and its like all they want is your money they send out 3 guys 3 times to fix stopped up tub and i had to properly snake the tub myself to actually fix it. They might as pay me and compensate me for being a handy man for the property. I call the office to speak about the matter im told I'll be contacted and no one ever gets in touch with me that was 3weeks ago

Do not rent from this company. They do not return calls or fix broken property. Basement flooded 6 weeks ago, mold on drywall and it still has not been repaired. Moldy carpet still sitting on my fron lawn.

Honestly, I don't think I've ever lived under a more unprofessional management company. Repeatedly, we experienced poor communication. We would be told someone would be coming to the house during a specific time range, but then would either not show up at all or would show up 45 minutes to an hour or more late.

Towards the end of our time with them, we'd request maintenance and they'd just randomly show up with no notice and get frustrated with us when we couldn't drop everything to come home from work/cancel plans/end a work meeting to accommodate. We asked if we could just be given a time frame or even a heads up that someone is coming due to work schedules or being in meetings, and we were pretty much told we were being unreasonable.

They often seemed less interested in assisting tenants with issues and preferred to place blame and put the responsibility back on the tenants.

I’ve been a tenant for less than two months. And it’s been nothing but stress, at first they told me the property I was renting was going to be finished 2 weeks prior to us moving in but still wasn’t . After that we get a notice in the mail for “smoking” saying it’s in the lease but it doesn’t say no where in the lease that there no smoking then try and tell me I signed the wrong lease or etc. then after that tell me they coming into the house with no notice to take pics they already took , to make changes to a bedroom that’s occupied. It’s been very stressful I would highly recommend different company because I’m now stuck in a year lease with them.
