I had a very UPSETTING experience with Jennifer Acklin. Her attitude towards people of what she thinks is of a "lower status" needs to be adjusted. Jennifer is judgmental and will discriminate against you for your source of income. She will talk down to you as if you're an illiterate child and will try to make you feel less than. If I were just giving a review on this experience alone I would give Howard Hanna 1 star because that's the lowest I can go, but it deserves 0 stars. On the other hand though and the reason why I gave Howard Hanna 2 stars is because of Ryan Brown. He has literally gone above and beyond and he didn't discriminate against me or my husband. He even went to the property we are interested in and made a video tour because we couldn't get out there due to my husband's crazy schedule and then out of nowhere our car broke down. He answered all of my questions and didn't judge me or make me feel like I wasn't good enough just because I had asked if the property he listed accepts a voucher. Jennifer Acklin wouldn't even allow my husband and me a tour just because I asked her if that particular property she supposedly listed accepted housing vouchers. I am disabled and I do receive disability and we do have the option to use the housing voucher but just because my husband and I have a voucher doesn't mean that we have to use it, especially if we really like the property and it's in our budget. Jennifer Acklin's attitude immediately changed towards me when I asked her about the voucher, she even snapped at me in a text message, which was uncalled for and unprofessional. She immediately judged us without having all of the facts and she was very dismissive. My husband works 2 jobs and makes decent money. He is very hardworking and we don't deserve to be turned away because of my source of income or because I asked about the voucher. We clearly wanted to know all of our options and what choices we would have to make before renting but that was all taken away from us the moment Jennifer heard the words "housing voucher" which is quite unfortunate. She judged us before having all of the facts and didn't even give us a chance. Even if the property didn't accept vouchers she should have still asked if we would still be interested but she didn't and that thought didn't even cross her mind. She just yelled at me via text message and dismissed me in an email. This whole situation with her has left a bad taste in mine and my husband's mouth. Our goal is to eventually buy a house and because of her discriminating judgmental attitude my husband and I are now skid dish of talking to any realtors because unfortunately this isn't the first time this kind of discrimination has happened but it does need to stop. Unfortunately, because of this situation with Jennifer Acklin, my husband and I will probably not use Howard Hanna for our future housing needs because we're not going to pay a bunch of money just to be treated poorly and with so much disrespect and we're not going to support a company that supports bad behavior.

I live in Stone Bridge plaza in Cleveland and this horrible company put our gym outside my unit. It’s absolutely horrible and I am trying to sell my place now. Honestly I am willing to take an enormous loss to get alway from this place because of how unreasonable they have been about my complaints. Today for example someone was deadlifting for a couple of hours and it sounded like it was in my bedroom. Totally unacceptable! Gina the building manager basically says there’s nothing we can do about the fact that there’s a gym in the common area. It’s unbelievable!

Howard hannah took over as my property managers and i paid the old property managers(that they now own) for rent for June, I've been calling and calling leaving voicemails to see what we can do about it since Friday. Ive been getting rude employees and just patched to someones voicemail. With no response or solution to try to fix this before the rent is due/late.

Horrible. One star isn't even deserved. Maintenence is non existent. No one ever responds. Our basement floods every time it rains because they won't clean the gutters. Can't wait to file that insurance claim tomorrow. Its been 2 months of trying to contact them. We're done.

I’ve had a poor relationship with Howard Hanna since day 1. My leasing agent is Areial Callieham. Her supervisors name is Jared Zak. To name a few of the many issues I personally have with Howard Hanna:
1. My leasing agent has been UNREACHABLE for almost two years. She gets back to you late if at all. The other tenants here have vouched for that as well.
2. My agent did not even show me my apartment. My neighbor showed me my apartment. I did not meet the agent until it was time to hand over money. Very unprofessional and right then I should have run for the hills. If you’re too busy to show the property that says a whole lot. Once we did meet, she did not explain any of the processes to me regarding rent payment, emergency maintenance, who I contact for documents etc. I had to find this all out the hard way.
3. My son has asthma. It was 90 degrees in my place last summer due to air conditioner needing repairs and I contacted Areial directly to rectify the situation as it was an emergency. Howard hanna did not handle it in a timely manner. I had to contact the owner directly which should not be happening seeing as he is paying Howard Hanna to handle these issues.
4. My sons school sent a letter home stating he would not be allowed to return to school due to Areial not responding in regards to a form that needed to be filled out to prove residency. It needed to be signed by Howard Hanna rep, a lease would not suffice. Although the urgency was relayed and I sent it with ample time, I still had to contact the owner directly because she was not doing her job.
5. I was locked out of my apartment and called emergency line and Areial directly and received no responses back. Not an email, text or call for a long time.Again, I had to contact the owner directly or I would not have been able to enter my home that day.
6.Areial went through my neighbor speaking to her about the terms of my lease. Totally unacceptable. When I asked Areial about it and requested for her not to do that she stated she thought it was fine because we are friends. Unprofessional and inexcusable. You have my address, email, and tenant portal to communicate. Communication is the biggest part of Howard Hanna’s job with the clients and they have failed miserably.
7. The leasing agent has claimed she hasn’t received emails or faxes from me on more than one occasion.Most recently, I’m being charged hundreds of dollars in “late fees” due to this woman’s lack of communication and professionalism. These fees are due to “not signing a lease agreement” although it was signed and dated and sent. I see nowhere in my documents that you are able to charge a client months later hundreds of dollars for something that was out of my control. The original charge was $200 which I was going to bite the bullet and just pay due to the fact that I knew it would be this young ladies word against mine and she has shown a history of lacking accountability. But to have to pay hundreds of dollars in late fees on something out of my control is absurd. Very poor business practice.I reached out to the leasing agent to explain these charges as the ledger did not explain them. Her response was that her “assistant” would have to tell me even though she is who I am supposed to be working with. Again proving that she lacks the professionalism and time to address tenant matters. At this time, Mr. Jared Zak (Supervisor) was made aware that I am thoroughly upset and unhappy with my relationship with Howard Hanna. I provided a few examples. One of his opening sentences back to me stated that there are two sides to every story. His energy and tone throughout the email immediately suggests his complete bias due to his working relationship with Ms. Callieham. In one of his closing sentences he informed me that I would still have to work with Ms. Callieham despite our poor rapport. I really expected a lot more out of this company and even considered using them to purchase my home in the future. I will be steering clear and suggest others to do the same based on my poor experience.

The worst experience we ever had. We were the sellers and our realtor’s fiduciary responsibility was supposed to be to us. Carlyn Goudas lied to us many times and used manipulating tactics to force her way of things.

The buyer requested to purchase things from our home; instead, the realtor asked if she can purchase some items then whatever is left, they can purchase. Her manners and attitude was terrible. She was defensive and became argumentative when she didn’t agree with you. I can go on and on but I believe the message is clear. Don’t ever use the Crockett Team! The client is never first.

I was a vendor doing work for Howard Hanna in 2021. They still owe me over $3,500.00 of unpaid invoices. I wouldn't buy a dog house from this company
