I first worked with Sam, when he was at his previous brokerage before founding Roseville Realty, on the purchase of 2 duplexes in 2018. Impressed with his knowledge of the market and professionalism, I reached back out in late 2022 as we were preparing to move out of Minnesota and wanting to sell our portfolio of 4 duplexes as well as our personal residence. Having just closed on the last of the 5 sales, I can say that Sam and his team are outstanding partners and go way above and beyond for their clients.

Sam and his team are truly full service. For my rental properties, Sam toured each one and developed a marketing plan, including recommended refreshes of the units. For one unit that needed more work, he planned and executed a unit rehab on my behalf for a very reasonable price. I literally never set foot in the duplexes during the process. He worked seamlessly with my property management company to refresh units, prepare for listing, and manage showings. I knew that I was in good hands and could follow Sam’s recommendations when issues came up. All transactions closed without issues at prices at the high end of the market.

For my personal residence, what I can say again is that Sam and his team went above and beyond. We listed our property after we moved out, and once again I am so thankful to have a realtor I knew I could trust to have my back and handle everything the right way. I packed our belongings and gave Sam the keys on the way out of town. Sam handled coordinating with the stager, overseeing painting and carpet cleaning, and the entire listing and showing process. He once again executed a seamless transaction and got us a price pushing the top of the market.

We have 3 young kids, and it was very helpful that Sam understood our needs, and created a showing schedule that fit our situation. Sam came very prepared with his market research and where he thought the house should be priced at. We were thrilled when he was able to secure a closing in less than a week on the market, even during the slow winter season. Sam Foltz was constantly negotiating with inspectors and contractors as we went through the process, likely much more than I even know, but from what I was able to see I was very impressed.

As a first time homeowner, Sam simplified the process immensely. Sam was a "go-getter" during the entire timeframe, from being assertive in putting in offers, to digging up addition details on the condo I ended up purchasing. There were a few different additional things of concern for condos, and Sam spent considerable time talking to the condo association and getting answers to all my questions, as well questions I didn't even know I had.

Roseville Realty's help doesn't end after the sale either! I was able to reserve their moving van free of charge after closing. Moving is already very stressful and going to U-Haul to pick up a van & drop it off (plus the added cost) was the last thing I wanted to do. Sam made this process painless, (there just a quick form to fill out), and I was able to pick up the van with very flexible scheduling. I did not have enough items to justify hiring movers so this service was perfect!

I will definitely use Sam/Roseville Realty in any future purchases or sales. His experience and connections were invaluable in getting a great deal on my new home!

We worked with Sam to sell our home and couldn't have had a smoother experience. His care for us through the process was even more than we anticipated. He showed this through his clear and regular communication with us as well as through his support in coordinating contractors for and site visits to our home. I’ve now worked with Sam twice over the last several years. He helped me buy and sell my condo downtown Minneapolis (sold June 2020) and then helped my husband and me buy and sell our first home together in a northwest suburb. I've had the pleasure of working with Sam Foltz twice now and can say confidently he is my go to agent for the metro area. Whenever an unexpected obstacle shows up that gets in the way of closing a deal (and there always is) Sam has the network and the know-how to navigate it. I've seen him find a handyman and get a broken window replaced in the same weekend, or assemble a team of painters to repair an exterior soffit 30' in the air that was called out in inspection and blocking closing. Sam is an investor himself so he knows first hand the importance of finding the RIGHT deal, not just any deal, and when it comes time to sell he knows just how to maximize your proceeds and stay in budget.
