From more recent experiences, it seems the Cabot Group has started taking a more active and engaged approach to the services they provide (which was lacking previously). From a business standpoint, seems as if they may be re-structuring or starting to hold their employees accountable for performance of services provided. Whatever the reason may be for the recent improvement, it has been most refreshing.

Specifically speaking, Service Manager, Joan A, has redefined our expectations of what a property management company should be. She has been thoroughly communicative, has addressed all concerns in a timely fashion, and is ever seeking to assist in anyway she can. Joan is a most excellent employee to represent the face of your company - cheers and well done on that hire, Cabot Group!

The Cabot Group just recently purchased my complex at Crystal Commons, and they have been working hard to make repairs and updates. It's wonderful to see all they've done in less than a year. They have been quick to repair or replace anything needed by me as well. Jen VerWeire, Community Director, follows up to make sure your needs are met. I enjoy the peacefulness of this small community.

Living here in apartments is fine. I like when I make a repair request they are on the money. They get the job done. I don't like that rent is going up. But I guess that come with the cost of living.
The office staff has been wonderful,answer questions to my satisfaction. Great job so far!.

0 out of 5 stars. Heather Huff is incompetent and cannot manage a single 1 bedroom unit even though she claims 8 years experience. They contract everyone out for their work and pay them to lie on reports and state that nothing is wrong to save the investors money. Doggy stations overflowing with dog poop, maintenance crew was promised a year ago THEY DONT HAVE A SINGLE EMPLOYEE at this time for maintenance. I’ve needed multiple things fixed in my apartment for well over a year since they took over and 20% of the work has been done. The Cabot group lawyer makes up illegal lease agreements and heather tries her hardest to enforce it but has been called out by real estate agents that are tenants and soon to be lawyers. CHECK YOUR LEASE AND KNOW YOUR RIGHTS. Heather needed to have a person shadow her because it’s clear she cannot do the job on her own and that I fault the entire company for. No one should trust an entire property with her.

The Cabot Group recently purchased my apartment complex right around the time my lease was set to renew. One of the first things they did was increase rent by almost 20% if I want to stay in apartment, all while adding no additional value. A toddler could drown in the potholes that cover the parking lot. You have the privilege of paying for an apartment where everything in it (carpet, screens, blinds, pick anything really) is cheap products cheaply made. Which was ok when the rent was lower and more appropriate for the quality but now I'm paying "market price" for a sub-market apartment and amenities. They're just another bog-standard property company who view their tenants as capital and not actual humans.

The cabot group plays games with peoples lives and livelihoods. They put on qualified candidates and higher positions. They ruin integrity of people and need to rethink their policies. They believe lies that little girls tell about them I have spent 20 days having to explain to my family why I was let go from a company when I have never been written up and one complaint or any problems just because somebody doesn’t like another person doesn’t give them a reason to let them go they stole all my vacation PTO I have spent thousands of dollars on lawyers to make things in progress and also what is the most experienced person in one of the facilities they own and probably thought I was paid too much so they spend their time saying the herd. That being said when you play with peoples livelihoods should be consequences Matt has done that and there needs to be at & that behavior I have six of my former employees given written statements on how wrongly I was treated by lawyers will not rest until justice is served horrible absolutely horrible place to be a employee of. If they take over your company expect the worst

The townhomes at north road are a mess. The Cabot group took them over and have done nothing to
Fix them up. All they do is raise the rent. The security are out most of the time. We have no
Security in here and the people from briarwood run through here like they own the place.

Mold Problem! Check your belongings if you currently live at Winding Creek!

I was one of the first people to move into the brand-new Winding Creek Apartments, property management, The Cabot Group, two years ago. I lived in Apt 1-103 and had watery eyes for months with no idea why until I discovered this….

I was happy with Winding Creek & The Cabot Group until the day I started to move out. The day I started to move out was 11 days before my lease ended and the day, I found out that all my belongings and furniture pieces were COVERED IN MOLD! (see attached pictures of before and after).

Elaine Bell, "The Community Director", is nothing more than a middleman to the executives (they hide- you can’t contact any executives directly) who ignores your emails until she can copy and paste what an executive tells her to send. They had Servpro come out to inspect the mold, Elaine called me afterward to tell me Servpro confirmed the mold and suggested that they have the HVAC system checked. She also stated Servpro said that the hard surface items could be cleaned (quoted by them for $1,000) but the fabric items would not be able to be cleaned (I.e. brand new mattress and box spring, fabric ottoman, rugs, pillows, curtains). I asked for a copy of this report every day for WEEKS! I received it weeks later, probably after they had Servpro write it to fit the Cabot Group's story. The report had no information useful on it, I wanted the report to know what I had been not knowingly breathing in for months. Elaine also followed up about a month later to tell me the apartment has been cleaned and cleared for a new tenant even though they still don’t know how the mold grew on all my belongings! Talk about putting lipstick on a pig! She also stated they had an HVAC team come out who said the HVAC system was "satisfactory"....of course I never received a copy of this report....... because the problem was either with the HVAC system or the way the building was built.

I immediately moved out after finding the mold problem which was 11 days before my lease ended and I already paid to live there until then. They in "good faith" gave me back the last 11 days of rent I didn't live there. That's good faith?? They told me that they would not be reimbursing me for all of my fabric items that are unable to be cleaned, per Servpro because they have been unsuccessful in finding the problem of THEIR BUILDING. Oh, and on top of that, anything I throw away must fit in the regular sized garbage totes in the garage. So, my brand new mattress and box spring that I purchased the day I moved into the apartment complex were unable to be cleaned, they were not going to reimburse me for them, I had to pay to get rid of them and go out and buy another set! I am still at a loss for words............

I really thought because I was a quiet tenant for two years with no problems, paying $1500 a month for an apartment that I would have been treated much better than this- especially because the unknown problem lies within THEIR BUILDING but boy was I wrong!

To the current residents – Check your belongings!!!!! Underneath/ behind, places you don’t see when you’re cleaning. This is a health hazard!

To anyone looking for an apartment- RUN! I would never recommend this place to anyone, do not jeopardize your health- Go elsewhere!

I have never been in a situation like this, but The Cabot Group/ Elaine Bell (Winding Creek Apartments) have left me no other choice than to seek legal counsel. I want to make sure no one else ever has to go through this and that the current residents are safe and healthy.

My complex was recently sold to The Cabot Group. They literally took over no more than a month ago. I was very skeptical about this from the beginning. My gut never fails me. I already see it coming. They are already requiring the impossible.

Incompetent and rude. They did not end my water bill account after I moved out. They refuse to pay the electricity bill that occurred after I moved out even though the account had been shut down on my end. They do not return security deposits even after promising to do so.

They recently became manager at my complex and I hate everything they're doing. Excessive and unnecessary change when the old ways worked just fine.
