Have two listings which I have requested contract cancelations for the following reasons.

1. When a seller chooses a real estate company and agent, there is an expectation that the agent would be present to viewing to answer questions immediately as potential buyers looks at property. Agent presence also ensures that property remains safe from possible damage or theft. My issue is that for the majority of the viewing, my agent(s) WERE NOT PRESENT IN/ON THE PROPERTY. Consequently, my residential property was damaged during an inspection,, which my agent(s) were not present. For my other property, I discovered that the premises were left unlocked for several days. In addition, there has been structural damage to my land due to agent failure to monitor property and alerting me of the damage. No accountability was taken nor prompt due diligence of responsible measures.

2. Failure to provide names of buyers and/or immediate disclosure of offer upon request. When "so-called buyers" were presented property by agent (M. Stevenson), I was not provided the name of buyers before their entries. In fact, I am not guaranteed that I will be provided full and truthful disclosure of details, based on the experiences I have dealt with so far. After the game playing of "phone offers" but not the formal, written offers expected (based on repeated, written requests to agent(s,)) this tactic led me to question the professionalism of agent's actions and motives.

3. Agent refusal to follow seller's wishes. Apparently, the agents chose how to price my properties without consulting me (the seller) initially. Agent's failure to use specific conditions and language in property's description caused issues which included miscommunication with buyers. After emails, texts and calls to agent and office VP, issues were not remedied. The final straw was having other agents still coming to the property to enter when I gave direct orders to stop access to property until further notice-and this related to the land damage which agent and Mildred office management refused to acknowledge...WITH PHOTOGRAPH EVIDENCE PROVIDED via EMAIL.

4. Communication and method of going through contract process leads this seller to say this: READ ANY CONTRACT BEFORE SIGNING WITH ANY AGENT. The agent had a habit of expecting immediate signature to any contract, WITHOUT THE SELLER READING THE CONTRACT. Red flag moments indeed. I find these methods of signing contracts without reading the details may place you in situations which you may be at a disadvantage, esp. if financial and contractual details are not accurate. Take it as you will.

Due to miscommunication, refusal to physically make effort to show property showings for majority of showings, refusal take accountability or responsibility for their professional actions (or lack thereof,) consider this review my experience another reason why sellers refuse to use real estate companies to sell their propert(ies.) I have sent notification to terminate both contracts over a week ago, and no response has occurred.. I am certain that the agents and agency feels that they deserve the commission. But, how can you expect full payment for minimum, poor service. Note: The fact that I have land damage on this company's watch, yet no one wants to take accountability reveals the mindset of a population whom represent real estate sales. If I reviewed the CT professional ethics guidelines for my situation, I wonder what violations would appear.

My experience so far...buyer beware. If your purchasing a home and this office is representing the sellers...be careful, because they are withholding my deposit and although they initially claimed it would be ready this Friday. They are now telling me it may be longer and despite numerous calls this office has been giving me the runaround. Buyer beware....the contract that was signed between us the buyers and the sellers who are represented by this office made no mention of any “waiting period”. Definitely some questionable ethics issues here that need to be evaluated...(see realtors code of ethics listed on National realtor association website.)You cannot withhold peoples money for whenever you feel like it. I have documentation from sellers agent stating an exact date of return of deposit and despite this they are still giving me the runaround.

Do not use Linda Rose as your Realtor. After negotiating a property for almost two weeks she did not even inform me when someone else made an offer. Her response was "I though I wrote back to you" and "you never called me to tell me how interested you were in the house". We were negotiating the details and she let the house get taken from my family. Use someone else.
