We were interested in an under construction project, since this would allow us leeway to arrange the funds in a phased manner, over a two/three year period. After showing us various alternatives, we honed in on a site close to our existing residence, and we decided that we should proceed further with this one.

After all these efforts, with both Hemantji and Samir being more of less satisfied, we decided to go ahead and invest in a flat in this upcoming project.

Usually, in projects of this nature, the brokerage is payable by the seller only. Because of his extra efforts, I volunteered to pay him some brokerage from my side too. He politely refused saying that he is only asking for my goodwill.

I have known Hemant and Tirupati Estate consultants for the past 15 years since the time we first used their services to rent out our apartment in Mumbai till we sold it recently.
Hemant has excellent knowledge of the rental market, the legalities of renting and the precautions that need to be taken while renting a property. Over the years we have had a few tenants and in every case Hemant ensured that we had the right documentation in place and the tenants looked after the apartment well.
Finally when it came to sale of our property, Hemant was able to advise us on the timing and the potential sale price that we could get. Since we live overseas, Hemant and his team did all the research, found a potential buyer, completed most of the negotiations, helped us with getting all documentation from our society and worked with the buyer and us to ensure that the documentation was perfect. The sales transaction was completed within 15 days of our arrival in India.
Hemant’s approach to the whole process is professional and disciplined. He is always on time for his meetings and is always well prepared. One feels absolutely safe when he is on one’s side as he ensures that both the buyer’s and seller’s side meets their agreed commitments on time.
