Pretty cool and cute coffee shop, one of the cheapest air conditioning coffee shop I've been to and the vietnamese milk coffee is surprisingly good, that's much different than Highland or other shops which they make coffee either tasteless or way too sweet.
For a 28k milk coffee, you just can't go wrong with it.

Vibe: nice, clean and quiet even at lunchtime. 5
Drinks: pretty close to what I prefer. 5
Price: can't get better than this. 5
Overall: a perfect 5

I’ve enjoyed this coffee via takeaway numerous times, but this is the first time I’ve been inside. The iced coffee is very good, much tastier than Trung Nguyen Legend and Highland and with less of the bitter aftertaste which is common with Vietnamese coffee. This is one of the less frequently spotted franchise cafes in Vietnam but I rank it more highly than the more well known ones. This particular location has 3 floors and offers pleasant aircon views across Q4.

Pretty chill place when not busy, air conditioned, fair pricing, lot of room and seats to pick, and they have 3 levels. Vietnamese iced coffee, only one size, is 28k, and it tastes good too. Worth checking it out or repeat. One thing though: try avoid lunch hours between 12-13 hours, the place is packed and noisy.
