531 Grand Apartments

We have lived here just over a year as of February 2021. It has been one of the best decisions we ever made.

My spouse had been commuting to Kansas City for three years from Lawrence, Kansas, where we have lived for decades. When we became empty-nesters, she wanted to stop the long commute. So we started the process of looking for a place to live. I work from home.

We knew we wanted to live in the city, toured the Plaza, Power & Light, and the River Market areas. We found apartments we loved at each location.

However, thinking about it, the Plaza had become a destination comprised of a lot of national tenants, though it had a healthy neighborhood, we wanted more of a taste of Kansas City locals.

Power & Light was a different crowd always, depending on who was performing at the T-Mobile Center, country one night, Disney the next.

We found the River Market and 531 Grand to be the perfect location for us. Local restaurants, shops, and suppliers. We felt that when we moved to this area, it would feel like a neighborhood, and we were right!

We can hop on the light rail and head to Power & Light; we can walk and get fresh produce. We can head to any number of locally-owned restaurants. It is perfect!

The staff and management at 531 Grand are fantastic! Beacon has hired a great team. Responsive, friendly, and you can tell they want the residents to have a great experience.

I cannot recommend 531 enough! The building/amenities are beautiful, the staff are so kind and know you by name, and they do a great job with preventative maintenance throughout the year to ensure things are well kept. Staff are extremely timely with responses and do a great job keeping everyone in the loop about anything going on within the community.

I have been living at 531 Grand since its opening and have the following comments...there are several amazing things about this place but I will do my best.

Firstly, I cannot describe the level of professionalism by the management. From bringing up packages to the room, to personally creating events and organizing get together for the residents to meet one another, the team is great. After my dryer had a factory default, instead of making me wait for the dryer company to come and check my unit and try to fix it, the manger himself came up with a dolly and switched it with a vacant unit. As someone who works in the apartment industry this level of drive and commitment to residents is unteachable. Maintenance issues are resolved within a day and everything is great in that regard.

Beyond management, I can confidently say no amenity was left out in the development of this property. First and foremost, the pool deck features an infinity pool that overlooks downtown from an interesting perspective near the river-market. Within the pool deck there are several additions such as a fire pit, grilling stations, hot tub, dry and wet lounge chairs, turf areas, Outdoor TV, chairs for sitting, etc. the list goes on. On the weekends, the pool is a great place to meet people and hangout and there's always something going on - I have seen people young and old having a good time here. Often on Sunday evenings there is even movie night on the deck and residents will get together to watch a movie. Its worth noting also that the place is within two blocks of the city market so if fresh and organic groceries are your thing it's a great aspect.

Within the actual podium building there is a Class-A gym with more than enough treadmills, elliptical, bikes, weights, and countless resistance machines. There is even a dedicated room to spin and yoga with a touch screen that controls a TV with free classes. Adjacent to the gym is a lounge area with free WiFi, TV's, a full kitchen, pool table, lounge stations, poker and card tables, chess, etc.

Parking is great, there are two levels that span the building so that you can park near the elevator that is closest to your unit. I'm almost positive there's charging stations as well for electric cars. There are no bad views from the countless unit balconies - something that I noticed most downtown apartments that are just renovated banks or offices do not have.

The complex is very pet friendly and most residents here have one. As such, there is a dog washing station for free use within the complex. Less than a block away is a public dog park where people often take their pet. Speaking of less than a block away, I recently have begun using the street car which is actually situated about one block from this complex. Free transportation until 2 A.M. all the way to union station is way more useful than I had anticipated.

As someone in the apartment industry I can further comment on the finishes of the units. There are new appliances everywhere ( well it is a new place ) and the included washer and dryer work very well. Backslashes, lights, shower glass-doors, sinks, etc. are all of very high quality. My only complaint is that the dishwasher doesn't always dry things that are upside down, so I sometimes have to crack it after its done to let them dry off. The Nest Thermostats are incredibly useful and I have set a schedule so that my unit is cold at night and can heat up while I'm at work...which saves a few bucks in energy.

The parcel pending service texts you when a box comes in which makes getting amazon and ups/fed-ex packages really easy. There's a bunch of closed extra storage units downstairs, I didn't need one but I have heard they are really great. Lastly, there's a concierge that is always willing to help walk dogs, clean rooms, dry cleaning, etc.

If you're like me and looking to live in the CBD of KC with a downtown lifestyle, secure parking, amazing amenities, and an emphasis on the young professional vibe at a reasonable price point, 531 Grand has and will continue to deliver.

I lived here for 2 years and it was amazing. Great amenities, nice units and friendly staff. Maintenance requests were addressed immediately. Highly recommend renting with 531.

531 Grand is the absolute best! Location is amazing, the staff are incredibly friendly, and the amenities are top notch! It is also the cleanest apartment complex I have ever seen! Maintenance is very quick, usually there first thing the day after you submit a request. The building is incredibly safe as well, which was the most important thing to me when I was choosing an apartment. I truly loved living here and can’t recommend it enough!

We just signed a lease for our 2nd year at 531 Grand. We love it! There are lots of cool places to live in KC, but the office staff and the maintenance crew set this place apart. Seriously love having professional, friendly and competent staff who ALL go out of their way to make living here great. Location is excellent! We walk or ride the street car to so many restaurants/events. Noise level-- We don't hear much of our neighbors, except maybe at Chiefs game times, and that's not very loud. Road noise can be loud on Grand and we're next to a fire station, but it's doable. Covered and secure parking has been wonderful! My only wish would be for a separate lobby that isn't rentable by residents. There's no place to go in the few times the clubroom is rented, which is hard when sharing an apartment. Not really a big issue for us. Definitely recommend these apartments!

I have lived here since February of 2018. I was actually one of the very first residents in the building. I love living here! The location is extremely convenient being so close to restaurants and bars, also close to all highways. The 531 community has a very family oriented feel, which I love. They host monthly events, weekly fitness classes and always keep us updated on anything via email or text. 531 is extremely pet friendly and everyone that works here loves my doggies too! 531 Grand is a great place to call home.

I’ve lived here for around 18 months and this place is phenomenal. The amenities are gorgeous and functional year round. The maintenance team is A+ and handle requests within hours. The front office staff is incredible as well at handling almost any request along with their availability. Love living here.

We have been living at 531 Grand since the start of the pandemic and we have loved it. The staff and tenants have been fantastic during our time here. Everyone has been very nice and courteous. Maintenance requests are managed promptly. The maintenance team, Fritz and Jeremy, are a couple of the nicest people as well. Always saying hello and petting my wild dog when we're passing by hah. Love this place. From the day i moved in I could feel positive energy of this place. The residence are all friendly and active people. You need a happy hour? Want to try a new restaurant but don't want to go alone? Need to take a morning, mid-afternoon or night walk I guarantee you can find 2+ residents that will happily join you with great conversation. The staff is a big reason for the positive energy in the 531 Grand community. The leasing staff, Jim and Aaron, are the the best in the business, always friendly and welcoming anytime i have questions. Maintenance Team is quick to fix things that don't require outside influences such as ordering parts. If you haven't toured it yet, I highly suggest you check it out. The Pool w/ Views is the best in KC, the gym is one of the best apartment gyms in KC (and its Free!), the Street car is a block away, Birds and Limes scooters are always right outside the door, the City Market is right down the street. Seriously no joke LOCATION LOCATION LOCATION + Leasing Staff + Amazing neighbors = The place you should want to call home. PLUS i'm having a baby in January 2019 so you'll get to meet the worlds greatest baby.

I love this place! This is the first apartment I've lived where the resident events are actually fun. If you're looking for a home with a great sense of community, this is definitely the place for you. It's in the ideal location as well. The River Market is great!!! So many great things in KC are walking distance or a short streetcar ride away.

I was really surprised to see some reviews saying management is rude. That has not been my experience at all! Most of my interaction is with Jim, and he's amazing! (but don't tell him that...he might get an ego...lol)

531 Grand Apartments is an amazing place to live! The amenities as well as the apartments are both incredible, not to mention the awesome management/office staff. I have never seen staff take such great care of a pool/hot tub area on a daily basis. They have events like free latte Saturdays, ice cream truck on Sundays… etc. Definitely recommend living here ❤

I recently moved to KC and chose this apartment based on the reviews and location. So far my experience has been nothing short of amazing. Staff is extremely helpful and accommodating. I always see Jim (manager) around and he's in constant communication with the residents via email newsletters etc. They even gave us a welcome package when we first moved in! Building is safe and there is extra security patrolling on the weekends. The building is super dog friendly (dog washing/grooming station for residents, dog park nearby, lots of large grass patches around the building to take dogs out) and everyone has been nice and friendly. I love that the living rooms have floor to ceiling windows which gives a lot of natural light into the apartment. I am happy we chose to live at 531!

Love living here! I moved in just before summer so I was able to enjoy the amazing pool/community deck. The quality of the apartments are great. I haven’t had a single issue with anything. The management is extremely helpful and always doing things for us! They throw great events all the time. As others have mentioned this place really is a “community.” The residents here care about this place and are a blast to be around as well! Keep up the good work and I will be here for a long time!

I've lived here for almost 3 months, and couldn't be happier with my experience. From management to maintenance, every single staff member is friendly, attentive and wiling to go the extra mile. Always greeted with a smile. There are constantly events to help you get to know your neighbors and grow as a community as a whole.

As far as the actual building, everything is incredibly well built. In the halls you can hear stuff coming from apartments, but as soon as you step in your door, you can't hear a thing from other units. It's incredible. The amenities are top notch and go above those of almost any apartment in the city. Short walk from all types of food and entertainment as well as City Market.

If you're looking for the right place to move in the Downtown KC area, do not pass on 531 Grand. I have never been more satisfied with where I call home and I am confident that most anybody who lives here would tell you the same.

I've lived many places and 531 was a great experience. I was there just over a year. The staff is amazing. Nicole has taken over as manager and has worked hard to make it not only a great place to live, but continues to create community events to help neighbors get to know each other. I for one met what I would consider life long friends at 531.
Meagan and Jake are extremely sweet and very helpful with anything that I needed. Fritz works hard to get any needed repair fixed within 24 hours.

I unfortunately had a job change and needed a quick move out. It didn't exactly line up with my contract that I just extended, but Nicole felt it was fair to adjust my contract to save me money....a lot of money. It was fair but I would have never expected her to do that especially without me asking. That just goes to show she really cares.

If you move there get to know your staff and neighbors. They are great people. You wont regret it.

I love this building! The management is amazing. The bldg is incredibly well run! Amenities are lovely with amazing entertainment spaces, which we use frequently. The Gym is perfect and nicely stocked, and the pool is stellar, with beautiful views. The building is clean and tidy always. And if that is not enough, great people live here, super freindly, all walks of life, its like an extended family.

Phenomenal place to live! This is my first time living on my own and I feel very safe with the secured parking garages, controlled access building, and on site security. The views are extraordinary , not to mention it’s located between both the River Market and downtown. Also, you are only about a block away from the street car. The staff are all outstanding and go above and beyond to make sure your living experience is grand. I couldn't ask for a better place to live!

We made 531 Grand our home while in KC and were among the first tenants to move in. We liked that it was a secure building with private parking and key fobs needed to access everything. There's also the added bonus of being next to the fire department and sharing their yard -- taking dogs out at all times of day/night made us feel safer. First, we had a 5th floor pool facing view - it was an awesome view of the city, but it came with its downside of watching/listening to after hours pool parties. We moved to the 6th floor facing the River Market and it completely changed how we felt about living there -- so quiet and an even better view. On clear days you can see from KCK to Briarcliff to Worlds of Fun. Plus, our balcony was shaded literally the whole day. New management with Nikki and her team has also been an amazing bonus. We felt really well taken care of during COVID and just in general. Fritz and the maintenance crew is also great to work with, even while working out all of the new building kinks. If we weren't leaving KC, we probably would have stayed here forever, or as long as Nikki is the manager. She brought more stability, organization, and transparency to the building and its residents.

Management is incredibly responsive and accommodating. The property is beautiful -- brand new, high ceilings, sleek modern design with crazy good views of the KC skyline, and with a number of great amenities (pool, lounge, gym, yoga). There isn't a better place to live in Kansas City -- a real community, the streetcar just steps away, the local restaurants, farmer's market and the proximity to downtown. Great apartment in a great location.
