Hands down, best property manager in town. If you're able to get a place with LIPS, I would hop on it (they go fast). I really commend the owner for not hiking up rent despite the fact that he easily could, allowing locals who live and work here to afford a decent little place of their own. A rarity in Flagstaff.

I can't comment on other properties, but I have been satisfied with my time at Flagstaff Village. Yes, units are a little dated (I still think my apartment is cute), but everything is operational, and I can't recall a time when maintenance hasn't fixed something the very day I reported it. Very welcoming pet policy, all aspects of their complexes are a bit more laid back than other complexes, in a good way. Real sweet place to live.

I have been renting from LIPS for a few years now. They take excellent care of their properties, always respond quickly to any calls or inquiries, don’t charge extra for pets (they love Flagstaff, Flagstaff love animals— makes sense!), and they curate some of the coolest properties in town.

They only downside is you’ve gotta be super on top of their availability website in order to get yourself in one of theses apartments! When they become available, they go fast! You gotta want it!

Oh, one last thing, and they ladies at the main office have always been super lovely and helpful to interact with— gotta give them a shout out.

LIPS is the best apartment management company in flag, and the best I've ever used. Do you hate getting home and seeing another bull s*** note from your landlord about something you did wrong or about something you needed to do for them? Won't happen here. There's a reason housing is so expensive in flag and especially for students. It's because LIPS seems to be the last housing management group here that is willing to provide affordable places (with incredible pet-friendliness), thanks to a hands off and relaxed management attitude. It's not a luxury furnished bedroom in the Suites, but it's also not going to cost you a truckload of student debt and no one is going to show up and fine you for your car. They even allow going month to month after a lease, which is invaluable for a college student.
There's a reason that you have to show up with deposit in hand the same day that a unit opens up. This place rules!

Lived at LIPS Flagstaff Village Apartments for 2 years and absolutely loved it! Great location, wonderful people and so pet-friendly. I appreciated the fantastic service we always receive and highly recommend LIPS to anyone looking to rent in Flagstaff.

Lips has presented me with such a historic vibe since my life in Flagstaff began; I have been blessed with the opputrunity to really get to know my new town, and the people living in it. I have fallen in love with the energy in these buildings, and have tremendously enjoyed my stay thus far :)
If you are looking to emerse yourself in true Flagstaff, look to this property service that has been grounded in this area. I look forward to lease with lips again in the future!

I rented with LIPS in college for two years, and it was AMAZING. Cheap as dirt to live right off the 66 and steps from downtown, especially when so many other apartments were charging absolutely ludicrous prices for rent. They're HARD to get into, and from what i remember they were outdated--but worth it. Our only gripe was dealing with one of the managers in the front office--don't remember her name but we didn't care much for her attitude. Very, very minor, though--nothing dealbreaking like lost rent checks, eviction threats etc. HIGHLY suggest.

Flaglips are absolute slumlords. You pay the lowest rates in town and they definitely treat you like it. To the rude staff, to the basic disregard for tenants safety and quality of life. When they redid the roofs on our complex, the workers started tearing up the roofs at 5am, without doing an asbestos check. And left nails and roofing all over the parking lot. The office is constantly going through employees, and so the they are constantly changing their rules and contradicting themselves. I would not recommend.

Apartment wasn't cleaned at all before we moved in, the floor would make our feet turn black and the walls were stained. The place smelled like a mix of cigarettes and cat urine. Water is either freezing cold or burning hot. Constantly stepping around piles of dog poop walking around the complex. Parking lot is in total disrepair, broken glass everywhere. Our floor put a three inch splinter in my foot because the entire floor was in shambles. Also constant smell of marijuana and/or cigarettes coming from our neighbors and through our vents.

If you're looking for the cheapest possible apartments in Flagstaff, then sure, go for it, but you most definitely get what you pay for. Would never recommend to anyone.

As far as the apartment: mediocre, not terrible but not great (wood chips falling from cabinets, broken closets)
As far as the service and feeling good about your money: There are only two women working at the front who misinform, overlook tenants having people sublet (in this case, our roommates forced us into living with a stranger who stole things from us and left the house without even paying them full month rent).
They are also unwilling to facilitate everyone getting their share of the deposit back by writing separate checks or letting us be present when the apartment is checked by whoever does maintenance.
Even if the apartments are okay it is a huge hassle to deal with slumlords, especially when not all Flagstaff landlords are like that, so I would recommend looking around and renting from someone who seems personable, friendly, and honest, and is going to help out when needed.

We have only lived in one of these properties for about 3 months now, and have had nothing but problems. Spiders, holes everywhere, mold, the works. Anytime we would ask for them to fix a problem they told us to do it ourselves. They even sent us a termination of lease paper to fill out because they would not take care of our ant problems. I would most definitely not recommend renting from these people.
