My partner and I have lived in a duplex managed by Morgan Kingland for a little over 7 months so I will break down our experience over that time in a pros/cons list. NOTE: This is NOT listed in order of importance.

Pros:
1. Affordability. Our rent is cheaper than our previous location which is helpful as my partner is working part time while going to school at OSU.
2. Location. The apartment is on King Ave and in a walkable neighborhood. I don't have to drive to get groceries (Kroger nearby). There are many restaurants and bars down Grandview and West 5th. We also live close to our workplaces and close enough to OSU for it to be a quick drive/bike ride(those last few aren't applicable to everyone obviously but it makes this a good location for us).
3. Management communication/Maintenance. Management is always quick to communicate using their web portal. Maintenance requests are filled usually within 24 hours. They are prompt and usually complete the job on the first go around with minimal disturbance to my partner and I. Additionally, emails or messages sent to management not regarding maintenance requests are answered pretty quickly as well. For example there was a car blocking the driveway they responded to our concerns quickly and sent an email out to all tenants in their nearby apartment buildings about the situation.
4. Pet friendly. Most (but not all) apartments nowadays are pet friendly. Morgan Kingland lists on their website what pets are allowed.
5. Ability to make space your own: After talking with the person who does the work on the outside of the properties (grass cutting, hedge trimming, picking up litter etc.) he stated that it would be okay to utilize the mulch beds for planting our own flowers/herbs. It's nice to know we have the ability to do this so long as we make sure we communicate with both management and groundskeeping. ALSO I was able to decorate the outside for Halloween and Christmas which again may not be everyone's cup of tea but it really made the place feel more homey.
6. Parking. There is a small lot behind the duplex that is shared with the apartment building adjacent to us. Even though there are many tenants in the other building as well we've not had difficulty finding a spot for our vehicle. This location does have most necessities within biking distance so you don't technically need a car but if you do have one parking should be available.
7. Washer/dryer hookups. A personal preference one but I don't like using shared facilities/laundromats.

Cons: NOTE, most of these can be chalked up to our duplex being a house that is around 100 years old.

1. The building is old. This makes it more difficult to heat/cool. The floors are a bit warped in spaces (not structural issue but makes the floor squeak). The pipes almost froze (partially on us) but older buildings are probably more susceptible too.
2. Older appliances. This one isn't a big issue for us since as long as the stove heats up our food and the fridge keeps it cool we're all good. The sink did have some leaking issues and even though maintenance responded promptly each time it took a few tries before it was completely fixed.
3. Dust. I think whoever cleaned the apartment before we moved in could have done a better job. Some light fixtures had a lot of dust and the vents have a small filter over them to make sure dust isn't getting blown out.
4. Communication. A very unique incident but the physical internet cable had to be cut due to garbage collection saying they would not take garbage if it was hanging that low (it hadn't been a problem for months so not sure what that was) It did take management some hours to send this information out after we had initially tried to contact Spectrum about it.
5. Lack of public transit in the area. Obviously not MK's fault, just a personal observation.
6. Weird wiring. Switch in one bedroom can control lights in the other. One switch for each porch light. Not bad just odd.

Overall it's a really good place to live run by responsive and responsible management.

I was disappointed to see all the negative reviews for Kingland, as I had a very different experience living there for 2 1/2 years. I lived in an upstairs end unit in the 1488 King Ave. complex and found the Kingland Company (part of Morgan Kingland Realty) to be straightforward to work with and responsive to maintenance issues. The apartments are older but have lots of charm, including wood floors, colorful tiled bathtubs, and lots of windows. I found this location to be safe, relatively quiet, and easy to walk to all the amenities of Grandview! I think these apartments are a great value for the location - plus, heat & water is included in your rent!

Ive lived at one of their properties for over a year now and I’ve loved my experience. The property is well kept and in great condition. Maintenance requests are always promptly handled and the neighbors around where I live are all wonderful as well. I hope to live here for a while

I've been in a Morgan Kingland apartment for almost 6 years now, and I really like this landlord. They are very accommodating and friendly, and service requests and maintenance are handled very quickly. The price is great and the area is nice. I always recommend them to friends who are looking for an affordable apartment in the area.

Kingland has been a great company to rent an apartment from. It can be tough to find a good landlord and I have had some bad ones in the past so it is really nice to have a company that isnt just in it for the money. My rent is affordable, especially for a one bedroom in Grandview. Every time I have an issue it is addressed and fixed in a timely manner. The maintenance crew is awesome! I have been very happy with this company and would definitely recommend them to others.

Prior to renting from kingland my wife and I rented with a very large real estate company that substantially upped the rent every year and cost a fortune for very little in a worse part of town, not to mention the windows freezing over every winter. My experience with kingland is the complete opposite of that, new windows, low cost of utilities, loyalty to renters, next day maintenance and abrupt repairmen that are contracted with the company, I seriously only ever see the same people. From HVAC, plumbers, to snow removal, they hire the same people trusted and familiar. The neighborhood is very safe, lived here for 18 months without incident and the front office is very genuine. I've never seen a pest and there is little to no noise to speak of despite living in an apartment with others surrounding each side as well as above and below. They clean the carpets each week and the area is amazing. We love this place.

I have lived in the apts off king for almost 5 months and I am surprised to see the negative comments. The apts are older but for the price in Grandview it’s a steal! Also, the maintenance had to come change out my hot water heater this morning and were so polite, friendly; wore masks and even put up with my crazy dog barking and growling the whole time. The managers in the office are very quick to respond to any messages I have left or questions when I call. Thanks so much and keep up the great work!

Lived in a duplex managed by Morgan Kingland on King Ave until fall 2022.

Pros: Right in Grandview, a short walk from Kroger, shops, and bars. Around the corner from OSU stadium and campus. A LOT to do the area.
-Neighbors were super open and friendly.
-Very quiet despite being in a busy area.
-Off street parking, a back yard, grilling capabilities.
-A decent amount of storage space. Unfinished basement, two floors, plus a crawl space above the second floor.
-Maintenance and management was responsive.

Cons: Walls were SOOOO thin. If my neighbor was in their bathroom at the same time as me it literally sounded as if they were in the room with me. Plus nothing but wooden floors so sound carried pretty heavily.
-I wasn't told beforehand, but there is NO snow removal whatsoever. I had to shovel the driveway of my disabled neighbor because they couldn't do it themselves.
-The basement and kitchen had a small infestation of water bugs (look like roaches but are harmless and not as much of a nuisance). They charged me $200 for an exterminator but it did not take care of the issue.

Not a Pro or Con: There was a full working window in my shower. With blinds. Wasn't a problem, just found it odd.

Not what I expected. Traded my id for a set of keys to go look at place. First set didn't fit. Back to office. Saw place, smaller than I thought but would work. Waiting and keeping my fingers crossed.

Bed bugs. I lived here for a half a year or so and had a somewhat traumatizing bed bugs experience. The bugs may have come from the apartment above (as stated by the landlord), but he always tried to combat that by saying "bed bugs can come from anywhere, you don't know where!". When I questioned him if there had been other instances of bugs throughout the building, he reluctantly stated that there may or may not have been reports of it. Folks, use your own logic and judgment here.

It wouldn't have been as disappointing if they had notified me of the bugs from above so I could take active "measures of precautionary awareness". Instead, I peeled off my bed sheets for laundry only to find a plethora of bugs crawling on my mattress.

I'm sure some of the properties/locations are decent and did not have this issue, but mine did.

2 stars given because other than the bugs, it was a half decent place to live. Very unfortunate.

Had to pay a $45 application fee just to apply for an apartment, then was subsequently ghosted.

When I called to ask about the status of the application, they said they had already rented the apartment to somebody else who applied before me. So basically they just took an application fee for an apartment that I was never going to get anyway.

And some of the positive reviews about them on google seem a little sketchy, in my marketing opinion. Seems like astroturfing. Steer clear.
