Strata99 Townhomes

We had the pleasure of having Tony as our manager at Strata99, and we can't praise him enough for his exceptional customer service. As foreigners with limited English proficiency, we were met with patience and understanding that exceeded our expectations. Tony's kindness and diligence were evident throughout our entire stay, as he consistently followed up with us to ensure our comfort and satisfaction.

Even when we had to make the difficult decision to move out earlier than anticipated due to personal reasons, Tony was incredibly supportive. He went above and beyond to help us resolve any unexpected issues, making our transition as smooth as possible.

We wholeheartedly recommend Tony for his outstanding customer service skills, empathy, and professionalism. He truly made our experience at Strata99 a memorable one, and we are grateful for his assistance and kindness.

Strata99 is a hidden gem - you get so much space for the price compared to other properties in the area. Tony and Brandon are awesome and continue to keep the property clean and up-to-date. While I was hesitant about the location at first, it actually is really great. You have easy interstate access and can get anywhere quickly. There are some cool breweries just a few blocks away and you can hop on the s-line right outside the door.

I've lived at Strata99 for about 10 months now and it's been a great experience so far! I've rented from 5 different property management companies throughout the Salt Lake valley in the past 7 years and this has definitely been my favourite.

The property manager, Paola, is awesome. She was great to work with upon move-in and was very attentive throughout the process. She's also been very chill, patient, and respectful to me and the other residents here.

The unit itself is great. It has plenty of bathrooms, windows, and new appliances. Not to mention that having a personal garage in Salt Lake is extremely convenient and hard to come by. I've only had to submit maintenance requests for minor issues/general up-keep, and when I did, Gilberto was very helpful and nice to work with.

Lastly, the location is very convenient. It's about 5 minutes from Sugar House and Downtown and has a lot of really good locally owned restaurants and breweries that are nearby. It's also close to almost any major retailer like Costco, Target, Home Depot, BestBuy, etc. It's also right next to the freeway which makes getting around the valley quick and easy.

Overall, Strata99 has been great and I've felt fortunate to live here. I've recommended it to friends and recommend it to anyone looking for a great place to rent from.

My girlfriend and I have had a wonderful experience at strata99. We moved in May of 2022 right around when Paola took over as the property manager. She does a fantastic job, and has gone the extra mile for us several times. The community events hosted are excellent as well. Maintenance has been exceptionally responsive on top of this, and we’ve had no problems with that at all. The home itself is small but well put together, with an in home washer/dryer, your own garage, and plenty of sunlight.

Overall, our experience thus far has been beyond pleasant!

I literally cannot stress how POSITIVE of an experience you will have if you move here. I moved in back in August, and I can’t say enough good things about Paola, the property manager. She has been incredible from the very beginning and is patient, attentive, and very quick to respond to any question or concern you may have. Also huge kudos to Gilberto, who’s in charge of maintenance. The help tickets are always resolved so quickly and if he sees anything else we may have missed he goes above and beyond to take care of it. The sense of community felt here is unlike anywhere else I’ve lived and Paola always makes sure to throw resident events for us to get to know each other better and it’s always a fantastic time. 20/10 would recommend living here.

This community is extremely beautiful, well kept and peaceful community. I’ve been living here since October and have been pleased all around to include the fun events hosted around the holidays.
The office staff is extremely accommodating and friendly Paola and Gilberto are super helpful and tentative. Support tickets get done quickly. It could not be better located and is amidst a lot of shopping, restaurants, transportation and schools.

I have loved living at Strata! This is easily the best community of any apartment complex I have ever lived in - the neighbors are all gems and Paola is an amazing property manager. She helped us feel so welcomed in the move-in process and through community events (and even gave me a free plant with a beautiful ceramic pot before I decided to sign a lease!). The units themselves are clean and cute, and I haven't had any issues since I moved in 5 months ago. Plenty of street parking, having a garage is amazing, Winco is so conveniently close by, and I have not once heard my neighbors through the walls!

My boyfriend and I moved in at the beginning of July and we have had only good experiences since. Our unit is in good condition + has new appliances. One of my favorite things about this place is how friendly and cool all of our neighbors are. It makes a big different. The office staff has always been so nice and efficient with any of our maintenance requests. We sent in a request and the next day it was fixed. Paola + Fabian are amazing at their jobs and it seems like everything around the community is running smoothly. It’s right next to the trax line so that is always a bonus. Close to some fun local breweries too.

I’ve lived at Strata99 for a year now, after relocating for Salt Lake for a job. While I typically keep to myself, this is the first place I’ve actually been happy to engage with the community. This is the most diverse housing community I’ve come across in Utah, which matters. The property management team has created a really positive and inclusive environment here. I enjoy attending resident events, and I’ve became friends with a few neighbors. When I needed help exploring a possible lease breakage due to a job change, Paola, the property manager, went above and beyond to help me out. My home is well taken care of, it’s quiet, and its attached garage has been vital to me in the winter months. I have loved living here and will always recommend it.

We moved in a little over a month ago and have loved our new home!! If you’re looking to be close to everything without having the hassle of commuting this is the place. The location is perfect, you have a grocery store right next to you, coffee shops, and other restaurants within minutes. Paola has been great at helping us solve any issues and goes out of her way to make you feel welcome. We have even recommended friends to this community!!
The only thing I have noticed is some residents tend to struggle when it comes to cleaning up after their dogs but maintenance has always been super attentive and picks it up (even though it’s not their responsibility).

We have been living at Strata99 for 5 months and it has been a fantastic experience. From the moment we scheduled a tour, to this day, Paola (property manager) have been such a blessing for me and my boyfriend whenever we needed her. Maintenance has been awesome too! The townhomes are soundproof, so no noise comes in (you can't even hear the trax! which is right in front of our front door), the amount of natural light we get in our apartment is wonderful, the neighbors are nice and friendly and last but not least the common areas are very well maintained and clean! Moving in to Strata99 has been life changing. We love it here!

I have lived here for about 6 months now and everyone here has been nothing but warm and welcoming. This community is such a tight knit community. I haven’t experienced any problems since I have been here. The property manager Paola always makes sure that everyone is doing well and takes care of anything I need no matter what it is. She is also always making sure that there are chances for everyone in the community to get together and make new friends by hosting holiday parties among other things in the clubhouse. I love it here!!

Strata99 was the best move we could have made! My boyfriend and I have been here for about 3 months now and we have nothing but good things to say about this place. The townhomes are well taken care of and have tons of natural light. Having a garage is a game changer! And when you need anything Paola (property manager) and Adrian are responsive and on premises daily.

Just moved here a few days ago from across the country and so far everything is going pretty well and very seamless.

The apartment search process was such a drag. Most places I’d call wouldn’t ever answer phone calls/emails after weeks of trying to get a hold of someone and I had to just show up randomly hoping they’d give me a tour. When I finally did get a tour at those places, the leasing agents or property managers were always unhappy and unprofessional and didn’t have many answers to my questions. They were also very badly maintained with dirty hallways, etc.

It was quite a different process with Strata99. I placed an inquiry online and Paola had reached out to me fairly quickly and I was able to set up a tour. Luckily a unit had just become available and i was able to move in within 2 weeks. .

Paola was also one of the nicest and most professional property manager I had encountered in the process, which honestly did help partly in making a decision. I’ve already reached out to her a few times in just the past few days and each time she was kind and prompt with a response. There were a couple of things I noticed that needed to get fixed on my first day here so I reached out to her and she had maintenance come over first thing in the morning and take care of the issues.

As for the unit itself, I’ve noticed that while I am able to hear quite a bit of street noise (cars, motorcycles, trax passing by, etc) very easily from the living room/kitchen area, I haven’t heard a single peep from my neighbors on either side which is pretty impressive. I also don’t really hear the street noise from the bedroom and that’s where it truly matters most. The only other thing was that the apartment itself didn’t feel quite as thoroughly cleaned before my arrival as I was expecting but all in all, enjoying my time here so far and looking forward to making it home for a while.

This place is amazing. I lived there last year through January of this year and I never realized until I moved out how AMAZING it was. The staff was so friendly and easy going. They did not hassle me over minor things. The units were gorgeous and had a great vibe. There were never billing issues. I miss this place so so so so much. The location next to the freeway and the 24 hour store is a plus but the staff and maintenance guy were stellar! The maintenance was on top of their stuff and would show up NEXT day! This is unheard of!! I hooooope to move back in one day.

Strata is a very welcoming community and a great location for easy commuting around the area. New and local restaurants/bars are always popping up as well as easy access to groceries. Management is great and easy to work with!

Living at the crossing has been awesome! It’s a very diverse and friendly community. Our neighbors have been very friendly from day 1- asking us if we needed help moving in and making us feel welcome. The staff is courteous and prompt. Sodany was able to get us moved in on a Friday evening with a short notice. She is quick to respond to messages and has been highly attentive. The complex is also conveniently located and very safe!

We had an awesome experience at the crossing. The property manager, Sodany, was so helpful and kind. She helped make the move in so easy and was so accommodating. The community is very quiet but close to everything. The unit was very nice and we never heard our neighbors. We also had a beautiful view of the mountains. I would highly recommend this property for anyone moving to SLC.

Paola is the most amazing property manager. She is the sole reason I'm considering renting at strata. She went above and beyond during my tour.

Strata99 was exactly what I was looking for in a townhouse community. Every unit has a garage, no one lives above me and the complex is very quiet. I also appreciate how nice it's been working with Rachel in the front office with any questions I've had. Their short term lease option fit my needs perfectly and they've always been responsive.
