I have seen many reviews that where not good. I personally have not had any problems. “Guys in blue aka maintenance are cool and pleasant, office takes calls and responds promptly, grounds are kept nice they decorate for Christmas. Did have a leak issue but they where on it quickly. They are proactive when it comes to snow and ice making things a lot better. Lastly packages have never been stolen and I order a lot of stuff.

I have had a very pleasant experience in Valley Stream Townhomes. Before we moved in all the flooring was updated and even a few modern light fixtures were installed. Maintenance has been quick to respond which can now be requested via the APP as well as payment so I never have to worry about dropping off a check. Michelle Lehman worked with us later in the day to ensure that we could find the perfect family rental. I would highly recommend!

I lived at Valley Stream Apartments/500 Valley Stream Dr. Newark DE for almost 4 years.
I couldn't ask for a better place. From the PM (Tiffany Justice) to Sasha Montgomery and the rest of the staff including the maintenance crew (Cliff) I can only say thank you. You always made sure that my questions/requests were promptly addressed. I really can't thank you enough, and I hope to keep in touch.

Our community has had several different managers and Handymen. The ones we have now, Eva and Jeff, are very attentive. Eva has answered every question quickly and Jeff is an incredible worker. They both deserve every penny and more from the company as they are repairing the damage their predecessors left behind.

I am writing this review as a visitor. I went to visit my cousin at their Middletown property and the complex and apartments are very nice. The issue I had was she let me stay in her master bedroom so I could have my privacy which was backed up to the outside staircase and mailboxes. Oh my Lord, I could hear every person come in and out of the building on those stairs. They definitely need to do something about that. My sleep was constantly disturbed. I asked her about it and she said she was told there is nothing that can be done about it. I was like they can buy those stair carpet things to reduce the noise and she said management told her that was not happening. If you like your sleep to be disturbed, then this is the place for you. I would not be paying this kind of money for my sleep to be interrupted on a constant basis.

Our townhouse community went downhill since this company took over. I tried to excuse the multiple times they overcharged us on rent or other charges due to the initial transition but it seems to be a long-standing, repeated occurrence. I need to keep a sharp eye on my invoices so that I catch the over-charges when they happen.

This company has a very high turnover of office staff, while the previous company kept the same wonderful employees for nearly a decade. Every new person who works in the leasing office seems great but they don’t last long. This results in frequent chaos of the daily operations of the community. Lately, I can’t even get a live person on the phone and am not getting responses after multiple emails, phone calls, and messages through the resident portal.

Things have reached an all time low as they can’t seem to keep up with the very basic task of running the trash compactor, which is typically as simple as inserting a key and pushing a button. On multiple occasions we have had about an 8 feet wide area outside of the trash compactor that was piled with garbage. This place that I used to love as my home is now an embarrassment and a hazard.

One of the nice amenities here used to be the indoor pool but now it appears to be a health hazard with mold growing on one of the ledges and the water having a murky appearance it never had before.

The company also raised rent by $300 per month in one shot when they initially took over. They also demanded copies of everyone’s birth certificates, which legally they are permitted to do, but is not normal, and felt very intrusive and questionable. In all of my years of renting, no one has requested these documents.

here is my review I've been here 2 years this Sept 15th. Apple Chase does a good job of sucking you into their apartments but when I mentioned that I was thinking of moving because of my health my rent goes up not only the $100 that everyone else has to pay but the senior discount I was receiving is no longer. so my rent goes up by $145 and when asked why BECAUSE WE SAY SO end of story now is that right.??

I'm over living at a Capano property. They raise the rent every year. My apartment isn't even worth the $1900 it will cost this year. There are cheaper and nicer properties in the area now. They also have an exterminator come out and only give you 48 hrs to clear out all your kitchen cabinets and countertops and bathrooms. They don't care you are 37 weeks pregnant and live alone. Their office staff is very unprofessional and rude and not helpful. I also have to be out of my apartment until 9pm at night because I am pregnant and can't be around the chemicals until they dry. I am so glad I'm leaving their awful place come June. I do not recommend a Capano property whatsoever. The only reason they have problems with cockroaches is because their units have the original 1960s windows and the apartments have a lot of moisture for this reason.

We live in a Capano Management townhome and they’ve been ignoring our rat problem for months.
We’ve been renting here for one year and during the winter starting having issues with both mice and rats. We’ve made many maintenance requests to try to have them exterminated and to repair the damage they’ve caused from chewing the wires of the dishwasher, chewing through the baseboards and burrowing under the front steps. Most of our requests have been ignored and the ones they have followed up on were done poorly and took weeks of us calling and stopping in the office to get them do anything. An exterminator came out, made recommendations but nothing was done.
The rodents have destroyed parts of the home but also a lot of our property.

Myself and my Fiance went to take a look at an apartment at Reserve on Forge in Phoenixville pa. First off, the greeting from Jamie was non existent. We were going through the application process and had some questions. Jamie was not only completely unhelpful. But Very rude. She actually sent a very flippant text message to my fiance. Is this how your company conducts there business. I don't think Jamie is fit to deal with potential renters. I would like a formal apology for this interaction. Very unpleasant and Unprofessional. WARNING DO NOT MOVE TO ANY OF THEIR PROPERTIES!! This company is deceitful, unprofessional and lack effective communication skills. They will do anything & everything to retain your security deposit including providing misleading information about the move out process. Make sure you record every conversation with Tiffany who is the property manager at Valley Stream Townhomes. And document dates/times & who you spoke with for all the staff. Retain all emails as they will later lie & deny receipt of the email. Management was great at Valley Stream townhomes until 2019 when they switched over to the staff now & they are absolutely horrible, ESPECIALLY Tiffany who is rude, disrespectful & doesn’t respond in a timely manner. They RARELY answer the phone and if you stop into the office for assistance Tiffany is RUDE & she acts as if you’re disturbing her.

My husband & I were told BY A CAPANO EMPLOYEE to visit this address to voice our concerns as tenants at Valley Stream Village Apartments. We took time out of our day, with our infant, to go to this office in person (we conveniently weren’t given a phone number or email, just the address) only to be informed that they only deal with commercial properties here and that our leasing office needs to address any issues we are having. We let them know that our leasing office sent us there, and the employee we were speaking with let us know that this happens constantly, the leasing offices know this location only deals with commercial properties, and that they are not supposed to send residents to this location for assistance.

Please don’t waste your time spending a large portion of your salary benefiting a million dollar leasing agency that really doesn’t care about its tenants. I previously lived in a complex where I could call the leasing office and they would always have my best interest in mind. I have had many security issues over the past few months with Capano and none of them have been resolved. It is a very unfortunate situation to feel unsafe in an environment that could easily be safe. When calling about emergency situations, phones are rarely answered or returned. Please keep this in mind when renting from Capano.

I have been renting from them for a few years. I have always paid my rent on time even when people couldn’t during the onset of Covid 19 pandemic. I’m having problems with my central air unit, and the maintenance told us that the manager Michelle does not want to spend the money to get a new one if needed. Maintenance have been out here twice to fix but it keeps going out and I have a small business making and selling natural hair care products that needs to be in a cool environment. I’m trying to see if I can sue the company if my ingredients and inventory goes bad. Think it’s really time to move somewhere else. I pay too much for this mess.

Very rude deceptive company. I am currently being held against my will at the reserve at south ridge by an unfair leasing contract. The manager here won’t let me out of the lease fairly and now I have to go to the court house and try to get out by court order. I don’t feel safe here. I have a lot of anxiety. I’m going to call the local news station to see if they can help me by airing my story. If anything happens to me my family will sue Capano. If I have to see a psychiatrist to cope with being forced to live here , I’m going to sue Capano for my psychiatrist fees
