When running or getting at least from housing or apartment you actually have to read the document very careful and the fine print The landlord cannot terminate your lease not less it was some type of criminal activity or something going on within your household other than that landlord can buy you out of your lease

Staff was very friendly and helpful. From the receptionist to the 2 workers who assited me. Both listened patiently to my landlord issues and were helpful in assiting me to resolve my problems.

Landlords are charged $114/year for a rental license. That is no big deal but for $114 all I get for the money is a notice every year that my $114 is due. Two issues that they could address at no cost, but despite my recommendations every year to them and also to councilmembers, they fail to do so:
1) The County Council passes new landlord-tenant laws almost every year but these laws are not communicated to landlords. I usually find out by accident through google searches. If they care about landlords and tenants honoring or being protected by the laws, they could include those updates along with the rental license renewal each year. But they don't.
2) The Landlord-Tenant Handbook is a good resource and I rely on it for the sample leases for landlords to use. Again, announcements to landlords are never made about new versions of the handbook. Also, the handbook should have a page that clearly provides new laws, by year enacted. There's no way to tell what has changed in the sample lease from year to year other than some vague descriptions, and using the new sample lease each time is a major time consuming task to format. We own one house and are renting it out while away for military service. It often feels like Montgomery County makes it difficult for landlords who are trying to follow all of the laws. (Nevermind that you cannot call and speak with anyone other than 311, which is just a hurdle and a time suck to getting assistance, or that you cannot call someone back at the LTAO office.)

Filed a complaint 4 yrs ago , on a apt complex (Strathmore house apts ,3004 Bel Pre Rd ) I have not lived there in almost 3 yrs ....Well I filed a complaint 4 yrs ago , ,,3 days ago i was contacted by this office about that complaint ,lol 4 yrs later they are finally contacting me , what a joke ..... Nicole ( head of this office ) seems to think that tenants needs are a matter of laughing about ,and making jokes ... Nothing is taken seriously , or followed up on ... 4 yrs ,,4 yrs completely unexceptable ... Tax payer money wasted on nothing. i found out that trying to call is worthless ,as the phone number they provide is not a working number .. Anyone overseeing this office would know that if they cared to even try calling .. It's not like the fact the number is not a working number has not been pointed out .. AGAIN a WASTED SERVICE

Filed a complaint in July 2023. JULY. And nobody has gotten back to me yet. I made multiple follow up calls to no avail. I cannot stress enough how extremely inadequate this office has been. MoCo's a dump.

This is directed to inspections and housing complaints. I made a complaint and inquiry in regards to my apartment community. I was assured by a rep as a tenant they would work with me as the tenant to get the apartment up to code. Well it was anything but...instead they contacted the property, property shows up at unit nxt day to do some repairs never gave notice. And they erase all history of complaints on the property on a public domain website for the people residents those who need to know what they are dealing. Despicable!!!I have still not spoken to anyone from OLtA no one has called to schedule inspection or to hear my complaint. Instead they worked with property and covered up the fact that there were 4 other complaints listed from June 2022 til now. You should take public service positions if your not there to serve the public.

I applied for a rental license in early May. I have yet to hear from this office. When I called 311 they first wouldn't put me through to the office because they said maybe they could answer it. It was a specific question not answered on the website so finally she left a message for the LLTA office. A lady called me back and we began having a conversation. Before all my questions were even asked we got cut off. I called back to the specific individuals phone number immediately and she didn't pick up so I left a message. This was around 4:20 pm on a Friday. So no response Monday, called again. No response and this went on for about 5 messages I left for her. She never called me back. Now I am going to have to go there in person since they won't give you service over the phone. I still as of 6/28/19 I still have no response to my early May application. I was supposed to have my property leased by July 1. By the way on the brief call that I did have in June I confirmed that they had my application but she said they hadn't processed it because I said July 1.Now wouldn't you think that means I am going to need a license by that date? Total negligence. We pay taxes to employ these people. Whoever runs that office needs to do some checking on the customer service being given.

This is an agency the county could do away with, and use the money on something else. When you file a complaint, you won't hear from them, unless you inquire a month later. Then, you don't get an answer to your concerns. Tout say they are NO tenants' advocate is an understatement. They are useless period!

The good reviews isn't real from employees that work for Montgomery County government. This organization is not for the people or vulnerable community. They are dictators and evict tenants if they complain about landlords, they are not abiding to the anti eviction laws. Unsupportive against women of domestic violence they don't support nor tenant friendly.

Very hit or miss experiences with this office. Don't expect that employees here will care about your issue or even try to be empathetic to your situation, sometimes they will make an effort to do anything they can to suppress and dismiss your problems.

I'm having an urgent issue with my landlord regarding a repair not being done. Tried calling the office for advice,y as they say they provide that on their website. Unfortunately, the only way to contact this office is by mail or by going into the office (which is only open during working hours). The phone number doesn't work.
