As a first-time homebuyer, I hardly knew the basics about what the process would be like, what to look for in a prospective home, what decisions (personal, financial, etc) I would need to make, the implications of a volatile market, etc. Thankfully, James went through every step and detail with me, patiently and thoroughly and gave me honest (sometimes even hard to hear) feedback and I knew he had my best interest at heart. He takes the time to really find what you are looking for and dedicates himself above and beyond. I am certain I couldn’t have found a new home without James and I feel very fortunate to have worked with him. I can’t recommend James enough and appreciate him and his team for not only finding me a new home but for making it such a special experience.

Throughout the process, we changed our plan at least four times with respect to the kind of dwelling we wanted, the kind of financing we wanted to try, and the neighborhood. We eventually decided on Long Beach, which meant that James had to drive for an hour each way on weekends to show us properties we wanted to see. His dedication is incredible. And it paid off big time. We are very happy with the property we purchased. It was a reach for us, and we got it!

James helped us negotiate a large sum of money during closing, introduced us to a great lending professional (better than any we found ourselves), and answered hundreds of complicated "what if" questions we had along the way. We are first time buyers and had to learn everything on the fly. James has been instrumental in helping us every step of the way, from scheduling the initial viewings all the way through closing escrow. He's even helping with some final transitional things after we closed. Once we secured a place and entered the 30 day escrow phase, James had every step mapped out in a calendar and he stayed on top of everything with weekly and sometimes daily check ins. James was the glue between all parties involved - us, escrow, the sellers, the lender, the home inspector, the HOA.

Our original lender dropped a last-minute surprise on us (just 1 week before our closing date) that upended the entire deal. We were devastated. We had to scramble to find another lender to salvage the deal. James was able to facilitate an escrow extension, negotiated with the sellers, and connected us with another lender that got us a comparable rate. We were able to close on the house! If not for James, we would've lost the house and would've had to start hunting all over from scratch.

I’m struggling to find the words to fully convey how grateful my wife and I are for all of James’ help. As first-time home buyers, we had a lot of apprehension about the process, especially in this housing climate, but James truly made it a joy. Before we began, he spent some time sitting down with us to just talk and find out about our family, what we were looking for, what we were concerned about, etc. During that initial conversation, I already knew we made the right choice in picking James to help us find our house. There were many complicated factors involved in our home buying process as we had just had our second child and were looking to relocate from SF to LA in 2021. The seller didn't even counter offer. Not only that, we were able to close escrow within 21 days with James guiding us through the process every step of the way. When we started our home search, we knew absolutely nothing about the home buying process. We met other real estate agents who would push us towards higher-priced homes in areas that we disliked. They pressured us to take what we could get because our budget and timeframe weren't feasible.

But then we met James. He came highly recommended through a glowing referral from a close friend. From Day 1, he provided a step-by-step virtual presentation of the home buying process and walked us through the pros and cons of each neighborhood we liked. We told him about our situation, our needs, and our price point. Unlike previous agents, he assured us that he could find us a home in the area we wanted in the price range our budget allowed in the timeframe we needed. And he delivered.

At first, we thought we knew where we wanted to purchase a home, but every week, he showed us a new pocket of LA to not only reveal hidden gems, but also to help narrow our search criteria down to what was most important to our family. On top of all that, once our offer was accepted (without any competing bids!), James set up all of our inspections for us and even scheduled a general contractor to come estimate any renovation/repair costs. He coordinated with a loan officer to help us lock in the best loan terms, he negotiated a generous seller's credit for us (despite the home being sold "as is"), and he built out a digital calendar of all the upcoming deadlines to guide us through our 21 day (!) escrow.

From Day 1 all the way to Closing Day, James walked side-by-side with us through the entire home buying process. His service was exceptional and truly all-inclusive. This review is long overdue, partly because I am an expert procrastinator but also because I couldn’t find the right words to really reflect what a great experience I had with James. I reached out to James over 2 years ago as I was starting my search for a home after renting for almost 10 years in Los Angeles. This review is long overdue. James was our realtor for the sale of our home. My wife and I were expecting our second child, so Covid created some obvious health safety concerns that made timing and logistics tricky through the entire process. We had already worked with James a couple years before when we purchased the property so we trusted him to take care of us.
Despite our established relationship, James took nothing for granted and came prepared with thorough market research and an entire playbook. He took the time to walk us through various options, his rationale, and ultimately drove us towards a target strategy that considered all of our unique objectives.
Whereas setting strategy is the fun part of the job, execution is where James really differentiated himself with this sale. Through James's stewardship, our home was beautifully staged and marketed. And so, when we accepted an offer we were ready to celebrate.
However, as with any major transaction, there will always be unknown unknowns. With our sale, we had some hurdles to overcome to close the deal and this is where James was truly special. He moved beyond acting just as our agent and acted like an owner. While my family and I adjusted to becoming a family of 4, James handled every twist and turn with grit and professionalism. James consulted us, kept us informed, and protected us where necessary. James willed the sale of our home over the line and we are so grateful.
