We were first time home buyers, and were recommended to work with Greg, and are sure glad we did! Firstly, he was very thorough at explaining the processes, what to expect, different options for buying, and all the rest that new buyers may not know. Along with Greg’s real estate experience, his previous work with building projects was a reassurance as we toured homes and he could give us honest opinions about the state of the house, and money that may need to be sunk into it. In May 2024, we engaged Greg Hanner to sell our home on the Niantic River. We interviewed 4 agents with proven success in selling waterfront homes. Key criteria to choose our listing agent were:

Sales success in our local market
Strong knowledge of the local market and competing housing inventory
Marketing savvy, especially expertise in social media, online marketplaces and writing/video-making
Personality and relationship comfort level

Greg outperformed the other agents in each category. Moreover, he brought a background as a former home builder, which allowed him to appreciate – and promote – the higher-end features of our home’s construction to prospective buyers.

In pricing, Greg offered a realistic range, knowing our home had few comparable listings. He asked for our desired sales price and agreed it was appropriate for the home’s size, location and value.

Greg narrated and filmed a video walk-through of the house and grounds. His voiceover was folksy and confident; he showcased our home’s many features and used the video – including dramatic drone images – to highlight key selling points, especially the riverfront lawn, the rooftop solar array, 2 decks and bluestone patio.

Greg developed a plan and schedule for our home’s listing. He suggested a coming-soon approach, in which the home’s listing would be launched online 5 days before the formal listing drop date. He said such a teaser campaign would build interest in advance of the live listing, and drive prospects to schedule showings once the listing went live. This campaign delivered immediate results. On the first day of the listing’s active status, he had 3 showings; 2 more were slotted for next day, and a 6th for the following day. The listing went live on a Friday and we had a buyer’s contract – at full price – Sunday.

Worked with Garden Realty for selling our home. This was our second stint with Greg and Garden Realty, having bought our home previously with Greg. Absolutely loved working with Greg. The selling process involves several steps - starting from creating a compelling listing to the negotiations and closing. Greg’s experience clearly shows in his attention to details with regards to every aspect of the selling process. His understanding of the real estate market is spot on - extremely analytical and data-driven. He was able to understand the trends of our local housing market, although Garden Realty is located in a completely different part of Connecticut - further justifying the fact that a local is not necessarily a better choice for selling a house. His pricing was spot on, and so were his negotiation skills with buyer’s agents.

Terrific Real Estate Agent! Extremely knowledgeable on Connecticut law. Will work tirelessly for you. Well known to other agents when searching for a home. I was impressed with how informed he is with household items. For example, after our closing our electronic garage opener did not function. He spent a lot of time over the phone guiding us to a solution. It’s a comfort to know that an agent after closing will still help you if he can. Patient, knowledgeable, informative, solution driven with results.

Greg helped us sell our home in Uncasville. We had a difficult buyer and Greg was able to coordinate and mediate between us to get to closing. He is very patient, thorough, and caring. Felt well-represented as a seller and absolutely in good hands. I would use him again in a heart beat for any real estate transactions. When my fiancé and I were looking for a realtor to buy our first home, we knew we wanted someone that would carry a high level of knowledge on the structure and condition of the home. While buying in a time of inflated home prices it was important that our realtor be able to identify major issues and other things that first time home buyers would want to avoid. After reading reviews mentioning Greg having many years of building and overall experience, we hired him as our agent. Amazingly, we ended up putting an offer in on the first home we purchased and were eventually accepted after other buyers fell through. Greg did a great job of pointing out the reasons he felt the home was in great shape to warrant an offer and helped us to feel comfortable in that stressful process. He pointed out things we did not need to worry about and where we should focus our efforts at first. However, after we had been accepted there were multiple other issues related to small inspection findings that Greg guided us through each step of the way. His expertise in such matters was vital as we had weeks of back and forth with the sellers.

Greg also comes along with many connections. Despite reaching out and pricing multiple loan brokers and insurance agents I had found on my own, Greg's connections ended up savings us hundreds of dollars per month in our loan and insurance rates. Like any successful realtor, he will be busy at times with other clients, however he will make the time for you and had no problem holding extending phone calls as we worked through many questions late into the night.

From start to finish, Greg was an excellent realtor. At the start of the process, he was very thorough, inspecting the house for potential issues and suggesting value solutions like painting and carpet cleaning that improved appeal. He was diligent when taking photos, deliberately choosing the time of day when the light was best. For several fixes that had to be done, Greg knew a contractor who could do the fix. The 3 contractors he recommended were all super reliable. He went above and beyond, fixing some low cost, quick fix issues himself. He knew the market and suggested being patient, a buyer will arrive. The end result was a full asking price offer about 10 weeks after the listing posted. I’ve worked with several realtors over the years and I can honestly say that Greg is rated with the best of them.

Greg is awesome, he is immensely knowledgeable about the home buying and building process. So it's great that you get a contractor and realtor all in one he knows what to look for. Greg patience is up there me and my wife ran him through the wringer looking for a house. He even took us to ones that he knew where a no go just from the pictures. At the end of our process I would say we saw well over 40 house. I obviously would highly recommend him to anyone.

With Greg’s professional background as a building developer he was able to quickly point out areas of concern with many homes we looked at. We as buyers became more knowledgeable about framing, windows, siding etc. by the time we found our new home. Everyone seems to know Greg and with that comes a level of recognition red carpet treatment from other agents around the coast of Connecticut. We were often able to tour homes before anyone else. The home we eventually fell in love with hadn’t even gone on the public market yet and if it did my wife and I feel as if we wouldn’t have had a fighting chance with all the competitiveness at this time. Greg was always available by phone or email, day or night. He is hard working and doesn’t seem to stop. We loved that about him. I found Greg to be extremely well organized, very knowledgeable about housing trends and the local area, and exceptionally tech savvy. For point of reference- this is my 7th home purchase.
I am from California and was being transferred to CT. I have never lived on the east coast and did not know much about the homes in the area. I had to rely on Greg 100% to educate me and steer me in the right direction. I flew to CT for a 3 day trip with the goal of hunting down that house that I would live in for the next 3 years. I sent Greg a list of 16-20 homes that I was interested in. He met with me on Zoom the weekend prior to my arrival and he went over each home. By the time we were done, we had narrowed it down to 8. When I arrive on Tuesday afternoon, we immediately go to work. He had scheduled a viewing at each property 30 minutes apart. We saw every house and a couple of extras- on schedule! By the end, I had a house in mind. The next day I told Greg to make the offer and again relied on his advice. The following day the offer was accepted. Mission accomplished! Of course the accepted offer is not the end. Remember, I’m living in California- so I need Greg to handle the entire sale from offer to closing.
