Fantastic more traditional Thai accommodation. Clean and quiet away from the hustle and bustle. Beautiful eco friendly small resort. Very friendly and run great tours direct from Joy's cottage. Joys house will collect and drop you at airport etc. Easy 20 min grab ride to and from the centre of Chang Mai. We would stay here again.

Amazing oasis of authentic Thai accommodation. The website does not do justice to how beautiful and relaxed joys house is. If you have a family it feels so safe for the kids to roam around the property such is enclosed. Room 14 and 15 are within a 2 bed apartment with living room right opposite the pool ( surpassed our expectations)

The staff are incredible, so kind and helpful.
You can organise tours, cooking classes ( well reconnected) and more .

If you are unsure about staying here don’t be, stay here!

Joy’s House is truly a joy. Peaceful, beautiful surrounds, large comfortable rooms, excellent food and so many fantastic services and amenities. The staff cannot do enough to make you feel valued, we left feeling as though we were part of the family. The little cat is gorgeous too! I would very highly recommend this place as an oasis to come home to in Chiangmai.

Couldn’t ask for a better, more authentic experience. From the moment you arrive you’re welcomed like you’re part of their family and it just gets better from there. Such a lovely space with lots of amenities. Whether dining, joining their cooking classes, reading a book in the numerous areas that are beyond ideal for relaxing, this place has it all and all done so genuinely. Don’t hesitate if there’s availability.

What can we say? We loved everything about our stay at Joy's House - a true oasis of calm - and the 5-day tour of the Chiang Mai and Chiang Rai area that they organised for us with the master of tour guides, Mr Yoe! Every little detail of our trip was taken care of, and so many sights and activities were packed into our week, a simply incredible experience!! Highlights included the visits to the White Temple, the Golden Triangle and Fish Cave, bamboo rafting, eating typical dishes at local spots, and our cooking class back at Joy's House, which began with food shopping at the colourful local market! The staff at Joy's House, our guide Yoe and our driver all ensured that we had the very best time possible and we would recommend this little haven to all types of traveller. If we could give 6 stars out of 5, we would! You will love it here!!

Awesome and peaceful guesthouse. Lovely housekeepers. Yummy food and just 15 minutes from Ta Phae Gate. Around 120 bath using Grab!

Really wonderful stay at Joy’s House. The staff are lovely, the food they serve (either the included breakfast) or the lunch/dinner items they prepare to order.
Rooms good and AC excellent. Rooms obviously a bit shabby chic but cleaned really well.

Organised all my activities through them and all was great.

The property is a little outside the city but taxi in takes around 15 mins and really cheap.

Would highly recommend assuming this is the type of vibe that you’re after.

Absolutely fantastic! Some of the nicest and most friendly people you will ever meet. Rooms were spacious and clean, free airport transfer, free shuttle into the city several times a day, incredible food and a nice, cool pool. Lots of services such as laundry, cooking classes, tours etc. on site. And the fact that the money goes to support for their own children's foundation just next door is incredible. Many of the children that has grown up there has gone to working at Joy's house and they are lovely, happy people, with better English skills than most Thai. Would totally recommend! However it's worth noting that it is a bit out of the city so if you want to live in the middle of everything you might need other options.

What a treat! Wonderful friendly staff, clean, lovely breakfast, beautiful place! Excellent cooking lesson with lovely Dao. Trips organized by Joys House were fantastic. Lanna elephant sanctuary was once in a lifetime experience! Can't praise enough! Million thanks to all, we really hope to see you again one day!

Was here december 2022 with 4 people. People who work there are very kind and you feel very welcome here. Great drinks and food + a gym, swimming pool, pool table, mountainbikes and a campfire! Also very clean.

My wife and I loved our stay. The food was great, hospitality was top notch and the bed was soft. We did the elephant tour and Thai cooking class and loved both. I would come back in a heartbeat.

Beautiful grounds, relaxing atmosphere, and great customer service. Although it is further away from the center, they have shuttles that take you there and it's much quieter too. Really good breakfast, comfortable beds at a great price. Highly recommended!

One of the best experiences of my life. Will always remember the place and hope to someday return. The photos I've added are of the arrangement the staff made for us, since it was our honey moon. It was completely unexpected. This place is one of my best memories from Thailand.

Great place to eat and stay. Nice spacious and comfortable rooms. The students provide exceptional and attentive service both fod the hotel and restaurant side of the operation. Wished we were there more than one day.

Little gem of a hotel, set a little off the beaten track but well worth checking out for those seeking the genuine Thai experience. Excellent food, spacious room, tranquil surroundings and lovely staff.

We had a wonderful stay at this guesthouse. Highly recommended!! Very friendly people, always very helpful and super delicious food!! Can’t wait to visit again!

Such a great place and a great story, of taking care of children that are orphans, or cannot be supported by their families for various reasons.
