I was 'advised' by the estate agent representing the property I was buying that I did not need a solicitor because in Spain it is not necessary. How wrong they were!

Every time I use Express Legal Solicitors, they never fail to impress me. As always, their advice is sound and much appreciated. Such a relief to have their team to rely on.

We engaged Express Legal Solicitor to facilitate our buying of a property near Benissa. Christine Ashworth was the appointed solicitor who dealt with the whole buying process from the start to the finish. The property was being purchased from local Spanish residents. There were lots of legal and bureaucratic hurdles to jump, especially since the property was left as an inheritance to two cousins who had no idea of the legal process involved in selling a house in Spain. The inheritance issue, along with other historic planning issues meant that the acquisition process took nearly 7 months. Christine was very meticulous in ensuring that all the necessary paperwork, historic planning (work that had been carried out on the interior of the property that had not been registered or permissions granted by the necessary authorities), inheritance issues and the process of the preparation of the standard documentation (liaising with the seller's solicitors etc) prior to purchase. During the 7-month period, Christine advises us to set up a "Reservation Contract" with a minimum holding fee to secure the property. This contract was renewed on a monthly basis, involving both parties, at no extra cost to the agreed fees. We were kept informed by Christine on a regular basis of the progress, or lack of progress, with the purchase. We now have the house, completed last week, and we can't thank Express Legal Solicitors for their service, in particular, Christine Ashworth for her diligence, guidance, thoroughness and professionalism during the protracted buying process. Lastly, they even informed all the necessary utilities of the change of ownership. Thank you.

We made contact with Sandra for our holiday home purchase in Relleu. We had been passed thier name via an on line forum for Costa Blanca where she popped up frequently as being relieable.

We had also made contact with other solicitors via “A place in the sun live” however once we received the quotes the prices ranged vastly.

Express Legal was extremely competitive but the company was also registered with the U.K. law society giving you piece of mind. Despite buying numerous properties in the U.K. this was our first oversees purchase. We where cash buyers too using our life savings and inheritance so we where very nervous.

Sandra slowed us down, gave us great advice and help. She even helped with our NIE and establishing a spanish bank account.

Other estate agents had advised against buying bank reposessions however Sandra said it would be no problem. We found our perfect property at an amazing price and we had the keys four weeks after our first viewing. She helped us get quotes and work done like having the services reinstated as we don’t speak Spanish she handled it all as part of the service.

A few months after purchasing the property we purchased a car and had a problem with our online banking she even resolved that for us. If you are a spanish buying novice, Your being pressured by estate agents or developers are asking you to pay them the deposit don’t listen just speak with Sandra or the team at Express. If we where to purchase or sell Express would be our only choice. We are delighted.

Great price, English speaking, very knowledgable about the areas, can sort out surveys and quotes for building and improvements too! Safe reliable and responsive they where always on hand to help.

I don’t have much time as I work for the NHS but The Express team sorted it all for us. We have since had two holidays in our spanish villa and it looks great all thanks to Sandra and the team.
