Extremely pleasant experience

Selling my property, title company didn't bother to discuss the extra $30k lien on the title to find out from me if it was valid. The HOA builder put a fraudulent lien on my unit stemming from a scheme to profit off Harvey damage that I refused to participate in.

When I questioned why they only confirmed with the builder if the lien was valid, they informed me it was in the middle of an attachment among the many other attachments they sent me and they had no obligation to affirmatively check with me about whether the lien was valid and that level of notification was adequate, even if they have no record I opened the document since it's not signed, and there was no email discussion around the issue.

Whomever processed the file didn't recognize that regardless of whether the lien was valid, if it was stale it was unenforceable. We did get it straightened out at the last second, so they get 2 stars for that, but this was completely avoidable and a little basic communication would have resolved this quickly and easily.
