BrEz at Atlantic Crossing

Just relocated to development and so far pleased with everything. Leasing agents Danny and Cy were exceptionally helpful, going beyond to make sure everything goes smoothly and made move in as stress free as possible.
Looking forward to being a resident!

FANTASTIC. Everyone (that works for the building, from leasing to maintenance to management) is SO kind, responsive, and helpful. Even the most minuscule of complaints I have are addressed in a timely manner, and are taken seriously- I couldn’t be happier with the location. The construction was to be expected- I’m so eagerly awaiting the pool and dog amenities especially! The resident events are hosted at least once a month and they’re always a great time, with fun events. I’m so grateful to call Brez home!!!

Lived at BrEz since December now and it is by far my favorite place I’ve lived in SoFlo. The management done by Danny and Cy makes it all the better. It is a high paced super inclusive environment of a community of people who are super outgoing and energetic. Daily life feels similar to vacation as you are seconds away from down town and the beach!

Danny with Brez is extremely knowledgeable and professional. We have toured several communities and he not only knows his community well but provides top of profession customer service!!

Great area

Nice place

Apartment pricing does not take into consideration the constant noise and apartment-shaking from new construction happening on the north and east sides of the building, and the noise from food delivery tractor trailers that arrive as early as 4:30AM. There have also been a number of disruptive false fire alarms, one of which happened at 5:30AM, another of which persisted for 30 min while I was leading an afternoon video call with nine clients. The fixtures and finishes inside the units are mostly pretty nice, e.g. clean, modern tiles and kitchen counter stone, a neutral color palette. However, the carpeting became mashed down after one month of use (two adults, no kids, no dogs in our unit); we had to replace both showerheads due to poor water pressure; and the top-loading washing machine has put tears in our clothes. The local management team is a good group of people, addressing the issues being brought to their attention with empathy and respect. They provide maintenance upon request, and have been improving their maintenance operations over the past year. They have also organized a series of wonderful resident "socials" with food and drinks. At the same time, they have their hands full managing a mixed construction + restaurant + residential site that requires resources - re-engineering, planning, etc - beyond their scope of responsibility.

I am updating my review from 5/5 to 3/5 stars after 3 months of living here based on the building alone.

Relocated from DC in May, and the entire staff here at BREZ are AMAZING! Danny and Cy are extremely responsive. The maintenance team is attentive to questions and friendly.

Although the leasing team is amazing, I find maintenance request are a bit delayed (+/- 3 day response). For top price in the area we were told the expected opening for the pool to be August. The pool has made very little progress if any. The construction across the street causes the building to shake and can be loud during the day.

The location is prime, but without amenities (dog spa, gym {currently subsidized}, lobby, office centers, no outdoor kitchens, club house, pool, bathrooms in common areas like the shared roof top, limited bike storage, inability to buzz guest into the elevator, and NO guest parking) the building is a standard average apartment complex compared to others in the downtown area. I find it a bit hard to justify the additional rental mark up compared to other complexes. The deduction for lack of amenities does not equate the rental cost of a soon to be "luxury building".

Appreciate management responses and hopeful to see improvements.

My boyfriend and I moved to Brez in February 2023, ~ 6 mths ago. Danny and the Brez team are great! They are super friendly, helpful, and were really accommodating upon move in. My apartment is brand new and nice on the inside and have not had issues with the unit, and was provided a gym membership at Pure Life until the gym in the building completes. The location on Atlantic is also amazing.

My 3/5 stars is due to some of the challenges post moving in. I was told the pool would be open in July- now I am hearing December or later. So we have zero amenities in the building at all (but note the gym membership above helps). For an expensive building I would expect much more - especially since all the less expensive buildings in the area have them.

Some other issues:
- trash from the restaurants below and our building use shared garbage bins. It’s really smelly and makes all the common areas outside dirty, sticky and gross.
- loud construction noise most of the day
- NO guest parking

I am hopeful these will improve.

The Location
First great location, you are right there in the middle of downtown with access to great restaurants and other businesses. If you want to step away from the busy downtown, you have a 10 minute walk to the beach. The underground parking is very convenient, but not managed as expected. There are challenges with cleanliness and valet parking which I hope they are addressing soon.

The Staff
I first met Cy when we the tour the place. He has done his best to accommodate my challenges and requests given the circumstances. Then came Danny and he has kept the same level of service again, given the circumstances. Cy, Danny, and the staff (Chris, JJ, Miguel) provide the support as expected. They have been responsive to all my requests, either by phone of via the back office website.

The Apartment
The apartments, the layout is very nice as well as the balconies. The cabinetry is ok, the floors and bathrooms are ok too. I was not too trilled with the appliances, given the rent price and the apparent high end perception of the place. That was something that still to this day, I don't understand, why go very basic on the appliances? The hallways within the apartment floors are nicely kept and are wide. The hallways that connect with the grounds and the restaurants are not kept, mainly because of the restaurants, but that is something that needs to be addressed.

The Amenities
At the time that we move in (around Dec 202) we were told the other building (where the gym is going to be) was going to be done around April. Of course there are always delays and challenges during construction, but as of today (August), there is no gym on location. We got passes to Pure Life in downtown, not what I was expecting (but this is not a Pure Life review). Of course there is no pool yet and there is no alternative, so we will get the pool, when the other building is completed.

The Noise
The Noise has it's own section because, it expected to get some noise given the location, but not at the level we get and other residents get. There is of course, construction, which it's expected. But, apparently there are regulations that allow construction to start as early as 7 am. If we are in a community that is "luxury" and is "elevated", why is not possible for the owners to workout a deal with the owners of the construction projects so they can start at 8 am. Why can't they talk? That eludes me...This a situation where managers talking to managers is not going to go too far.
The noise from the restaurants below is also an issue that was clearly disruptive for those having the apartments closest to that area. I believe the Brez management talked to both restaurants, but apparently it fell in deaf ears. Again, an opportunity for owners to step in and elevate and make Brez a luxury place.

Conclusion
Why 3 stars?
Plain and simple we didn't get what we expected.
As the owner of a business, you need to be ready to backup your marketing. If you say "Elevate" and "Luxury" you need to provide that, period. From my perspective I see a management team doing their best to keep the residents happy, but a group of owners not willing to provide what is required, $$$ and their time, to make this place what it could be.
