I just concluded my 12th real estate closing with Tony working as my clients attorney. Tony has policies in place that keep every person involved in the transaction informed at all times. Anthony is quite personable and was very communicative during the initial part of the house sale process. I received decent feedback about requests from the buyer's attorney and the home inspection. Unfortunately, we encountered all our problems where the rubber hits the road: the closing process.

We never had a detailed discussion of the closing document fees prior to closing. Instead, Anthony emailed me a copy of the closing document the evening before closing day without comment or review (he asked me to review it). And that document had several substantial issues: (1) Real estate agent fees were completely omitted which is surprising since these were by far the largest portion of our closing costs; (2) there was an unexplained "outstanding" property tax escrow charge; and (3) there were two unexplained water/sewer escrow charges. The fact that this closing document was submitted to me for review without comment from him meant that he had not performed even a cursory review of the document. When I pointed out the missing realtor fees, he rather comically replied that "we all caught that" which begs the question of why he would have sent me the document without pointing this out if in fact he "caught that." The property tax and water/sewer fees were a result of the title company doing the title search prior to the close of the last quarter in which we were resident in our house. Anthony actually suggested I call the title company rep to sort out these costs (I guess he feels that sorting out unexplained closing costs is not his responsibility). I called both our town tax collector and the title company rep (regarding the "outstanding" property tax payment and the water/sewer escrow charges) and got all of those closing costs removed from the closing document the morning of the closing day (only took about 45 minutes).

Finally, after a casual, post-sale conversation with my realtor, we discovered that we were eligible for an age 62 partial exemption of the NJ Realty Transfer Fee (we had paid $8,400 in our closing). Anthony supposedly filed this exemption application with the title company and they supposedly declined it. He apparently didn't understand the law and how it applied in our case. I spoke to the title company myself and they didn't have an issue and asked me to send them the exemption form. I downloaded a copy of the form from the State of NJ website, completed it, had it notarized, and sent it to the title company. Within two days, we received a refund of $4,300. Had I not spoken to our realtor after the sale and had this exemption not come up in our casual conversation, we would have paid the full RTF of $8,400. Due to my own efforts, we received a rather substantial partial refund of the RTF from the title company. That money would have been left on the table had we simply assumed that Anthony had done his job. There are plenty of very good real estate attorneys to choose from in our area. Anthony unfortunately failed to do his work diligently in our case and as such I would not recommend his services in this area.

BEWARE, if your looking at this review keep looking!! He represented the buyers and was very hard to work with. My attorney was struggling to get information from him to move the transaction forward. We backed out of this transaction due to other reason but we were considering backing out earlier cause of his work ethic and professionalism or lack their of. He made us as the buyers feel very uneasy and that we couldnt trust the deal. I would stay clear of this firm in my opinion.
