I've never had a bad experience with JHB. I started renting from them at 18 years old. I screwed up an then returned years later. If I was every had a hard time which I have several times I've sat down with Melissa (in-person) an explained an she has always helped. Let's be honest JHB has the best going rental rates around an that's even reasonable. Again everyone has different situations so don't let a few bad reviews discouraged you from becoming a renter. Good day folks.

Never mind the negative people! My experience has been positive the entire time. The person I deal with the most is Eydie. She is a sweetheart. Not only is Edyie professional and proficient at her job, she is friendly and very helpful.

Even though JHB raised the rent on my current apartment, there was no judgement when I informed them I needed to find a new one. They even helped me find a new one with them at a lower cost. Pretty classy to me.

I have experienced nothing but professionalism and great work from the staff at JHB. Everyone is so nice and has greeted me with a smile everytime. I had the opportunity to go with their Property manager, Melissa Geer, to several of the apartments and houses and shown both properties and she was very professional and definitely knew her stuff. I would be proud to work with her again. She was awesome :)

Had a great year and a half with this company Melissa and Tatiana and Evy were very helpful all year around. Made my stay in both homes through them great! Just recently moved out of culpeper and left on great terms and definitely would recommend them if looking for a place to start with thank you !

I have had a great experience staying at my apartment this past year. It was exactly what I needed. The crew at the rental office were accommodating and quick to respond to any needs that arose. I would definitely recommend them to anyone looking to rent in Culpeper.

I was greeted by two women that work at the desk the first one walked me over to the other building to meet a another nice young lady! I had the opportunity to speak with Mrs. Jenkins and it was not a really good experience. She claims she emailed me back about the properties that I emailed her about yesterday and I’m still searching for those emails literally because they have not come through. Her emails must be the only emails that I’m not receiving because I am certainly getting them from everyone else. I felt that the girl at the desk was giving me adequate information and Mrs. Jenkins kept shutting her down every time she gave me the information. I completely understand if the issue is that Mrs. Jenkins is not too “fond” of ME (get it)!!! But it’s okay, I won’t inquire anymore because I got the picture it’s very clear. God Bless

0 stars. Got denied for owing on a cell phone. These creeps just want your $50. I've never been denied housing and I've lived in 6 different apartments before this.

I was disappointed in the fact that I paid an application fee, and discussed interest in the property in person at the office, but didn't receive a phone call after submitting the application. Voicemails were not returned, and I paid a fee for no reason.

Horrible experience. After we gave our 60 day notice of moving out, it has taken multiples of the SAME email to get a response (in more instances than one). On Aug 5 we were charged for damages, haven’t gotten a list of what the damages are, and I’ve sent 3 emails asking what they are. One on 8/5, one on 8/13, and one on 8/26. Still no response. Do not recommend working with them, save yourself the trouble. The one bedroom apartment at Parkview isn’t worth what they charge either.

This has been my first time renting a property with anyone and it has been nothing but a disaster. The day we moved in they gave us the wrong keys and we had to wait for someone to come out and reset our lock. Our gas was not turned on and we had to wait three days for it to be turned on after we moved in because they “didn’t know it had gas.” They told us we would be responsible for our lawn and we were ready to take care of it ourselves but people had shown up to do it for us. Wouldn’t be a problem but we have heard gravel from our driveway thrown up at our windows and back door from the lawn company; we have two brand new cars that have been in the driveway, susceptible to the same gravel thrown about. When the pandemic hit, I asked if we could pay bi-weekly on our rent due to both my partner and I lost our jobs. They said “oh that’s okay,” and then got charged a $95 late fee without being told that I had to send in unemployment papers to be omitted from that fee. Neither of us filed for unemployment and found other jobs to make ends meet. We were never late on rent before the pandemic. AGAIN we have been charged another late fee. Every single other business or service I have including car payments, car insurance, internet, phone bill, even things like Hulu or Netflix have helped make accommodations for us. I will never again rent or participate in JHB’s company. This is such a poor excuse for a business I have ever seen.
