I have been renting for 15 years, moving every 2-3 years or so. Of the landlords (property managers) I had, I can say with confidence that Simmonds was top-tier! I felt like I was a valued member of the lease agreement, and my concerns were handled promptly and with genuine good-natured customer service. Work orders were processed quickly, and they communicated well, sometimes sending tips for home care/AC care to prevent issues from springing up in the first place. 10/10 would rent from them again. If I owned a home and were leasing it, I would use them to manage my property.

Simmonds in a terrific property management company. Simmonds has managed my house for over 5 years now, and they have always been very helpful with scheduling repairs, managing vacancies, and responding to tenants. Natalia in particular has been extremely helpful with maintenance issues.

The whole process, from application, move-in to move out was so efficient and seamless. I really liked the app that allowed rent payments to be paid and for maintenance requests to be made (if needed). We rented a property managed by Simmonds Real Estate for four years. Throughout this time Simmonds always responded to non-emergency work requests within 1-2 business days. The one time we had an emergency work order, they worked with the owner to have someone come out within 24 hours. All of their staff members are courteous and knowledgeable and reply promptly to emails during business hours. When it was time for us to move out, we understood exactly what was expected in terms of cleaning the property and any questions we had were immediately addressed. We enjoyed working with Simmonds and would have definitely rented another property managed by them.

Trisha is an amazing realtor. She worked with us to make sure we found the house we wanted. Once we gave her the list of things we wanted (or didn't want) she gave us a list of houses to choose from. And if we didn't like that list, the next day we would have a brand new list. Buying a house is stressful and Trisha made it less stressful and almost damn near fun.

Richard is amazing. I would highly recommend him to any home buyer. Richard helped us find a rental property. He ultimately helped us find our first home. Which was a new build. Over this grueling process. Richard patiently show my husband and I over 30 homes; before we decided to build from the ground up. Richard was there from the beginning to end with new the build. Which lasted over 13 months. Richard checked in on us and made sure everything was done properly throughout the build. Richard continues to give us advice even after we have closed and move in. If Google allowed an A+++++++++ rating I give Richard this rating without hesitation. If you're looking to relocate to the San Antonio area. Richard is your man.

My husband and I rented a home through Simmonds during all 4 of our years in San Antonio and couldn’t be more pleased with our experience. Natalia was our primary contact and she was always very responsive in addressing our concerns and questions and following up with the homeowners as needed. Sally handled many of our maintenance requests and was extremely attentive; many of our maintenance requests were started on within minutes of submission. The move out process was just as easy as the move-in process. We also appreciated that any annual increases to rent, if any, were minimal—a drastic difference from our previous rental experiences.
