I have to say in all the years me and my husband have leased homes and some of those were with the Military contractors we have never been more pleased with then with Count Oakes. Jessica Davis and her office mate Ashely are always more then helpful and have gone out of their way to make sure that any repairs to the appliances have been fixed. Yes sometimes it takes a day or two to get a repairman out ( we've had issues with the gas range) but Jessica is always on top of it! We have rented with Counts for 2 years now and they are always the top place I recommend my military friends looking for a home in the are to. Professional and everything in the home that was promised to be done was!

This is the absolute worst management company ever. Took 2 weeks to come out for a broken Water heater therefore no hot water for two weeks maintenance came reported there was nothing wrong with the water heater and they just adjusted the thermostat call them back a week later when there was still no hot water took another week to get here finally replaced the hot water heater. Bathtub was incessantly dripping took two weeks for them to come out for this as well. Now to top it off we were forced to pay 15 extra dollars a month for a digital keypad for our front door, guess what? now it won’t lock when we’re gone and we were not given a key, all around terrific experience if you ask me.

This home was gross when we moved in. I was 8 months pregnant and was on my hands and knees cleaning. The drains were clogged with hair. The tub couldn't hold water. There were grease stains all over the walls in the kitchen. Bugs in cabinets, etc etc. It took multiple days for me, my sister inlaw, my nana, AND my mom to clean the house to be live-able. We mentioned these things in the paper when we moved in. They sent a man to fix the tub drain, he didn't. He said he couldn't do it unless he pulled out the entire tub. So for the entire year and a half we lived there, I had to battle my son to keep the drain plug on the drain that we went out and bought. Speaking of battling, it was a nightmare trying to keep the shower head hung up because the piece that held it up was broken. That was mentioned in the paper at move in, as well. It was always impossible to talk to anyone there. 90% of the time they were never in office working or answering their phones. The lack of communication was terrible. Our AC went out over the summer while me and my infant son were at home and we called the office and went there countless times to get someone to come fix it and finally called their other branch on the beach and THEY took care of it. Luckily the AC people were wonderful and fixed it right away. Our fan broke in the bedroom and they sent another "maintenance" man to come and fix it. He went out and bought a fan, came back, put it in half way and improperly and then told my husband he bought the cheapest fan because he knew it'd break soon and he would need to come replace it again. We moved out December 31st. I had the carpets cleaned prior to moving and we talked with a man the rental company sent and made a deal with him to fix the two holes we had in the walls plus a few other minor things. We left the money for him at the office, like he requested. The house looked great when we left, much better than why we moved in. Yet, We still do not have our deposit, it being February 17th. It states in the lease that we should have received our deposit way before now. We have been contacting them for weeks about it. About 3 weeks ago I finally spoke with the woman on the phone and she told me we would only be getting back $555 of the $1025 we paid, plus the money we left the man to fix the holes, hang the door we bought, and hang the blinds we bought. She explained the money broke down and it sounded like no problem. She said she would send us the pictures of the $300 cleaning that needed to be done. She quickly tried to get off the phone and I had to say "wait, don't you want my email so you can send me the pictures?" And she was like "oh, yeah.... What is it?" Then said she would be sending them tomorrow, which was a Friday. She finally sent the pictures today, along with the document to get our deposit back. In the pictures she sent, most of them were either like that when we moved in or we had already paid the guy to fix. What they needed to fix was cleaning a spot in the fridge, cleaning a spot on the wall by the bathtub, wiping off the bath tub faucet, painting over a spot on the wall in the bathroom, painting over 3 spots on the wall in the living room, dusting the fan, and trimming the bushes. All of that brought down our deposit that much. She added pictures of the shower head, that was broken when moved in and we had wrote on the paper at move in. She added a picture of one of the broken blinds, which we replaced, so there shouldn't of been a picture of that. She sent two pictures of the kitchen walls in which I see nothing, and if there is anything I'm missing, it was there at move in, considering they had nail holes, grease stains, among many other things all over the walls when we moved in. Which once again, I put on the paper when we moved in. But now they apparently are charging us for. This is hands down the WORST place to ever rent from. If I were you, I would look somewhere else! If you need any more details, feel free to ask me! We would be disputing this if we were in the mood to deal with their unprofessionalism.

Count oaks is a joke. They can not count past 10 without taking off their shoes. If you are considering living in Horizon South condominiums, I'd strongly suggest reconsidering. Count Oaks and these other management companies keep you so distant from the unit owner , you are constantly being told excuses and left with no answers!

I rented a home in Cherokee heights and just wanted to bring some things about rental company first and foremost Jessica Davis our renters agent was terrible with getting back to us about things and the last tenant did a horrible job repainting the inside of the home unless the company did that, the paint would rub off with a damp wash cloth which made it extremely impossible to clean the walls , also when it came to getting maintenance done it was good for the first couple months then of them getting back to us with issues we were having but went down hill after that , also the walls and window sills along with a few other things where filthy when we moved in , I do have videos of when we first moved in for records if counts oaks wanted to pull something shady , we waited 2 months for our deposit back from them along with an invoice which when we got we had carpet cleaning and house cleaning added even tho when we asked what company they used and we used their company that they always recommend ,which we have been moved out of the place since the beginning of November I'm just letting you know this as I am also a new home owner that's the reason why we didn't renew our lease and counts oak had a big impact on us getting out from under them some their customer repor want completely down the drain after about 6 months of living there , but I wanted to get the basic out to kinda see what people will have to deal with since people are trusting this company with your home

As a former owner, this company has been awful to work with ever since LSI bought in. Many issues, stay away.
