Occasionally, I am able to set my cynicism aside and trust an honest face and genuine handshake in a business relationship. I did that at first meeting Eric Nerhood because of his friendly demeanor. I trusted, although I did have reservations about selling my home because of the stress of paperwork and correspondence, but I win on this one. I didn't need to have much conversation (no haggling) and the initial meeting was pretty brief but very cordial. We had a condo in SC that the tenants completely destroyed.  We live on the central coast and hadn't been there for a few years but after getting the people out, went down and found it would require a complete renovation from the ground up before we could resell it.  Figured we would need to get a few contractors bids, then would need to spent time figuring out kitchen and bathroom cabinets, appliances, granite, tiles, flooring, lighting, fans, etc. Doing this from a distance seemed like a monumental task, besides still making mortgage, HOA, ins. and tax payments for the time plus finding a realtor and then paying closing costs and realtor commission fees.
I looked online and found Eric (Premier Property Buyers) who stated they would buy the house as is, pay for cleaning it out, pay all closing costs and have a quick close.  All his reviews were very positive.  While we were there I called him and he came out the next day to view the property and said he would email me an offer in two days. We went home and in two days he sent it to us. It was very straight forward and complete, it showed what he believed when completed it, what he he could get for it, what his cost for the removal of everything, the complete renovation, the closing costs, the staging, realtor costs, what he expected to clear for himself and what he would offer us.  It was a very fair offer so we signed a contract. He started escrow the next day and it closed eight days later and we received funds in our bank account the following day, I overnighted him the keys and everything was complete.  He did everything he said he would and I would recommend him to anybody who would like a hassle free option of selling a property.

I’d like to first thank Eric for how responsive, professional and friendly he was to work with. When my wife decided to sell a home she inherited with her sister, I was asked to handle the sale. Given the homes age (1953) and our limited understanding of how it had been maintained over the past 4 decades, my wife and sister in-law decided they didn't want to not invest much money in the home. With that in mind, I knew I needed to try and sell it in as close to an "As-Is" condition as was possible.

With that as my marching orders I decided to first interview several traditional agents then, if necessary, move on to the less traditional methods of sale such as I-Buyers, FSBO and CA Flippers.

The traditional agents I met with all proposed an upper and lower price range. Once we accepted an offer, the price would be reduced by agent fees of 4% to 6% plus all the standard closing costs. (Tittle, Escrow, Recording, etc.) which equal an additional approx. 1% of the sale price. Not surprisingly every ignored the cost of repairs require by the Bank (E.g., Termite mitigation and repair, Roof, Foundation, etc...) They also ignored possible credits or repairs a buyers demand that further reduce the price!

As a licensed General Contractor, I’m well aware of the many common repairs associated with older homes. Although my wife’s home looked structurally sound, we had only seen pictures so it was impossible to know for sure without a professional inspection. That said, if we chose to pay $475 for an inspection, my wife and sister-in law would then be aware of the all problems.

That meant, if we were to sell it via the normal MLS listing or FSBO methods, we would need to either make the repairs or disclose them to prospective buyers. Since making any major repairs was not an option, the ways I could use to sell the house were somewhat limited.

After looking into Open door, Offer Pad and several others I-Buyer's, it quickly became obvious those methods were no way to sell an As-Is home. Since all the I-Buyer methods charge the seller for all required repairs. Needless to say, selling an “As-Is” home this way is a non-starter.

That left me with Local Investors. However, before contacting them, I first needed to determine what we would accept. I arrived at a number by deducting all the costs of a standard sale plus any repairs a bank and buyer would likely require. I then further reduced our price for not having to deal with the months of frustration associated with selling a house from out of state.

With this number, I began researching Local (Flipper) Investors. I spoke with 4 firms including one of the Real Estate agents I had originally worked with. They each performed their own due diligence and within a couple days made an As-Is, no cost offer. I won’t compare the offers here but suffice it to say, local firms that know the market best, made us the best offers. In the final analysis, Eric and Premier Properties made us an offer slightly higher than my analysis suggested we would make! Title and Escrow only took 13-days and just as Eric promised, my wife and her sister received exactly what he offered less what was deducted for capital gain tax.

All said this was a great experience. My wife is so happy she’d buying me a new top-of-the-line Weber BBQ/Smoker! My only regret is all the time I wasted researching the other methods of sale. Hopefully my experience will help others avoid all that wasted effort.
