Lost 10s of $ worth of quarters due to Broken Washing Machines, Molding all around the apartment, No dishwasher, AC Unit doesn't function correctly, WIFI Disconnects numerous times throughout the day requiring a reconnect, Sink Garbage disposal broke due to past tenants which is still not fixed after sending messages. Front door tends to open with gusts of wind even when locked, the locking mechanism on the door typically fails to lock the first time or requires strength to hold the door shut to lock. Very basic and nothing special about this place but its livable. On the positive side, you have walking distance to the whole SUU Campus as well as various resturants, but you would need a vehicle in order to get groceries.

Scott is a total creep, Patty is extremely disrespectful as a landlord. They’ve both fined me over 400$ for “breaching contract” when both times I was able to prove otherwise. There was flooding problems and plumbing problems like no other, and half of the time the fire alarms didn’t even work. They’re extremely discriminatory, especially when it comes to roommates. They were extremely fond of my other roommates and have been unbearable with me. I cant even stay at the house without the fear that Scott was just going to enter my room unannounced (which he has done many many times before). When I complained about being given absolutely no notice that Scott was going to be there, they later charged me 300$ for having “guests” over. They threatened eviction as well. Scott and Patty are greedy and rude people, they treat students like 5 year olds and are just plain disrespectful. Don’t live here it’s not worth it, especially if you’re not religious (I have a pride flag in my room, and I wouldn’t be surprised if that had a part to play in this mess.) Terrible people, terrible apartments.

I lived here through fall and spring semester 2020-21. The apartments were painted nicely and furnished nicely, however our kitchen table was wobbly the first day my roommates and I arrived and there were a variety of loose screws in the walls. One of the bedroom doors had a hole in the bottom and on another door there was a dent at eye level.
Around January-February ‘21 there were major plumbing problems. Our bathtub filled up with sewer water and we weren’t able to use our shower or toilet for about 5 days. They would fix it, and the same things would happen. The same issue happened 3 times over a span of a month. The landlords were not quick to help and the poop stained our bathtub. We were not given our full deposit back. This place blows.

The units are cramped, and kind of poorly renovated. It honestly seems like someone put a bandaid over some already poor quality units. No insulation, the summers were scorching due to no AC in the units, which we were not informed of prior to signing. The winters were very cold because the windows aren't sealed properly so what heat you do get out of the furnace blows right out the windows which only racks up your gas bill. In fact the windows were so poorly sealed that a good wind storm came through last December and literally blew all of the papers off of our fridge... Through the closed window.. The front door had a similar issue with drafts.
We paid up front for parking for a full year and the office tried to charge us again, when I called to settle it and say that we paid for all the semesters up front, they said "I highly doubt that, but I'll check." They then found that I was correct after looking through my statements.
We locked our bedroom key in one of the bedrooms and were told there was no master key to unlock the bedroom door and had to call a lock smith.
The trees outside of the units are infested with loads of black beetles that get everywhere inside throughout the year (the winter doesn't stop them). We also killed a mouse that must've gotten in through a hole that previous construction failed to fill in around some pipes that go to the sink. Upon reporting these pest issues, we were told that if we were worried about them then we would personally need to buy pest control.
The WiFi is awful and starting next semester they want to charge 40$ monthly for it, mandatory. If that's the case they ought to let students buy their own. Fiber optic is only 45$ a month...

I would argue that the maintenance manager Scott was probably the best thing about these apartments. He was nice to us and filled the two or three requests we ever made, quickly. The office and apartments themselves, not so much.

We moved elsewhere that charges 200$ less than these units and is much bigger and nicer. This place is way over priced for what little is has to offer. There is nothing special here but a closer walk to school.

I wasn’t going to leave a review, but today Scott came and asked me to move my car to mow the lawn behind it (I back into the stall and the grass got kind of tall where my back bumper sits). I totally understood and had no problem scooting forward in my parking stall, but he felt it necessary to make a passive-aggressive comment about the review my wife left after we heard about the rent hike taking place here.

So that’s why I’m here - this place is not great. It was tolerable for the time I was there, but let this review be a word of caution to future tenants. My wife and I paid $850 per month ($908 after extra charges). When I called property management about signing for a contract next year, I was informed rent would cost $1495 per month ($1571 after extra charges).

This place is not nearly worth that amount of money. I understand the market changes, but a rent hike of $650 is outrageous. It is EXTREMELY greedy of the landlords here to do that to young adults, many of whom they don’t expect to stick up for themselves. I did the math; the rent hike gives the landlord nearly $8000 extra per unit per year. AND that is coming from college students who struggle to get by, so I hope they sleep sound knowing they are part of the problem for young people trying to make ends meet.

The landlords here just think it’s okay to take advantage of us young adults and gouge us because of Cedar City’s artificially high housing demand. New townhomes that are 3 bed 2.5 bath can go for $1500 in this town, and this place is 2 small bedrooms and 1 small bathroom. If you live here, you should also expect to get nickeled and dimed. After that astronomical rent total, you have to take your laundry to their communal coin-op machine adding another $1.25 per wash load and $1.00 per dryer load. The machines are pretty small, and I typically have to divide my load between the two machines anyway, doubling the cost of that.

This is not a comprehensive list at all, but some things that make it difficult to live here are:
——Extremely subpar wifi that you are OBLIGATED to pay for ($50 per month, being raised to $60 per month). I have received ads via mail for much faster wifi for much cheaper if we were given the option.
——A fee to park in the parking lot here. Which can be seen as a pro or con, you have a reserved stall, but that’s an extra $16 per month tacked on your bill.
——NO A/C! Imagine paying what they charge here and sweating all summer as temperatures reach triple digits..not really the value for your dollar there, is it?
——Thin walls. My neighbor’s music is my music. Loud people in the parking lot at 1:00 AM keep you awake at night (especially when there’s no A/C and you need the window open to sleep).
——The poor condition the unit was given to us. There were broken blinds when we moved in, the blinds in our bedroom don’t open, there was a chunk of tile missing from the windowsill, there was a missing baseboard in the kitchen, no fan in the bathroom, the stove has a burner that is hit or miss if it works, just to name a few.

The only good thing you have going for you here, should you choose to rent here is the location. Being 1/2 a block from campus is nice; however, this place is in no way, shape, or form close to being in the center of a big city, and does not have the amenities that a big city center has, and the property management here should stop acting like that is the case.

My wife and I really would have been okay putting up with this place were it not for the sticky fingers and hungry eyes wanting my pocketbook. So we won’t be living here next year; in fact we don’t know where we will be yet, but it sure as hell won’t be with Neville Properties.

Well long story short they charged my roomie $2000 over the summer when they only charged me $900 for the summer and when we caught them and asked them why, they tried to tell my roomie that she owed them money when she did not so we had to go through all of her bank statements to get it disputed.. (My roomie is a POC so we don’t know if it was a racial issue or not. Pretty sure it was!) They also tried to claim that the different rooms over the summer have different prices so “everyone is different” but Patty literally told me that all of the rooms over the summer all cost $900 so $2000 obviously was not right. The maintenance man Scott has also been known to go into peoples apartments when they aren’t home and snoop through things. We only know this because we all left for winter break and we made sure all of the lights were off and when we came home he had accidentally left them on and left some of our kitchen cabinets open. My friend in another apartment with them had the same issue. After we moved out, we took pictures of how clean the apartment was and they tried to claim it was dirty and when I reached out to Patty the owner she told me to then talk to Scott and he refused to give me my deposit back even though I had pictures of proof that our apartment was clean. Another smaller issue is that the parking lot that they have for the residents never gets salted down so the ice takes FOREVER to melt and it’s very slippery. Another issue I had is that when I first moved in, on the advertisement they made it sound like the laundry would be inside of my apartment building when it’s actually shared laundry and it costs $1.25 for the washer for each load and $1.00 for each dryer load. Another issue I had was with the wifi. I have an Xbox and I had to pay extra money just to get it so my Xbox would work with the shared wifi and the wifi company absolutely sucks! And to top all of this off, I confronted Scott about how none of the detectors in the apartment worked and all he had to say was “well you should’ve told me before you moved out” isn’t that something that should be checked monthly? He never did that... should’ve done that while he was snooping through our apartment.

False advertising.
-Little storage (literally had all my food in a plastic bin in a closet under the stairs because there is NO CABINET SPACE.)
-NO DISHWASHER even though it is advertised to have one.
-our microwave was broken for 2 weeks
-They plan to show our apartment in the middle of a school day (could not do my zoom class at home so the landlord can invade privacy and show my bedroom to strangers)
-some outlets had shorts and stopped working after every time you use them
-literally HALF of the washing machines don't work. Either eat your quarters or the spin cycle doesn't work.
-Our front door blows open with the wind and does not lock well when it is cold outside. (one time happened IN THE MIDDLE OF THE NIGHT when the door did not lock when one of my roommates left and tried to lock the door)
-Our heater was broken October - December
-Swamp cooler instead of A/C (still gets insanely hot, especially if you're upstairs)
-Parking lot is way too tight (literally a 3 point turn for EVERY single time you park and I have a small car)
-Internet maintenance during registration (had to go somewhere else for internet at 8am to get registered for the next semester)

Definitely overpriced for what it was. Maybe I just had a bad experience, and waited for parts to come in to fix things.
It's nice living so close to campus, but with all the issues I've had it's worth a longer walk or drive to campus.

There is an extreme amount of dishonesty going on and we have proof of all of it. We had a girl all ready to apply and she had an emotional support animal--She was rejected because of "proof of income" and wouldnt let her pay monthly instead of all at once. So we called them from a different number as just an outside person looking to rent and they agreed to set up a monthly payment plan.

It is like they are looking for ways to not allow us to sell our contract.

This property management company isn’t interested in the well being of their tenants. Also I’m pretty sure they denied a rental application for a tenant that wanted to take my lease because of discriminating reasons. Anyways I could ramble on so much about them but I just wanted to leave a review because they really are sketchy.

Waste of your money. Do not live here!!! Very bad furniture, worst beds you could ever sleep in, everything is going to break, everything is cheap. Way too overpriced.
