It has a comfortable feel to it. I visit occasionally for a friend, and I rather enjoy the atmosphere. That being said, the neighborhood is not very welcoming, and you will get strange glares and rude neighbors. Other than that, it has nice views, is clean, and holds up well.

Family park, not 55+, so you see kids and bikes on the road. To me, that is a friendly atmosphere. Some yards could be better kept, which does reflect back on the newest park owners as far as enforcing park rules. Not all trailers are new, nor are all existing trailers double-wide. The road seems ok, speed bumps that are a pain, but keep traffic slow. There is no recreation room, no pool and no play area. But rent IS $600 a month.

But if you are working poor, a trailer park is a wonderful option to buying a home. The rent currently is about $600/mo. and they take care of sewer and add on a bit for water. There is no subleasing your trailer. So if you own a trailer (no 5th wheels) this might be good for a starting family or retiree (who doesn't mind the sound of laughing children). Located on Yelm Hwy, very close to grade school & train depot a mile to Wal-Mart and 1.5 miles to Safeway/Rite Aid & fast food. Feels like you are in the country because the "turf" farm and Hunters Tree Farm are across the highway.

Place is pretty chill and quiet time to time other than that pretty cool.
