Niwas Ayutthaya Hotel

You can’t beat the location! Small hotel, more like an older style Thai home that was converted. Owner was very friendly and speaks perfect English. AC worked well in the room. We enjoyed the veranda overlooking the pretty garden below. Bikes available at no charge. We biked everywhere in Ayuttaya so that was especially helpful. Coffee, tea, and little cakes are available in the morning. Temples, weekend market, and walking street market are all within a few minutes via bike. Excellent masseuse right across the street. Great budget option, we’d be happy to stay here again!

After reading other good reviews, I decided to book a nights in a bungalow at Niwas Ayutthaya Hotel. The owner was very friendly and helpful and the little bungalow was gorgeous! Location is also perfect as it is almost straight across the road from the main complex of ancient ruins.
I had only booked 1 night but our transport wasn't coming back until 5pm the next day. I asked the owner if there was any chance we could pay for another night (even though we wouldn't be there for the night) so that we could keep the room until our transport arrived. He had too check booking first, but we had no problems extending the stay.
They also have a fridge with cold drinks available and are within easy access to some great restaurants (you have to try "Walk In Cafe")
I would highly recommend Niwas and would book again if were to return 👍🙂

Very nice staff. He advised us not to take the train from bangkok as is always delayed, this way we could make the check in on time, instead we took a minivan.
He let us two bikes to see all the wats, really nice detail. We also could let the baggage on the hotel till we came back and even have a shower after the check out.
If we ever come back to Ayutthaya, for sure we would choose this hotel again. Thank you!!

Just perfect. The owner is the kindest person, gave us recommendations for everything. The room is clean and the price is great. Location is also very good. Free bicycles are an awesome bonus. Will book again if I come back.

Great place to stay. We got a free upgrade on arrival, because the room we had booked was not available yet. The owner is very nice and helpful. They also have bikes you can take for free to explore the town.

Renovated from old building to a perfectly composed Thai-Loft with wooden craft Northern style of decorations.

The property ' owner take care of all service by themselves, K.Pop is a manager here. He is so friendly and service minded. Full load of tourist attration informative.

All rooms have own private shower and amenities.
Snack bar available for your self-service.
Private parking lot not included, you've to park on the roadside , but it's not a crowded one.
Bicycle renting on the house for guests.

Only 5 mins walk to Ayutthaya Historical Park.
Love this place much, surely come back for next trip.

Beautiful garden in an excellent location.I even saw a squirrel in the garden one afternoon. There is complementary tea, coffee and freshly baked goods for breakfast..a pleasant surprise.The free bikes were great. Very welcoming owners.

Pet friendly 🐶!!! About pet friendly hotel, Ayutthaya don’t have too much choices, but Niwas is a good homestay place. Local house and nice owners. And they have a lovely son who really love puppies. And the owner made some small house for birds and squirrels on their big tree, very cute and nice. We stay there for one night, my dog was focused on their turtle Murdi all the time. Only one problem is difficult to walk dog around there, coz have some dogs tied beside road are fierce, and one old women neighbor was scolding me coz I have a dog. But anyway it’s not their fault, so still a good experience for me and my puppy. ❣

If you are ever in Ayutthaya this is the place to stay. The location is amazing, the house is super clean, quiet, modern, tastefully decorated, free coffee/tea, muffins/rasin bread with your morning coffee, anytime cookies, the list goes on. The best feature it's the garden and the balcony over looking the garden. The staff is super friendly and helpful. Oh almost forgot, free bicycles for you to dike around all the sites.

Fantastic owner, seriously helpful, free bikes, honesty box for drinks, clean, great areas for chilling whether you're in a room or a bungalow... Local lizards keep the mosquitoes away. You are doing yourself a disservice if you stay anywhere else in Ayutthaya.

Definitely recommended as a hotel that has a comfortable woody concept with affordable price. The staff were very nice and gave me free upgrade. Come here, and see if you’re lucky enough 😇

Very nice owner, you can take a bike from him for free, and his bungalows are spacious, the only issue was the mosquitoes but not so many at all

The grounds were delightful and the owner was very helpful. We are from the United States and he spoke very good English and was immensely helpful. We couldn't recommend this hotel enough. A+.

Very clean and nice hotel for some days at Ayutthaya. The service is top. But don't expect a high class or luxurious hotel.
