If you want the want the worst appraisals, hire Graham Elgar from this company. They came in the LOWEST out of 4 appraisal companies. The arrogance is astounding when they have no comparable sales and refuse to use new build sales as valuation. Even when showing them other appraisal reports, they will unreasonably claim that their report is the most accurate. They can effectively kill your loan or cost you hundreds of thousands of dollars. Stay away 100% unless you want to purposely show low valuation on your property.

Had Palmer to my property a year ago. With 11 days left to close Graham gave the Bank a negative review of my property. It left me scrambling for another lender. I went from Credit Union pre approved 2.79% 2022 to a "B" Lender at 8% . I cleaned painted landscaped brand new kitchen high end appliances all in etc.. what could shine was shinning. Year later....Ready to get out of B lender and have a proper bank Mortgage.
( self employed ) not only was the next assessment lower $13,000 below assessment after upgrades. . He LIED!!! to the bank and said my rental suite is fully accessible from the main house "there was a door there last time but it wasn't there"? The bank turned me down again. Again I'm left paying through the nose DO NOT USE PALMER!!!! I Payed this guy TWO TIMES! they do not work for you. I'm out $102,883.80 differential from my first pre approval. Stuck with a B lender. I sent proof and pictures of all the 3 doors to the rental suite and they refused to revise the report.
I dont know what they have against rental suites or me but both times he gave negative reports picking on a the suite . I am the one that was paying out of pocket subject to valuation.
I did NOT get any copies of either reports just on the hook for the bill in what was the first thing Graham asked when he walked in the door that also was a blind sided question. I had only verbal confirmation from my Broker. . Fair warning to the public.
like the other reviews say. They check the house in an out in 15 minutes. Both times the ONLY question referring to the house was. "How is the roof"? didn't ask about the door he reported missing that we chatted standing in front of for 5 of the 15 minutes he was here. KINDA 2 faced I would say. RUINED MY LIFE!!!! Set back by $102,883,80. I am self employed and disabled. good credit and income. Good luck to me scraping to be mortgage free by 65. This company LITERALLY screwed my future on this. With a little LIE and no care or sympathy. Do not trust this Company! they are only out to take your money.

When I got my appraisal from these guys it was ridiculously low. A friend got one that I would say about 35% too high. I spoke to a friend who was a mortgage broker and these guys have horrible reputation all over town for appraisals that are completely inaccurate.
