I live in the same complex as the previous reviewer and fully agree with his (restrained) comments. I also agree with previous reviewers that Ken (and Will) are great guys and assist wherever possible.
However, even Ken and Will must be embarrassed by the poor response by their employer (TP Dynamics) to the substantial number of defects outstanding at the RISE nearly 12 months after we have all settled. In addition to the hundreds of defects in the 70 individual units we have a large number of non-compliance issues in common areas.
It seems that in the rush to finish on time and to start on their new developments someone took their eye off the final finish. The delays in addressing these issues have taken the gloss off what is otherwise a fantastic complex.
There are recent signs of progress like Aaron mentioned so lets keep our fingers crossed.

I have purchased property from TP Dynamics. I had defects that needed rectification and had no problem with them following through. Very happy with the end result and would recommend to any investor or new home buyer!

I can't even begin to explain how immensely frustrating it is trying to deal with TP Dynamics.

I bought one of their townhouses and it has been nothing short of a complete farce since we got the keys. In the almost 365 days since handover, TP Dynamics has continued to fall short on every single thing it has promised. We now have a number of significant issues - unresolved leaking in our garage, uneven and lumpy floorboards in our lounge room, sinking/cracking floorboards in our kitchen, a stove that can't be used at the same time as the air conditioning, carpets that aren't stuck down properly... the list goes on.

Despite saying that it had engaged all the necessary trades to resolve the 90 day defect issues on 2 November 2023, TP Dynamics has not fixed a single issue. First, we were told to make ourselves available over a period of a week to facilitate access to our property - no builders showed up. We asked the coordinating builder what was going on, he said that TP Dynamics never provided him with our defects list. We questioned this and sent the list again - no response from TP Dynamics. We were then told on four different occasions to be at home to facilitate access to our property - no builder has shown up and not a single issue has been rectified.

We have made countless phone calls, and sent email after email after email, all of which have gone unread or will pass us onto another person. It is beyond ridiculous and very clear now that TP Dynamics has no intention of adhering to its defect rectification obligations.

I cannot in good conscience ever recommend TP Dynamics. If I had my time again, I would choose a different developer.

I completely echo Aaron Newsam's comments made in his review from earlier today. Despite lodging more than 10 defect notifications, no action has been taken to rectify or repair building faults. TP Dynamics' "90 Day" repair period guarantee is an absolute joke. We have been living in our townhouse for 301 days with all defects still remaining. The most significant defect has been an uneven floor in our kitchen, dining, and living areas. For 301 days, we have been unable to place furniture in certain parts of our house because of a crooked floor. We have a toddler who trips or loses balance when walking around certain areas. This is completely abhorrent and unacceptable.
Echoing Aaron's comments: it is beyond infuriating to see new TP Dynamics developments pop up all around Canberra while we live in faulty dwellings. Dickson's apartment building was recently completed, and a new TP Dynamics project just started on Northbourne this month. Meanwhile, I have a front door that is warped and opens on its own when it's unlocked, a floor that remains a trip hazard, windows that don't fit their frames, floorboards that don't meet skirting boards, and had a burst pipe that wasn't appropriately crimped to prevent failure under pressure.
My advice would be to go with any other developer. I would not purchase with TP Dynamics if I had my choice again.

We bought our property in 2015. House is still upright ... soooo ... 1 star for that. Numerous water leaks in ceiling, water runs away from drains in wet areas, electrics failing after one year, missing light covers. Also, their idea of landscaping is a thin layer of mulch on anything that's not concrete. Builder is impossible to get a hold of after sale despite multiple promises that they'd "take care of every issue". Did not honour their 90 day defect period.

Interesting that the only five star review was given by their own staff member. otherwise it’s a one star for sure!
Poor quality home with ceiling leaks and disgusting finish, the design of some area does not even make sense. Builder is rude and hard to get a hold of. Will no recommend to anyone!
