This is a super cute modern breakfast place. The breakfast bowl was the best I’ve had in a long long time. The biscuits and gravy have mushrooms which was a nice surprise. Our server was super friendly and our food came out quick. They have gluten free toast available with the BEST homemade jam.

Bagel sandwiches are unique and flavorful. I didn't care for the first one I picked out, and they made me a second one, which was amazing, without any hesitation. Great service!

Best chicken and waffles I ever had. My husband had the Benedict eggs and he loved them also. Service was excellent. I'm just passing by but if I was from this town, The Yards would be my frequent spot.

Had the deviled eggs, corned beef hash and the chicken biscuit sandwich. It was really good. The deviled eggs were delish! The portions were huge and the staff so friendly. It was a great brunch!

We go here almost every weekend and we are never disappointed! Delicious food and a fantastic staff that is always friendly and efficient. This is our favorite breakfast place in Spokane and we highly recommend it! There is usually a bit of a wait (30-60 mins) on weekend mornings if you get there around 10 am. If you get there when they open at 8 there is no wait which is super nice.

Loved our visit. Cobb wedge was so refreshing and beautifully plated. Huckleberry pancake was delicious. Fried chicken (kid's order, and chicken and waffles) were perfectly crispy and eaten up so fast I couldn't get a picture. Would love to come back.

A terrific experience in Spokane. Being new to the area I was surprised at the popularity of chicken and waffles. Having never had them before I just had to try em. The problem now is after this meal no one can match it in perfection.

We sampled a little bit of the menu including the huckleberry milkshake, Belgian waffles, eggs Benedict and homemade donuts. This goes down in my top 5 best brunches ever. My camera makes things a little darker so the photos don’t do it justice.

Staff were more than helpful and the atmosphere is delightfully entertaining.

Yummy brunch establishment and kid-friendly. We sat outside to people and dog-watch and enjoyed our meal. Will be back when we have visiting out of town folks!

We are visiting from Hawaii and came here mostly because it was a few minutes from our hotel. So glad we came, the food is so ono and the servings is huge. Highly recommend coming here.

You can never go wrong here! Ever!
Everything on the menu is delicious. I highly recommend the AM Fried Rice or the Chicken and Waffle. Both are can’t miss!

Spokane has a handful of solid brunch spots, and Yards is definitely one of them! I've really liked their B.N.G, a.m. rice, bowls, and burritos. They usually have the typical brunch rush, but you can peruse the local shops while you wait. They take takeout orders, and deliver through third party apps, so you don't have to wait unless you want to! Their drink selection is pretty hard to beat too: full coffee/espresso bar, mimosas, beer, wine, and plenty more. I didn't take photos of the food because I was too busy enjoying it! Great food, great drinks, great place to start the day.

Today's Huevos Rancheros were even better! Service was awesome and there was no wait. I love eating here! I need to come back in the afternoon for a drink.

Best huevos rancheros I have ever eaten. Popular place; had to wait 15 minutes on a Monday mid-morning.

Today I chose the mushroom omelet. Wow! I can't wait to go there again and order the same item! It was exceptionally tasty!

Met up with friends, five in total. Moderate wait for a table, but worth it. Everyone enjoyed their meal. I had the Mushroom Benedict which was generous. Appreciated the friendly staff considering how busy they were.

This place is fantastic! The Irish benedict was so good, and my dad enjoyed the fall potato hash. The huckleberry mimosa was yummy. Service was great too! Just a cute little brunch spot.

This might be my favorite brunch place with friends. The food is great- nothing bad that I have heard of. The drinks are so good and there is something for everyone! I love flavored mimosas and they do not disappoint. Parking is occasionally an issue but that’s Kendall Yards for ya. I am also very grateful that they open earlier than 10 for brunch since I work nights a lot. All good things.

Easily one of my favorites for a sit-down brunch style experience without too much extravagance. I shared breakfast with a friend and loved the food as always! The Sweet Potato Goat Cheese Omelet was delicious! I also had the chai tea latte which was more sweet and milky than anything else but not bad! My friend had the goat cheese Benedict and said it was delicious as well! Will be back!

Edit 12/13 - Already went back for more! The breakfast poutine is out of this world good and enough for two people! The house drip coffee is super strong and perfect to start your day! Thanks again for a fantastic meal!!

Top notch, I had a delicious mushroom Benedict. They were out of mushroom so I subbed avocado. It was still so good! My bf had the breakfast burrito and loved it! Also had a delicious vanilla bean latte with oat milk. Everything was fast, hot and delicious!

Great service. Great food. My power burger did not quite stay together, fork was required. However. This burger is soooo tasty. Chicken and waffles...fabulous. I heard that the AM rice was really good.

This place is pretty good for a hardy brunch. we all got the classic breakfast. The sausage was by far my favorite, it wasn’t the small dry sausage you find at a lot of diners but legit sausage!
