I had a great visit to New England and Bill made it so much easier. I had to be in so many places while I was there and he planned my days for me so that I could make it everywhere on time. I even had time to go to the amazing restaurants he recommended and I was still able to relax when I got back to the Inn. I had wonderful breakfasts with coffee ready for me when I woke up every morning. When I travel back with my family we'll be staying with Bill. Make sure you call him directly for reservations. He's a people person!

Nice place, centrally located and great for dogs. There is a full breakfast and wine hour (free) each afternoon with menus of the 10 best restaurants. Beautiful area.

The Inkeeper is a fabulous and talented man rich in history of historical Hyannis very clean and breakfast was right on time a do again experience very cozy and romantic at the same time.

Pleasant and quiet place to stay the night. Owner was incredibly nice and helpful to make your stay on the Cape a good one. Breakfast in the morning was great as well. My wife and I would highly recommend staying if you like bed and breakfast places in a nostalgic home.

Old, quirky, liberal quaint!

I stayed here two summers ago with my family and friend. I was there with my parents and I'm an adult who had my friend with me. The place was very quaint ane cute but what got to me were two things. One, it was a record setting summer, and owner kept on noticing if we left our a/c on when we left. I thought it was odd he was monitoring our room when we weren't there but I did have a dog in the room. (2) My friend and I were getting breakfast one morning and the owner threatened us with the price of old coca cola glasses. He said if we broke them they would cost $50 each to replace. This turned me and my friend off the most. We are both in our 30's and we were very respectful the entire time we were there, mind you we were with my parents. Why have the glasses out if they're so precious to you? Why serve people with glasses that are worth 25% of their room stay? It just seemed odd for someone to mention the price of glasses while I poured orange juice. I'll never forget that for the rest of my life and we still talk about it.

We’re coming to Hyannis with our dog to spend Thanksgiving and found Simmons Homestead Inn place to stay for three nights. I guess that this Inn is being advertised as historical place so we’re not expecting much from rooms. On another hand we’re not expecting that our room would not have a lock. To be fair, our Bird room was large enough and clean enough to stay. I did not like noisy toilet, which was ‘singing” for a while after each flush. It is hard to tell if condition of the tab was from its age or other reasons. In any case, I want to discuss a different issue we had in the Inn.

It is being advertised as Bed and Breakfast place and Web page provides much information about wonderful breakfast Mr. Bill provides. I can describe mine.

We came in the morning to the breakfast area and were cheerfully greeted by owner. He went to the kitchen to make a breakfast for us. My wife and I put coffee into our caps. I like hot coffee and mine was not hot enough for me. I went to the kitchen and asked permission to use a microwave to warm up my coffee. Bill opened small dirty microwave. I was amazed to find inside of this microwave a few sausages placed to a regular colorful dirty marketing newspaper insert. This is how Bill was warming up these sausages. He took newspaper with sausages out and let me warm up coffee. After that he put this newspaper and sausages back microwave and continue to warm up sausages. Maybe it is me but it was absolutely disguising. The guy is so greedy that cannot find anything but dirty paper insert to warm up food for customers? He cannot find anything in his Inn stuffed with tons of “historical” junk to prepare food using normal stuff: plates, paper towel, napkins,…..????

Are there any regulations and just usual rules people use while preparing food known in this Inn?

So, he delivered our breakfast: 3 pieces of not ripped cantaloupe, two pieces of some kind of toast fried on a pan with something else and sausages mentioned above.
Should I mention that we took sausages for our dog and I still feel guilty for this? Should I mention that it was our last visit to breakfast area?

I am speechless about this “breakfast” and absolutely disguised with the owner. He charged us $200 per night and was cooking on a dirty newspaper? Is he insane? I do not think so.

His cheerful greeting and non-stop blah-blah-blah is absolutely bullshit. He does not have a gram of respect for his customers.
He should return portion of money back to us.
I want to report his “breakfast” to authorities and his license supposed to be suspended.

Stay away from this place is not exactly correct. In my opinion it shout be “Run away from this place”
